We liked everything about Residenze Gregoriane. The staff helped us park, walked up with our bags then immediately sat us in an exquisite 16th century mosaiced courtyard with a fountain, bringing us coffee and cold water (rum or whisky was also offered!) while they sorted out our admin and talked us through the map of this gorgeous little town, giving us lots of useful information. We had chosen the Superior suite partly for its decor which was as stunning as I had hoped: I knew that unlike most of the others it didn’t have an outside space and overlook the water but I loved our pretty town view. Comfortable bed, fluffy towels, plenty of hot water and enough space for our weekend wardrobes. Remarkably quiet given its central location (five minutes walk from Villa d’Este). Breakfast was beautifully presented and delicious with a good selection of pastries, toast, muesli, yogurt, boiled eggs, fresh o-j etc with other options available if you let them know the night before. We didn’t get a chance to use the stunning spa area but other guests warmly recommended it and each guest/couple/family can book it for their exclusive use. The staff were always around and keen to welcome us back each time. We didn’t expect beforehand that we’d return to Tivoli but we would now love to, largely based on our experience at this delightful hostelry. Highly recommended!

The entire staff (Giovanni, Marco, and Elisa) were amazingly helpful and made us feel welcome from the moment we arrived. For example, they were able to reserve a table for us at the top restaurant nearby, had a great parking service, and provided an umbrella during an unexpected downpour. It is hard to put into words how beautiful the palace and room were. It was the highlight of our trip! We stayed in the suite with a huge entryway, with high frescoed ceilings. Beautiful paintings and decor throughout. The bedroom itself had an upstairs loft with a comfy lounge chair. The private pool/spa was fantastic. Breakfast the next day was a feast for royalty. Very highly recommended. Walking distance to the Villa d'Este and about a 10-15-minute drive from Villa Adriana.

This was by far the best hotel experience in a very long time. My well-travelled mum said it was the best breakfast she had EVER HAD (the presentation was well above 5star). The staff were impeccable but not stiff, super friendly. The location was peaceful and the food outstanding. I bumbled along in my limited Italian but the staff switched to English immediately. The pool was divine and the location was a 5-10minute slow walk into central Tivoli and all the restaurants. The Taxis dropped us off and picked us up at the front door so entry was easy. Absolutely divine

There is absolutely nothing you could find in this property, the food or service to complain about. We felt very looked after.

It’s like becoming the Lord of the Manor in every way. The suites are amazing, the staff incredible - Giovanni helped with our luggage after we parked in the secure car park. The position is right on the edge of town so everything is walkable with ease. Lots of lovely eating places and then the sights - Villa Gregoriana & Villa D’este are both just around the corner and Villa Adriana 20 mins away by car and all amazing. Good walking shoes/boots needed and a good level of fitness for Gregoriana but WOW! The underground whirlpool and piscina were fab - what a treat having them to ourselves after booking.

Nothing - just understand it is a historic town and steps to get everywhere.

What a gem! We are so sad we only had 1 night here. This is the most incredible bed and breakfast we have ever stayed at! Truly a 10/10 experience. The property is absolutely magical! They have thermal pools which you can use privately, they welcome you with a complimentary beverage, and the rooms (apartments) feel like you are staying back in time! The staff goes above and beyond to make sure you feel at home - they are seriously so kind! Do yourself a favor and stay here. We will be back!

This is a fantastic property - a restored 15th century palace of Pope Gregory. We had the Gregoriana suite, which was very spacious and comfortable. Every member of the staff was extremely friendly and helpful. They bent over backwards to make us feel welcome and comfortable. The morning breakfast that was provided was also fabulous. We used Tivoli as our base for exploring Rome. The train station is only a fifteen minute walk away from the property. If we are ever in this area again, we will go out of our way to stay at Residenze Gregoiane once more.

Absolutely charming small, family-run hotel. Superb service, we felt really welcomed. Beautiful facility with a charming indoor pool built in an old wine cellar. Great location with guarded parking on Strada Statale 5, directly below the premises. Our room (Suite Gregoriane) was massive, with two interconnected roooms and a decent bathroom with a stand-up shower. They evwn had Amazon Prime set on the TV for kids!

Everything was amazing. The whole structure is so beautiful and full of character. The bedroom was luxurious, spacious and full of interest. We loved playing the old table football game. Using the swimming pool and jacuzzi was a very special experience. The breakfast was served individually, as opposed to a buffet, with beautiful silverware. The staff were really friendly and helpful, and nothing was too much trouble. The location is perfect, very close to both Villa Gregoriana and Villa D'Este.

The owners/managers were truly helpful and were very accommodating (we were offered a choice of rooms when we arrived; effectively allowing us to upgrade for free) in this historic building extremely well located in Tivoli. The friendliness of everyone is a delight that overcomes any shortcomings.

The historic nature of the building creates some minor issues (lighting and temperature control) but in no way did this interfere with the enjoyability of our stay. We loved it!

The location was perfect, the roman pool is amazing. Wonderful renovation of an ancient palace. Giovanni and Eliza, went out of their way to make us feel welcomed and where essential in the restaurant recommendations. The parking is very close to the Residenza.

The AC should be checked regarding the noise, but nothing that would prevent us from having a nice rest.
