1/ Next to JR train station, very convenient. 2/ Next to Kyoto Railway station (one of the biggest in Japan) just perfect for my kids. 3/Room is clean with new/modern interior, the best is pajamas in the room is so comfortable to wear. 4/ Complete facilities in hotel - coin laundry, ice cube machine, microwave, beverage vending machine, public bath and 24hr direct access to Family Mart 5/ Located in the park, very fresh morning to start the day, just do a brisk walk around the park If I can suggest to add coin exchanger near laundry place and provide water filter dispenser in the room, hence no need to provide bottle water. Also, increase the heat setting for the wash-dry machine that can ensure fully dry for less than 3kg load in 120 minutes.

1/ Not about the hotel, but taking train from station beside the botel can be very packed during busy hour as it is one station away from Kyoto Station (terminal station). 2/ Not many quick and easy foods surrounding the hotel, suggest if hotel reataurants can open for dinner (currently only breakfast and lunch)

Just next to the JR Umekoji-nishi station, or a short 15min walk from JR Kyoto Station. Roads are almost flat so walking with suitcases and prams are a breeze. The local train from JR Kyoto station (1 stop) is not as frequent (about 20min interval) so walking was the best for us. Hotel is just next to the Kyoto Railway Museum and Kyoto Aquarium so if you're planning to visit these spots, this hotel is great! Also recommended for small kids because they had games at the lobby for the little ones.

If the room was a little more spacious, but not a problem for us as we only had 1 medium luggage. For travellers with more than 1 big luggage, might be a little short on luggage space.

Rooms were big and spacious. Good for my family of 4. The staff were very helpful. I had my bags forwarded to this hotel in advance and the bags were already waiting for us in our room. Excellent service! I had to send a bag onwards to my next destination and I had 4 people attending my one luggage. Another plus is that the hotel is right next to the commercial wholesale fish market. We got up before 5am to stumble towards the market to watch the fish auction live. There is a covered overpass from the Jr Station connecting to the fish market visitors centre. After auction you can have breakfast in one of the small soba shops nearby where the fisherman go for breakfast.

The location is a little bit out of the way. Not many food places around here.

Everything was good,the bedroom is comfy,the bathroom is clean tidy.Although the window doesn’t have a view cuz there’s a school besides the hotel,but it’s fine to us.The location is great to people who want to enjoy autumn foliage or who loves running and exercising outside which just located besides a huge park,and 1min walk to the Umekoji JR station which towards Arashiyama area.The guests mainly from Taiwan,HK,few South Korean,Japan and some westerners.The hotel also accepts Japanese groups and Chinese groups.

The location, very close to a JR station, one station away from Kyoto station. Room was quite big and very comfortable (the biggest we had in our trip in Japan). The Family Mart and Starbucks right next door were a great value added.

The onsen facilities were quite disappointing for the level of the hotel. It was small and had only a warm pool, no sauna. breakfast options were very limited and expensive, again quite disappointing for the level of the hotel.

We absolutely enjoyed this hotel for our family of four as a home base for our Kyoto stay. The location was perfect - about a 20 minute walk from Kyoto Station; directly next to Umekoji-Kyotonoshu station; and the end of the street from a bus stop to catch the local 207 bus. There’s also a Starbucks and Family Mart on the first floor of the hotel. The staff was wonderful! Friendly, professional, and helpful. The self check-in/out was easy, and staff was nearby for help. The room was perfectly clean, the bathroom was beautiful and provided lots of amenities. Towels were fluffy. We loved our stay!

I’m not marking this as a complaint, just a note for others. The beds were very firm and our room was pretty tight for our family.

Very good hotel in quiet area but only one station away from Kyoto Main Station. Located near a small park, To-ji temple only 15 minutes by foot. So overall very central location. A 24/7 Family Mart in the same building, even with direct access to hotel lobby. Not really any restaurants around, but Kyoto center only 5 minutes by train. Room was very stylish with 2 large beds and even a real shower besides the bath tub. Nice furniture, and we had view to Kyoto Tower. Very good and rich breakfast buffet.

Due to large beds and bathroom, size for storing clothes was limited, but overall we got used to it during our stay so no real issue.

The location was awesome! Right next to the Umekoji station, Kyoto train museum and aquarium. Kids had fun playing at the park next door. Everything was squeaky clean. The toilet and the bathtub were among the cleanest we have ever seen in a hotel! There was a 7 Eleven connected to the hotel. The staff helped with restaurant recommendations in the neighbourhood, loved "Curry Dava". Must try!

The western breakfast (or rather the western part of the breakfast) was not good enough. Reviews led us to expect much better western breakfast than what was available. Very few choices. I found it surprising that my request for boiled eggs was declined. The "dry more" mode in the laundry was not useful. It was a big hassle to get our clothes dry enough after the laundry.

We like the location as it's in front of the subway and a park. Walking distance to railway museum and aquarium. We book 2 rooms and we have kids so we really like this place. Downstairs got conbini and Starbucks. We even rented a scooter 🛴 Got onsen. Got washer and dryer. Onsen and laundry crowd u can see at the tv screen to plan ur errands. One of our rooms got overlooking to the park so very nice to have breakfast and see the people and kids pass by. Decent size room

The washing machine is also a dryer. It will not completely dry up ur clothes coz we tried it several times. Every 30 mins we dry it about 3x and it's still damp.

We really enjoyed our stay at the hotel, the room, the service and the facilities. The laundry room was available, especially early in the morning. The room is on the smaller side but big enough and well organized. While the location is not close to the main attractions, we actually appreciated it. It was close to the train station and multiple buses, as well as the To-ji and the museums we visited and highly appreciated.

More a suggestion: more products (cremes ...) in the sauna area
