The staff was extremely helpful. I left my phone in a taxi, and they went out of their way to assist me, even though it wasn't their responsibility. I especially appreciate Yukiko — she was very patient and helped me explore different options to track down the taxi. I’m truly grateful for her support.

- The room was not thoroughly cleaned. Dusts were highly visible on furnitures. - Check-in process was frustrating. The check-in counter is 20 minutes away from the building. If you forget to check in before heading to the building, you have to carry all your luggage and walk back to the counter.

We liked it that the people at the reception were very accommodating. A shuttle service was also provided from the reception to the place itself. The rooms were cozy and the bathroom is quite large.

We had to go to a different location just to check in. The rooms were a bit tight for 5 persons with 5 or more luggage. The rooms didn't feel very clean because the rug was dark and the lighting was also not very bright. Some things/ clothes were left inside the room (probably by the other guests) when we checked in. A tiny laundry area was by the tiny entrance hall so it was not very conducive to do the laundry in the property.

Good size room in great location. Lovely big bathtub, awesome to have free bath salts. Good little kitchenette.

Needs a deep clean. Although the basics of the room were clean (bathroom, kitchen, sheets etc) I noticed a significant build up of dust behind the TV and the lampshade above the table had what looked like greasy fingerprints on it. Sofa bed was very hard. Fine for our 5 year old to sleep on, but would have been uncomfortable for an adult.

The location was great as we were never that far away from anything in Kyoto, and the owner was kind enough to let us keep our stuff in a storage closet the building had. This was even for a brief period after we checked out, which, along with the location, made some last-minute sightseeing adventures easier to actually do.

Free wash and dry facilities. Bus access outside the door. Free transportation to the accommodation from checkin. Check in very close to the station. Great little supermarket nearby for supplies. Cheap dinner across the intersection. Compact stay for a family of four. Good value for money.

It was a little too compact for 4 adults. Manageable though and relative to price paid.

A little bit out of the way but still only a 8 minute walk to nearest station. Still walkable to Tokyo station about 15 minutes

It was a bit dusty in places and dirty under the beds and there were a couple of items left behind by previous guests that had been overlooked (under bed and in shower)

The room was spacious and the beds were pretty comfortable. Plenty of outlets. Great location. The free washer and dryer were amazing. Check in and check out were both very easy.

The room was super dusty and caused our group some breathing discomfort. The room needs a good cleaning/wipe down and an air purifier.

Everything was excellent. Clean and functional. We love the room deco! The kids immediately jumped on the bed before we could take a good photo of the beautiful room!

Our only wish is that the machine machine and dryer are in the house unit :) 🥳🏠👍

The giant screen with the sony sound bar and net flix etc TEFL cooking pans. Microwave also has oven and grill setting. Bath salts. Plenty of towells.

Why is the cleaning fee so so expensive? - there isn't exactly a lot to clean! Check-in is too late (3 pm) Check-out is too early (10 am) Really awkard having to go all the way to the Resi Stay checkin desk before going to the property. There is salt and pepper, but no oil to cook with. The TEFL pans are great though and non-stick, so you might not need it - depends what you are cooking i suppose. A couple of extra pillows would be nice. First floor is a bit noisy when people come in and out (someone was doing laundry at 2 am! Seriosuly, who does that??!)

the only thing we weren't satisfied was the location, because it was far from the centre/main station and you could only reach it well by bus. but it's not that big of an issue if you're okay with taking the bus and/or walking
