Annie made us feel welcome from the minute we arrived. We had a large, private space in her home, including a spacious living room and kitchenette. The tranquil setting was beautiful with a yard filled with flowering plants and a panoramic lake view. Everything was immaculate. We were within 15 km of the town center, making Bellarosa an ideal spot to stay and experience what the area offers. Breakfast was delicious, with fresh fruit, cereal, yogurt, toast, juice and eggs prepared to your liking. We enjoyed getting to know Annie as well. Wish we could have stayed longer!

I can’t think of anything that would have improved our experience. I have no doubt that if we had experienced any issues Annie would have resolved them immediately.

Annie is a very caring hostess and looked after us. We got cooked breakfast to our liking and Annie had a lot of good suggestions for trips. In the end we discarded our plans and simply followed Annie's advise. The rooms were spacious, well equipped and clean. The house sits on a small hill and so we had a great view around. As an early riser it was great to sit in the garden with the first cuppa and watch the sun rising. A small kitchen outside the room provided everything needed for a cuppa. Also there was a small living room for the guests. It felt like home away from home.

A very nice house located a few kilometers outside of town in a very tranquil setting- No sulfur odor here! The accommodations are perfect: A private wing of the house with a bedroom and sitting room. The bed is extremely comfortable and the breakfast is delicious. Annie cooks a delicious full breakfast and the house is extremely clean.

Beautiful grounds and property. It is only a few km north of town, about 15 minutes away. Nice location in a residential neighborhood.

Spacious, private guest suite with separate entertainment room. Guest entrance from driveway was also exclusive. Loved interaction with hostess Annie at breakfast. She shared many travel tips to help us optimize our excursions Of all the travels we’ve embarked on and all the BnBs we have stayed, this one far surpasses any other in every way. Vista views of Bay of Plenty. Spectacular gardens on premises.

Can’t think of anything I would change.

Everything was perfect. Annie was great. Best host we’ve ever met. Lovely to speak with, breakfast was great. We were expecting other people to staying based on the mentioned of some shared spaces, however she only takes one group at a time. So if that puts you off booking don’t let it. It’s only shared with your group! Location is 15 mins from town, but great base to explore the wider area and a nice view of the lake still

The location of the property was spectacular! We had a separate suite that was absolutely beautiful and very private. We were given many options for breakfast and it was prepared and presented perfectly. Annie is a consummate host - extremely friendly and helpful. We were provided excellent travel information and she understood what we were looking for. Her home was a lovely refuge for us…we looked forward to the end of the day when we could return. We would highly recommend staying with her!

We liked everything!

We enjoyed how the accommodation was slightly off the beaten path in a very quiet neighborhood, but still within a short drive (20 mins) to downtown Rotorua. The room was extremely clean and had everything we needed. Annie was very welcoming and provided wonderful recommendations and a great breakfast in the morning. The patio attached to the bedroom is the perfect place to enjoy a cup of tea/coffee in the morning. The scenery is beautiful. We had a great stay at Annie’s and would absolutely return.

From the warmest of welcomes when you arrive to the wonderful layout and facilities, there is nothing to dislike about Bellarosa. It is spotlessly clean and very comfortable with your own 'wing' of the house to relax in. This means you have your own lounge if you want and a little kitchenette with fridge, kettle and microwave. Annie was able to help us plan our day in Rotorua with her local knowledge and suggest things to do on our journey to Auckland the next day. Breakfast was wonderful, with everything you could possibly want. The location is a little out of the main part of Rotorua in a lovely rural setting which means it is nice and quiet and as it sits in an elevated position, has a lovely view. I can't recommend Annie's warm hospitality, beautiful house and garden enough.

Beautiful view of Rotorua lake and surrounding countryside, Immaculately maintained home. Own access to bedroom directly from outside, with exclusive kitchen and lounge area. Annie was very welcoming and friendly,helping us in with our luggage and she could not do enough for us, she helped recommend places to visit. Breakfast was adequate for our needs and we enjoyed our morning chats at this time. We would thoroughly recommend staying at Bellarosa B&B in Tikitere, which is only 20 minutes to Rotorua town.

4G was low in the area, but we managed. The bed was very firm for me, but this is personal choice.

Annie is great and supports you with anything you want to do. The beds were very comfortable. The bathroom was clean and shower pressure great. You also get your own lounge and kitchenette. It's wonderful!

The only thing I can think of is that it's farther outside the city than other places, but I don't see that as an issue. It was only 10-15 minutes to drive to things and it's nice being a bit farther away.
