The room was clean with all the promised facilities and extras. The location is great, in a quiet part of the city, 2 minutes away from the entrance to the Vatican and a metro station, with lots of good value-for-money restaurants. The window to the inner courtyard is a bit small but that is to be expected for the older buildings in Rome. The staff was very friendly and helped us with a map of the city and recommendations for the best sights. They also offer restaurant recommendations and a skip the line service for most of the famous tourist attractions. The breakfast was delicious and more than enough to get you through a whole day of walking around Rome.

Location is wonderful near metro and bus stations just 2 min walk Room is very clean and wide with fruits and chocolates as a welcome from the hotel Staff very nice and helpful Breakfast is amazing

I- I paid before I go with booking everything with the taxes but when I reached the hotel, they told me that I have to pay a tourist tax of 7 euro for every night I stay. I don’t mind paying the tax tourist but this should be written on booking website with the taxes not when I reach the property 2- Also, when I reached, they told me that the policy of the hotel is to take my credit card number and take 1 euro from it to test it as a guarantee. This is not logic, if they want a guarantee they should take an amount of money and return it back to me on leaving and it is not logic to have the possibility of taking money from my card

This hotel is completely underrated. The staff were extremely helpful and breakfast was really fulfilling. On arrival they had our Room ready early and had a map of the city laid out for us. They showed us how to navigate around the city and how to enter/see the different sites. They had a few restaurant recommendations for us which helped loads as we were told by friends that we should avoid restaurants near tourist locations. If you want to visit the Vatican this location is ideal as it's only 10minute walk to either the Vatican museum or st peters square. Ottovian is the closest metro stop which is 3/5minutes walk away. (Although this station is closed for upgrade works) Me and my mum who is elderly used the scooters to get around the city as you can end up doing alot of walking. I would 100% book here again nothing but good memories.

I didn't like the fact I was only there for 4 days 😭

Fulvia (receptionist) was amazing, very helpful and good at problem solving. The room we had was very clean and was done every day. Its a cute hotel (extention of the building), but a bit small (butique). They give also a map of Rome and highlight some routes to go. Generally receptionists nice, but Fulvia always went extra mile - that's a keeper! Great location, 3 min walk to Vatican museum, 5 min to metro. In general, from there you can walk to all over city, longest distance to Colosseum probably 45 min walk. Several smaller supermarkets also close by (best we found was Pam) and shopping and food places.

Breakfast is only sweets. As my partner is diabetic, this was an issue. Fulvia solved this for most of the days, however one day was a bit of a hassle to get an egg or anything without sugar (but that is issue in all Italy, need to be creative). Safe in both rooms was broken (battery issue, and sounded strong alarm). Breakfast is at 3 times (have to choose) 7.30-8.30 / 8.30-9.30 / 9.30-10.30, no buffet and only 1 kitchen lady working (they have 2, different days) - which one is very friendly and happy person, second a bit more reserved (perhaps the language barrier). No outside windows on the main part of the rooms (inner mini court yard with other hotel rooms), and basement rooms.

The location of the hotel is excellent. A few hundred meters from the Vatican. Excellent pizzerias nearby. The staff is very nice. It is possible to ask for transfer, the hotel 's own driver took us from the airport to the hotel. He was very polite and he helped us with our luggage. The breakfast room is a quite small, we were advised of this beforehand and had the option to choose what time we wanted to have breakfast, so this was also done smoothly. No one should expect a buffet. The staff brought breakfast to the table separately, which at first was quite little, but luckily you could ask for what you ran out of and it was brought without a problem. After check-out it was possible to leave the suitcases at the hotel and they did not charge anything.

The only negative is that the room doors are not insulated, they are thin, so you can hear everything that goes on in the corridor. Luckily the hotel has its own house rules so there was no noise, however you could hear the conversations going on at the reception (we were in the room near the reception).

The rooms were nice, a bit u usual. There were marble steps everywhere. That aspect I did not enjoy. Especially since Italy does not really use handrails for some reason. Breakfast was good and plentiful. The staff were very nice and accommodating. We stayed two nights. Good for a short stay. There were restaurants close by with good food. The hotel was close by some attractions too. If you need a taxi, they will call one for you.

As I said, Idid not like the steps. That is my issue.

We arrived shortly after departing from our cruise ship. We were very fortunate that our rooms were clean and ready for all 5 couples. We were exhausted from the cruise so to get a bite to eat and to come back to take a quick nap was exactly what we needed. Rooms were great, staff was incredibly helpful and a great 5 star hotel. It was immaculant in every way. We will definitely stay there again in we get an opportunity to come back. AND 5 star breakfast was fantastic! We Loved Hotel Vespasiano!! High class hotel!

Everything was perfect!

Lovely, modern and stylishly redone as a boutique hotel. Super friendly desk staff, clean comfortable beds, and great air conditioning and WiFi. Location was perfect for us, central, in the midst of shopping and eateries of all kinds (and two blocks to the Vatican if that matters to you).

No elevator. Normally this would not be an issue, but on this trip we had four heavy suitcases and the stairs twist and turn. (Just something to be aware of — just ask for a ground floor room if you'll need one.)

The location was very good, the rooms were nice , very good breakfast, clean rooms, the staff was very helpful , they explained and show all

There is visible that hotel is not the newest and you see some old dirty places in the bathrooms, sometimes we heard a noise from the hotel’s nearby rooms ( doors), we had the problem to recognize entry to the hotel first time, there is just a table on the wall but it looks like normal city building

While this small hotel is highly recommended and is just a short walk from St Peter's, it is very quiet and the area isn't as busy or crowded as across the Tiber. The rooms are well appointed and very comfortable. Staff are excellent and there's 24 hour reception. Good restaurants and bakery nearby. 10 -15 minutes walk to the river. 5 minutes walk to the Metro and a busy bus stop. Can't comment on the breakfast.
