Very helpful owners - excellent communication before our arrival. Although the building is on a main road, it's not heavily used at night and we had no difficulty sleeping. Easy parking on the adjacent side street. Exceptionally generous breakfast on the lovely first-floor terrace. Pleasant location with the Lungomare (promenade) only 100m down the side street. Hosts recommended 3 local restaurants, all within 10 minutes walk. It was a Monday evening and only one of them (Il Trabucco) was open - but it was very good indeed, an excellent recommendation. Room had quiet effective aircon. Really nice towels, bedding and toiletries provided.

All rooms are 1st or 2nd floor and there is no lift, so be prepared for steps (but it's an easy wide staircase). Our room was fairly cramped, OK for our 1-night stay but would have been difficult for any longer. Please note, though, that the owners offered us a larger room at the same price - but it was 2nd floor so we chose the smaller 1st-floor room because one of us has some mobility difficulty.

Gorgeous house with fun and quirky interior design and fabulous attention to details. Massimilliano is a warm and caring host. Make sure to get the Asian room with a private balcony between the pine trees. On top of that a breakfast served with love and all sorts of foods to meet every need.

Location is a slight bit off the city center and old town. Although close to the water.

The hotel is small, very quirky, lovely decor that fits with its art deco architecture. The rooms are very comfortable and the host Massimiliano was super helpful and welcoming. The breakfast trolleys are lovely and full of delicious foods.

If traffic noise and dog barking is a problem for you then beat that in mind. Some of the other rooms maybe less noisy - I requested the room with the balcony but didn’t realise the road alongside the hotel would be so noisy.

We felt so welcomed and taken care of during our stay. The host is the kindest person you’ll ever meet. He made breakfast to us every morning at their beautiful balcony. He offered to let us borrow bike’s and sunbeds for the beach. He gave us tips on what we should see and explore during our stay. We had a day trip to Rome and loved coming back to relaxing Santa Marinella after a crowded day in Rome.

Just be aware that there’s limited taxi’s in Santa Marinella. We walked a lot, but became used to it after a short amount of time. Also, beware that many of the restaurants is closed 14:30-19:30 (aproximatly). Be also aware that you must pay a 4€ per night fee at check out, so have some extra euros in your wallet for the check out!

Absolutely unique experience, something you won’t get in big hotels! Feels like home, extremely welcoming owner, clean and cozy rooms, breakfast served specially for you on a beautiful terrace! Massimiliano kindly welcomed us at a rather late hour, we were on a route whole day and the road took more than expected. Rating of this place says for itself, absolutely true:) And it’s also 3 minutes of walking to the beach.

The owner willingly picked us up at the train station. Breakfast was served on the terrace. Each day a trolley was prepared with a large breakfast and toast for a snack, which the owner packed on request. Chilled water was available all day, which we appreciated on hot days.

Lovely place, extremely clean and always nice smell in the villa, very quiet and relaxing atmosphere, great to spend time at the pool and jacuzzi!! Highly recommended, definitely the best choice, we had awesome week there, we will revisit also due to the very welcoming staff and great food there!!

This is an excellent choice in an ideal location a bit off the beaten path of international tourism. Santa Marinella itself is a lot more authentic than posher locations like Fregene, and offers a convenient 30 minute train into the heart of Rome - so it’s also a great alternative for a stay in Rome if one wants a some quiet at the end of the day. Most importantly, the property shows the personal care of a passionate owner/ host who lives on site.

An elegant stay in an Art Nouveau villa. A beautiful and romantic place. The interior of the building is refined in every detail, stylish furniture and furnishings. Staying in this villa is like a trip in time. Breakfast was excellent, served in beautiful porcelain tableware.Beautiful Balcony, Terrace and Garden with Jacuzzi. I recommend for people who appreciate Art Nouveau and Architecture.

Villino and his wife greeted us and Villino helped with luggage, showed us to our room and made dinner reservations. We relaxed by the pool. Walked to dinner, Trabucco, great restaurant overlooking ocean. Quiet nightcap on lovely terrace before a good night sleep in comfortable bed... surprisingly quiet even though room faced road. Breakfast was served on terrace by Villino with choice of coffee and a huge variety of offerings presented on cart prepared for each individual table. After breakfast Villino ensured our safe departure. A truly great host!
