This was the best day of our entire Japan trip - for context we stayed in a 5 star Ryokan one night and this was still the best stay. The location is great - walkable to so many shrines, shops, and restaurants. The floorplan is: main floor dining room (which is convertible to a 3rd bedroom with futon), a well equipped kitchen, living room, full bathroom. Upstairs is a 3/4 bathroom, a bedroom (with futon) and a master bedroom with 2 western full-size beds and a walk in closet. The place was recently remodeled and updated so there are lots of outlets for charging things and everything is modern and very clean. They kept a few things from the original building such as ceiling beams so the you have hints of the original historical structure- very well done. My two kids loved the futon beds and that they each had their own bedrooms, my husband and I loved the western beds which we pushed together to have a larger than king size bed. We were so comfortable and slept so well on this trip.

Beautiful apartment/townhouse. Great bathtub. Excellent location close to some big sights. Easy access to taxis and buses and convenience stores. Well equipped kitchen - we just did basic things for breakfast. Nespresso machine was very welcome! Fantastic communication from the hosts via the Booking.com platform and WhatsApp. Really loved staying here and would definitely recommend to others! Great for families or groups of friends.

The futons in the second room were a bit thin and painful for us (to be fair we had been hiking for the 3 days prior!). The host kindly and promptly organized an extra futon each for added comfort!

Amazing location. Close to everything you need. Takake-san was an amazing host. I loved the e-concierge option. Thanks for the little gift on arrival and for helping us book a taxi on our final morning. The apartment fit a family of 5 quite easily. We used the kitchenette everyday for breakfast. I have teenagers who all fit in quite well. I loved the Japanese bath , the tatami mats and the futons. It was all so very comfortable.

This was exceptional accommodation and a wonderful stay. We were met by the manager who gave us detailed information about the property; in addition there were clear written instructions regarding the various appliances. Of particular interest to us were the washing machine/dryer, the water heater and the room heater controllers. Each worked beautifully and with the space, 2 bathrooms and underfloor heating throughout, we had every facility we could have wanted. The home is furnished beautifully and the beds and bedding were first class. The daily service provided at Ben Ten is also wonderful - every day the bathrooms were cleaned, our towels were replaced and rubbish was removed. In addition, the location of the property is amazing - in the heart of old Kyoto/ Higashiyama and just a few blocks from Gion; a 2 minute walk to a great bus route; and within 5 minutes walk of 3 convenience stores and a supermarket!!! To end our stay, the manager arranged for a taxi for us and came to help us with instructions to the taxi driver. This is impressive accommodation with great service and we unreservedly recommend it.

The villa looked just as beautiful as it did in the photos. We loved the heated floors, close proximity to combini stores and various attractions, the quiet neighborhood the villa was located in, and the complimentary tea and sake provided. It was about a 5-10 min walk away from Sannenzaka path and a 15-20 min walk away from Nishiki market. There were lots of nice restaurants and cafes nearby as well. The hosts were really responsive and helpful. We really appreciated the hosts for helping us reserve taxis for our departure. I highly recommend this place!

The location of this apartment/villa is in the heart of Gion and literally minutes walk from all of the tourist areas. It was an easy 20 min bus ride from the train station and had many supermarkets close by. The property was spacious and quite modern but in a traditional style. Very clean and was serviced daily.

we found the shower/bath a little complex, but it would probably be better if we understood Japanese.

My first time staying in a traditional Japanese house. The house has all modern facilities like wifi, heated floors, cooking facilities and washing machine. Great location to go around everywhere. Near supermarkets that were 24 hours and Lawson’s and 7-11. The bus stop is so near. There were 2 tatami rooms and 1 modern bed room. The kids loved it as it was a first experience for them to stay in a traditional house. There is cleaning services daily to make the house is tidy. There were 6 of us and there were sufficient rooms for us.

A little gem in Kyoto, tucked away in a quiet corner in the area between Gion and Kiyomizu, however close enough to reach dome major highlights by foot. Higashiyama is my favourite area in Kyoto and we loved the vicinity of the hills and the greenery. Although easily reachable by public transport from Kyoto station, the property feels secluded and away from the noise. We loved to stroll around the area, discover bars or cafes in hidden alleys and take in the beauty of the shrines and temples along the way. The house itself is spacious for a party of four (ot could sleep more but then luggage handling might be an issue) and still has the touch and feel of s newly decorated place. The attention to detail is pitsyanding and most of sll we loved thst thr place had a simplistic feel to it in the positive sense. The house is virtually tchotchke and clutter free but offers alll necessities for the modern traveller.

Traditional modern cozy house with warm floor! Beds are comfortable. Cooking utensils are all provided! Hospitality is great! Walking distance to Ninenzaka and Sannenzaka! Close to convenient stores. Friendly neighbor who gave us sweets! Everthing was great!

Hotwater at bath tub took a while to start but the bath design is beautiful!

The location of the property was unbeatable. We could walk to practically everywhere we wanted to visit, whcih included some of the most impressive tourist destinations in Kyoto. There was also plently of restaurants and shops nearby, such as Nishiki Market which was only a 15 minute walk away.

Cleaners were scheduled to come at 11am every day, however there were a couple times where we would arrive back at the property around 12:30am and they would still be cleaning. However, this was a very minor inconvenience.
