Location: perfect :) all important objectives are away with reasonable distance, there is a lot of monuments around, panoramic places and shops :) Breakfast: I'm really happy that Arriana provides delicious breakfast. She was able to adapt to our needs and prepared breakfast even from the evening, because from early morning we were having a tickets to monuments :) Total: B&B Insula Urbis is really good place to stay. Owner shared the ideas how to plan the days of staying, there to go and which place should be avoided, that really helps for foreigners. Comfortable beds helped to relax a lot for walking all day in Rome.

Arianna the hostess was excellent. She coordinated all the details that we needed to get in and out of the house help us call for a taxi refreshed our room with clean linens and prepared breakfast for both of us Property is centrally located. You can easily walk to the Vatican, the Colosseum, the pantheon, Spanish steps, several famous churches, restaurants, shopping, all very easy to find

Minor inconvenience. There’s no shelf in the shower in which to keep your items. A ceiling fan would be very nice to have.

Location is perfect. It is in close proximity and walking distance to all major sites. The staff is very helpful, especially the gentleman at the front desk of Gregori Hotel which handles the B&B. He went above and beyond responding to all our requests.

I had an issue reaching the Hotel before our stay, eventually they responded after I had called Booking.com and they facilitated the communication which remained patchy. I understand they are busy but other properties communicated back promptly.

Its a lovely place in the heart of Rome. The host is friendly and welcoming. Arianna arranged our airport transfers, provided clear arrival and entrance instructions, gave us many great local places to eat. The room is comfortable and very quiet even though in the center. It is a historic building which adds to the ambiance of being in Rome! Walking distance to most attractions. The host is very hospitable. We had an early appointment and she graciously arrived early to prepare breakfast for us. The breakfast was delicious, including homemade items made by her mother and specific items from their garden.This place was perfect for our short trip in Rome. Thank you so much.

If you prefer a softer bed this bed is firm. I did notice in a previous review that you can ask Arianna for a pillow top to help with comfort. I mention this so you will know beforehand to inquire. Also, the water pressure is very weak,. These things did not hinder our wonderful stay I mention them purely as informative comments.

This was a perfect choice for only one night in Rome because of its location. We could walk everywhere we needed to and didn't have to worry about spending time travelling around the city. The metro stop at the Spanish Steps is close to the B&B and we easily walked there from the station. We did get a taxi when we departed but that was only because of the time of day we were leaving. Arianna the host is super lovely and offered us some breakfast items upon our arrival, let us leave our luggage and gave us a very comprehensive overview of the B&B area and other parts of Rome we may wish to visit including some great restaurant recommendations. Because we had to leave early the next day before breakfast, she left a generous selection of baked items in our room and some refrigerated items. The room was well equipped, beautifully decorated and including a lovely balcony.

The apartment has a superb location in Rome, within walking distance of all the main tourist attractions. We had a huge choice of restaurants nearby. What we found amazing was that although it is in the heart of the city it was really quiet at night. The area seemed very safe to walk around in. The apartment was very clean and well looked after. Arianna was delightful. Very friendly as she served us her mother's lovely home cooked cakes for breakfast in the little kitchen downstairs. She was helpful in arranging transfers for us and genuinely wanted us to have a good time in her beloved city. We would definitely return.

Initially the bed was a little too firm for us. I mentioned it to Arianna and the maid added a topper which made it better. Not a problem for us - but anybody who is not so good on their legs needs to note the apartment is on the 2nd floor (that's Floor 3 if you're American) so you've got 40 or so steps to manage and there is no lift.

Location was excellent! Near many “must see” sites with lots of restaurants nearby. Arianna and her husband were excellent hosts. They were helpful with anything needed. They did not have decaf coffee and her husband went out to get a box immediately, and I was drinking my coffee before I finished my breakfast! She also helped greatly setting up a taxi for our departure. Very nice and accommodating stay. We had a one bedroom flat with a small balcony. My 14 and 17 year old were able to sleep in the sitting area in a pull out couch and extra cot bed while we had a beautiful and spacious bedroom. B& B is in a very safe courtyard that gets locked. We are given 3 keys to access apartment. Felt very safe. Perfect for our 3 night stay in Rome. Thank you Arianna!

We had a wonderful experience at Insula Urbis! Our host contacted us in advance with specific instructions for locating and entering the property. She made sure we arrived without problem. The room was beautiful and clean and comfortable. The location was great; centrally located and yet quiet. Breakfast was impressive and delicious - kudos to her mother for the wonderful cakes! We were also grateful for the opportunity to leave our luggage at the property for several hours after checkout.

We most enjoyed that the property is in a semi-private courtyard so even though we were in a busy part of the city it was quiet. We loved the small balcony with table and chairs for breakfast or during breaks from walking around. Breakfast included homemade Italian pastries each day! Arianna was an amazing host and helped us navigate walks around the city to maximize seeing the sights.

The host Arianna was fantastic! She was very friendly and helpful. Check in was easy. Accomodation was very nice. Air conditioner was very good after a long day out in the heat. Room cleaned daily. We loved breakfast each morning. A selection of homemade cakes, melon and cheese and meats were some of the delicious food provided to us. Central location, less than 25min walk to all the major sights. We would stay here again in Rome. Highly recommend.
