The property is really beautiful with big, airy and clean rooms. The rooms were cleaned and we got water refills in the fridge every day. The pool was great and a nice way to cool off. The staff were very helpful and the location is great, right next to BKK market. The cocktails were cheap and tasty.
The hotel advertised bicycle rental but they didn’t have any bikes on sight. Instead the hotel offered to drive us by tuk tuk to a bicycle rental shop 15 minutes away, where they rent out mountain bikes that aren’t in great condition. We were charged $7 a day, $2 over the usual rate (with the extra going to the hotel) and also charged for the tuk tuk ride there. Just to advise future guests that it’s cheaper to travel to a bicycle rental place yourself and rent them for $5 a day. The bathrooms in the rooms aren’t very private, just something to consider if you’re sharing with someone.

The staff are very friendly and helpful. The building is an old colonial style with a central courtyard and refreshing pool that is square! The balconies look out onto the courtyard, and the whole building has colonial charm. Rooms are great value. It's a quiet neighborhood within walking distance to almost all you need in Phnom Penh, and their regular tuk tuk/taxi driver speaks good English and is very helpful. He is always available. The whole place has a cozy and quiet atmosphere that I love.
Some of the rooms have water stains on the walls and need repainted. The tile floor could be cleaner. Exteriors need fresh paint as well, though they were starting to paint the outside walls during my stay.

We loved the vibe here. Cute little courtyard and pool with a nice little bar/restaurant. Nothing too loud or busy or brash which is what we like. The rooms were gorgeous and ours opened up onto the pool/courtyard with a small balcony. Everything was spotlessly clean. Staff were kind and helpful and the main receptionist spoke excellent English and helped us with our ongoing journey planning. Easy to get to the airport and all sights.
The rooms were spotlessly clean but one room had a slight smell of drains but the other room didn't have this problem. It wasn't worth us mentioning it as everything else was so good.

The pool was nice, staff super friendly. The room was taking care of every single day. Kitchen had a lot of options and food was really nice. Easy check-in and were opened to early check-in without any extra costs.
- The bathroom has no roof so to light up the bathroom you need to light up the entire room, which is not nice if at night one person needs to go. - TV only had one channel, and not smart tv at all. - Internet was ok, but not really good as we would’ve wanted - There is a place behind that has a few dogs that every night were fighting, crying and barking. - Laundry was offered, but instructions say one thing about filling up a form and a bag, but none of that exists.

Great location, and quiet shady property. The staff were very accommodating, kind and flexible. The hotel is an old-style colonial house, so it has a lot of charm, and love the greenery everywhere. It also felt very safe. Very good value for the price.
I wasn't sure about the security of the room and there was no safety box. The room was a bit old, and had yellowing stains on the ceiling. There was a small leak from the ceiling in the bathroom area.

Good location for what we wanted. Pool good for a dip to cool down. Tuk Tuk driver Dunnat was amazing (he’s outside in the all black Tuk Tuk)
Breakfast was limited. Covid has hit hard and it shows. There is an overwhelming feeling of the struggle in Cambodia to get back on its feet. The room wasn’t particularly clean however, we had a very comfortable nights sleep. Bedding was clean as were the towels. I think for the money, you just need to be understanding and appreciative that the building needs some TLC. For a few days, we recommend it. Visit the nearby Bassac Lane for some really good food!

I stayed eleven nights, here in PP on business. Having an onsite kitchen, eating area and a small bar was very convenient for me. I'm not here for the tourist dining experience, but wanted stay put during my relaxation time. Housed in a French Colonial building, all room have typical wood shutters on the windows and doors. They face the inner courtyard, its green patio area and the blue tiled plunge-pool, in the centre of which is a water feature decorated with various tropical plants. It's a peaceful oasis in what used be an area favoured by expats, with remnants of tree-lined boulevards and streets. Each room has a modern chic design, separated shower and toilet cubicles, a mini fridge with glass bottles of water, refilled as needed, a kettle and instant coffee supplies (the good stuff is made at the bar). The flat screen tv was not used by me, but the wifi was reliable and elecric outlets functioned well. The ground floor rooms have sliding wood/glass doors opening out to the patio area. Lovely! Comfortable beds, spotless linens and towels, and extra swimming towels - all appreciated. I didnt use the laundry facilities (rinsed clothes through at night), but this service is offered. Best of all, the friendly staff, a little shy at first, but they came into their own over time. This really became my haven during this visit.
Not much! USB ports could be installed in the next upgrade, but the outlets worked fine, with the correct adapters.

Wonderful staff, a lovely courtyard and pool area, conscientious lack of disposable plastic and paper, an abundant choice of food options, an onsite bar with all-day happy hour, beautiful room set up with modern separated toilet and shower cubicles, mini fridge with a glass bottle of water, super clean linens, room doors that slide open to the courtyard (ground floor) or balcony, consistent Wifi....
The walls in room 102 could do with a paint touch-up in places. The hole in the ceiling where the fan had been could do with being patched-up. Minor cosmetic changes.

The pool was great to cool off after a day of exploring Phnom Penh! We liked that the hotel only had a few rooms so it felt very intimate, also the location was great to explore the markets around town. Especially the bkk market just around the corner.
We felt a little scammed, when the guy at the reception wanted 5$ more than booking.com for an extra night. Especially when we found out that on their own website the room was even 15$ cheaper!

The continental breakfast was excellent. Fresh fruit, fried eggs, fried noodles, soup and breads were included. My room was well appointed with fresh drinking water and coffee, electric kettle, etc. The staff are wonderful and speak some English. The property is Bohemian and rustic, but clean and comfortable. The restaurant serves very nice food and reasonably priced.
I booked the Colonial room which featured a balcony above the pool. The large door/window to the balcony didn’t seal tightly so the room AC never could cool sufficiently. Ceiling fan was a plus! The “hot” water in the shower was too cool for most people. Just not enough hot water. They are however an ECO hotel and are trying to be good to the earth!
