I had a peaceful and very relaxing stay at Villa Klinai. Breakfast was nicely laid out with a variety of healthy options. I appreciate the time and care that the hosts took to create a warm and welcoming environment. There were fresh eggs and fruits available with pastries, yogurt and cereal at breakfast. I enjoyed my morning cappuccino while eating outdoors. It was very soothing. The pool was available anytime of the day, which was amazing with sun chairs and umbrellas. Extra towels were provided, if needed. We used the grill to make our dinner two nights and the hosts were kind enough to provide us with plates and cutlery. Overall it was a good experience with good people.

Our room was a bit out-dated and our bed was not very comfortable. However, the kindness and generosity of the hosts made up for it. The wifi was not very strong either, but we didn't go there to be on our phones. The convenience of the pool, access to a grill, a room fridge, healthy breakfast, and seating under the veranda made our stay worthwhile. Thank you for being amazing hosts!

Very decent breakfast, considering it’s a small b&b. Nice pool and lounge area, helpful and friendly staff. Overall cozy and relaxing atmosphere plus a private car park.

Family rooms were in the garage, which probably hadn’t been used for a while so it had an unpleasant smell at first, but got better with opening the windows.

The property is really nice. Very quiet location near Rome. A lot of private parking spaces and some of the rooms even have a dedicated spot in front of the room door. We had one of those. really easy to pack and unpack from the car. Staff was really helpful although we had to bring out all our Italian language skills to communicate. Pool was excellent for the children.

Would have expected more towels in the room as the pool experience really decimated our 4 provided towels. Probably would have gotten more if we would have asked but we didn't. So no problem there.

We had a wonderful stay at Villa Klinai. Convenient location near to the ancient Necropolis and other sites in the mountains/by the sea, very friendly hosts, cosy apartment with a huge bathroom and a perfect breakfast. What else do you need? ;)

Staff very helpful and friendly. Location was good for using local train station to visit Rome. It was quiet with countryside views.

Rooms are not soundproof. Where our room was outside was patio for having breakfast so was a bit noisy.

We stayed only one night, prior to an early morning departure from the airport; it was about 30 minutes drive. Host was very friendly and accomodating.

Poor wifi signal in our lower-level room. The apartment was chilly; when we arrived home from dinner we couldn't figure out how to adjust the thermostat, but didn't want to bother the host.

Second stay at Villa Klinai. It is less than a 30 minute drive to FCO which is necessary when you have an early morning flight. Parking is free, safe, and abundant. We stay in one of the family apartments which has 2 twin beds and 1 double bed (double bed is in a separate bedroom). Rooms are basic but clean, and everything you need is provided. It is an easy 5 minute drive into the town of Cerveteri and an easy drive to the Necropolis if you want to see the painted tombs. WiFi works well from the large porch. It does not work from the family apartments which are at the lowest level of the property, but it has never been a problem for us to sit on the beautiful covered porch when we need to be online. We will continue booking here every time we fly out from FCO!

We received what we asked for - 5 adults for two nights in a cheap but pleasant location, without bells and whistles. Lovely setting, fulsome breakfast outdoors, veranda great for relaxing.

Wifi did not work in apartment, but was good outside and on the veranda.

Perfect spot for leaving Rome airport. The pool was better than expected, the room was cosy, nice and clean and the queen bathroom just lovely. The owner let me stay after check out at the pool area, for which I am truly grateful.

The location near the airport but in a quiet area is perfect for early flights from FCO! We’ve stayed here three times now. The family apartment is very basic but clean. You’ll need to hang out on the terrace for WiFi as it doesn’t reach the family apartments part of the property.
