Shower pressure and plenty of hot water. The bed was reasonably comfortable and the room was quiet.Also, had a lovely view looking over the umbrian landscape.

Of all the places we stayed this place had the weakest breakfast. They are keeping their Covid protocols in place so you there is no true buffet breakfast like in all the other places we stayed in italy. Instead, you fill out a card selecting whether you want a sweet breakfast or salty one. You also choose your time so that they can control the number of guests in the breakfast area (that was a good idea). One day we selected sweet and then we chose which type of pastry we wanted. during the actual breakfast you are asked which type of beverage you prefer (juice, cappaccino, tea, etc). They then recite additional items you can add to your meal such as yougurt, cereal, fresh fruit, various cake choices, etc. I would have preferred to have an actual buffet laid out.

The location is great, right in the town center, but not a noisy location. The room was light and airy and had a great view from the windows over the roofs of Assisi and the valley to the west. We opened the French windows, which had a railing, and moved the chairs in front of it, and felt as if we were sitting on a balcony. The cold buffet breakfast was excellent. The people at the reception desk were very helpful and friendly. It was great that there was an elevator.

Parking was 7-9 minutes walk away up steep streets and steps, but we were able to drive to the front door of the hotel when we arrived and when we left, to unload and load our bags.

Assisi is an incredible place on its own, however this hotel is beyond amazing! Located half way between the Basilica of St Francis and the town's central square, this historic hotel offers stunning views out over the Umbrian valley. The owner of the property saved it and has magnificently updated and modernized its interior while at the same time restoring and honoring its treasured past. Our suite had a 15 foot coved ceiling which was frescoed. The king sized bed was covered in luxury linens and the bathroom was very spacious and wonderfully fitted out. As you ascended in the modern elevator you could access the lounge on the mezzinine or the terrace on the 2nd floor. The breakfast room was lovely with plenty of food options including decadent pastries and the front desk clerks serving as baristas making great morning coffee. The staff was kind, helpful and professional. Please stay here and enjoy the magic of Assisi.

If I wanted to be nit picky....I'd say that there needed to be better lighting in the bathroom but that's a small thing when you consider all the other amazing qualities of this hotel

We were already in this hotel with my husband 4 years ago, so there was no question that we would come back to the same place. Everyone at the reception was as nice as possible, on the first day they gave us directions to the restaurants in the area, which we tried and had very enjoyable lunches and dinners in the restaurants. The hotel rooms are impeccable, very clean and tidy. We loved the breakfast, as well as the service was perfect. We have never met such a kind and pleasant welcome.

I can't write like that because we were very satisfied with everything.

Beautiful hotel room in a perfect location.

Beautiful property with a modern feel and with gorgeous brick coved ceilings. Breakfast was amazing with scheduled reservations that we really appreciated as it made the breakfast bar easy to move about with no crowding. Great breakfast selections that included a brown hearty bread that we really enjoyed! Giant croissants with a variety of marmalades, meat and cheese, 3 varieties of juice, yogurt, cereal and fruit. All perfectly arranged and delicious! In addition, they made us wonderful cappuccino’s. All of this super clean, great location, friendly service and clean!

The staff was amazing and helped us navigate the town to get to the hotel which is very close to everything you need (attractions, food, shopping). They provided great recommendations for dinner in Assisi (our best meal in all of Italy!). They provided a delicious breakfast in a cute breakfast nook. The room was large and clean with a great bathroom. The view from our room was amazing - rooftops, the street below, and a wide expanse of the valley below Assisi. The staff allowed us to keep our luggage in the check in area while we explored the town (after we had already checked out!). I cannot recommend this hotel highly enough. Hopefully we can come back to stay again.

There was nothing we didn't like. Everything is fantastic, and I would highly recommend this hotel to anyone who is staying in Assisi.

The location of the hotel is fantastic. Near Saint Francis Church. The Staff is 5 stars: really helpful, very nice, always helping with anything needed and always friendly. The Hotel is beautiful with a positive energy and where you feel at home. It is new and everything really clean and cosy! The room was excelent, I stayed on 303. What a view! Fantastic! And was clean and so beatiful ans well decorated! This is by far one of the best hotels in Italy Despreensious but so elegant! Breakfast was vey good! Thank you! I really enjoyed being here!

The suite, which was not too expensive compared to the other rooms, was enormous with a beautiful painted ceiling. Although it was on the main street the room was quiet. The location is excellent for walking to all the sights, but driving to the hotel is difficult. Don’t put the hotel’s street address in your GPS and expect to arrive there. It won’t work. Pay close attention to the instructions that the hotel sends with the confirmation of your reservation. The walk to the parking lot is serious exercise. Breakfast is OK, not really special, unless you like cakes. The staff were all very helpful. The little bar almost next door has surprisingly good food.

Julian and the other staff were very helpful and friendly. Hotel was well located for touring historic center of Assisi, Piazza Comune was just a short uphill walk from the front door. The Basilica of St Francis is a short walk downhill. We arrived and departed by private car service, so parking was not an issue for us. Hotel feels fresh and clean and up to date, though located in a historic center. Price can not be beat.

Breakfast was just OK, only cold continental, could have more selection. I made our reservation for 2 rooms several months in advance and was told that one of the rooms had doors that opened to a view, but the room we were assigned only had a small window looking out over the roof tops. On our last day I saw the door open to a room nearby that was likely the room described, which looked like the picture I saw online when booking, so I was a little disappointed. Our bathroom was also very small with a tiny shower. They could improve the comfort level of the small bathroom by adding a shelf for cosmetics and toiletries. All in all, we did enjoy our stay. The hotel is a great value for the location.

I was staying in Perugia but went to Assisi for a night. The staff were really helpful. Julian was especially kind, patiently speaking to me in Italian so that I could practice even though his English is perfect. I asked for restaurants that were not too touristy, and his recommendations were perfect. He helped me make a reservation at one with a special request to be seated by an open window (I was trying to be covid-safe, and it was a bit rainy for outdoor seating). Later in the evening, the other staff member (I don't remember his name), was really helpful finding me a phone charger, as I'd forgotten mine in Perugia. The room had an amazing view and was quite comfortable, with strong air conditioning. The location of the hotel is in the middle of the town, so really easy to walk in either direction. A great value for the cost.
