I would like to thank the staff, since they made our stay very special. We had a room, and they gave us one in the 8th floor, It was a very large and specious room. However, my GF is afraid of heights, and she started to have a sort of panic attack. The staff from downstairs, they were so friendly to change the room for us (thankfully there was one room available) and we were on the 3rd floor. We also waited for a shipment to arrive for us in the hotel, and every time we went inside the hotel the front desk (without us asking) would let us know that it didn't arrive yet, which was very helpful. Don't skip the breakfast, since its very delicious. Plenty options to choose. There was free parking outside of the hotel, or paid, secured underground parking. The hotel is based outside of the old town, however you can get the bus which is immediately after the parking. Bathroom was quite large.

on the 2nd room, some lights weren;t working, and the room was quite small (maybe since the 1st room was very large). The ventilation in the bathroom wasn't working as well. So maybe they need some reparation to do around.

Antonella at check in was amazing. She was so friendly and welcoming and she proactively provided recommendations for restaurants, things to do in Modena, including balsamic, Parma cheese and ham facilities, etc. she is a very big asset to the hotel and to the guests. We needed parking and the free city parking on site was a great option for us. We were able to park directly in front of the hotel’s entrance for free without any issue. while we typically like to be more centrally located, we needed the parking and this was a good option for us with the center being a 20 - 25 minute walk.

The hotel is listed as having air conditioning and it does have air conditioning , but it was not available for use at the time we were there even though it was hot. we were told that they are not allowed to turn on the AC yet and I am not sure if this is a hotel or a government rule. Antonella did her best to accommodate us by providing a fan and by changing our room to a non west facing room. We appreciated Antonella making these extra efforts to make us as comfortable as possible within her he constraints she was working under, but the room was still quite warm.

This hotel suited us fine. It's about a 20/25 minute walk to the duomo area. Staff at reception were extremely helpful, polite and friendly. They made many phone calls for taxis for us, and printed out tickets for us. Nothing was a problem for them. The room was big enough and super warm. The bed was so comfortable. I wasn't expecting a balcony so it was nice to see one when we entered the room. There was wooden doors to pull over across the balcony doors, a nice touch. There were restaurants locally to use.

Probably the only problem was that there was only one English speaking channel on the TV but that's what to be expected when you're in Italy, or any country, the channels on TV are going to be mostly in the language of that country.

The room was great, clean and spacious. We especially liked the window "black out doors". The staff were always helpful and polite, especially Paola.

The breakfast could have been better. If this place was in any other European country then the breakfast would have been very good.....but for Italy? Hmm, no.

They rooms were really big and spacious (bedroom and bathroom) and the check-in was easy. There are elevators which can be used. The location is nice with eating-out options nearby, as well as bus stops.

The ceiling in the entryway of my room was damaged with wet spots or mold. The door opener was really loud, so I worried if I came back late, if I was disturbing my neighbors (although it never disturbed me), the bed was a little hard but that might just be because I am not used to hard beds.

Location was great. Staff very polite, knowledgeable and helpful. Very clean. Plenty of parking.

Pillows weren’t comfortable, 2 was too many, 1 wasn’t enough. Shower could have been better. Aircon couldn’t get room as cool as I wanted (but I did visit during a heat wave). None of these would stop me from going back.

The B&B was nice, it serves its purpose (sleep and have breakfast). Staff was super nice and j helped us on choosing where to eat on our only night in there. there was options of ready to eat food, drinks and coffee machine at reception which a found very nice to have if you are lazy to go out. the view from our bedroom was nice (we stayed on 7th floor). the bedroom was spacious and comfortable.

the cleaning of the bedroom was not very good, it was a bit dusty. the shower was not working so well, the water went from cold to hot in a minute and kept changing. the water was also not going down the hole so I think it was probably blocked.

After a very long trip, Martina and Andrea were incredibly patient with us. I had booked the wrong room and they changed it with no problem. There is an EV charger at the hotel, which was very convenient. Walking distance to the city center is 15-20min. Martina gave us restaurant recommendations and we had a lovely dinner.

We booked the room shortly before we arrived as we had an emergency situation and room was immediately confirmed. When we arrived the room was ready and very clean. Staffs are lovely. It is located in a very good location of town as well, surrounded by restaurants and bars in the morning. We have got a big comfy room with separate bathroom. Me and my one year old son, we had a great sleep.

The room was of good size, as well as bathroom and everything was clean. Overall, great place for overnight. The breakfast had some good options and coffee.

Some of the faucets in bathroom could be replaced and because of wood in the interior the room had distinct smell. It was a bad smell, just somewhat specific.
