What a little gem! Tucked away down a quiet road while still being close to the old quarter. Very quaint and cozy place with heaps of character. Staff are super sweet and accommodating. Feels like you are staying with family.

Nothing! loved it all

We stayed here 13 years ago, the last time we were in Chiang Mai. It was as lovely then as it is now. Exceptional value for money; impeccably clean; no fuss and welcoming guest house. Don’t be expecting full hotel amenities but humble, safe and comfortable accommodation in a great location.

No issues

so many things! It’s super clean. My room felt more like a large but cute bedroom than just another guesthouse or hotel room. The furnishings and decor were mainly a mix of 1980s and 1990s design, which I really liked. comfy bed, big flat screen tv, big fridge, vanity table. And the staff are lovely. Friendly, yet the whole place is very quiet. And gorgeous pot plant gardens downs stairs and some nice real plants in the room. Air Conditioner worked very well. Definitely one of the best I’ve stayed in over ten years travelling.

bathroom was a little small, but was very clean and would suit anyone’s needs

The location was great - a short distance from the center, but a quiet enough environment. The balcony was nice for sitting in the evening.

The equipment is a little older - for example, every time you move on the bed, it makes a terrible noise.

This is the coziest place I've been during my trip to Thailand, the bed was comfortable and the whole place made me feel like home.

To say something, the bathroom is one of those with no shower separation and it's bit small so everything gets wet when showering.

Wow. Spacious clean rooms with a narrow private terrace outside. Friendly and helpful owner. The bedding is high quality and the bed soft. My room had a fridge, 3 chairs and a variety of lamps. There's a television too and air-con. Plug sockets were also in handy places. Good Wi-Fi. Top, the owner can help you with any requests. Bottled water and fresh towels provided daily. And rooms can be cleaned daily if you wish. The reception isn't always open but the owner lives opposite and you can call him anytime. It's worth paying a tiny bit extra for this high quality place. It's a few mins walk from the old town and that makes it nice and peaceful but close enough to the action for you to walk there in ten minutes tops. A key for the front door is provided too so you can teturn at any hour. And there's a safe in the room. Very safe and secure place to relax. Its not really a place to hangout and meet fellow backpackers but perfect if you want a nice private stay with a nice view (though maybe I got lucky woth my mountain view!).

It was magical! The room is perfect. It was enchanting, there is so much attention to details it show the love of the owners! The room has all the amenities you need and much more, and it has so many beautiful things, ornomant, picture and furnitures even real plants. It's very clean well decorated and porch is just lovely as in the picture and in they even have a hidel small coy pond in the yard. If you the chance just grab this wonderful place, it the definition of a hidden gem!

The only bad thing there is that I had to leave

The staff is definitely great - the guys are very friendly and will do their best to help. The mountain views (for those who have them) are amazing, the location of the hotel is close to all the important places and at the same time on a fairly quiet street. Cleaning and change of towels - every day, change of bed linen - every three days.

The room on the 5th floor is huge, nicely designed and has a convenient exit to the terrace (however, it is public, which means you have to keep the balcony door and most of the windows closed at all times). The air conditioning is veeery tired and noisy. We were offered a fan to keep it quiet at night, and it really helped, but the only windows that opened looked out onto the terrace, where the noisy water pump for the entire building is located. Every day at ~6am it started working and made a shrill noise. Please replace the air conditioner or unblock the windows near the bed - this way the water station will not be so audible.

Beautiful guest house with lovely staff. Everything is very clean and the common area is pretty. They offer free coffee in the common area and you get a bottle of water every day. The view from the top is very nice :) Location is great and close to lots of vegetarian/vegan restaurants and the amazing night market!

We have stayed here twice: once in mid-2020 and again earlier this year (2022). I genuinely think this guesthouse embodies one of the best values in Chiang Mai for this price-point. Location is on a quiet side street a short walk to the moat road. Rooms are absolutely splendid. Fresh towels provided daily and room cleaning every couple of days if you request it. Ping pong table downstairs and the option to park your motorbike inside at night. Owners/reception have a small footprint, perhaps in light of covid. Requesting a direct contact at time of checkin could be helpful if you later have questions. that said, they live across the street and are around. Again, I think for the price, this place offers near unparalleled value. Will definitely stay again!

Reception can be a bit quiet. Currently there are very few tourists in thailand and the owners are doing everything they can to keep their business operating, which includes limiting reception operating hours. With this in mind, guests may want to inquire how you can contact the owners/managers directly if a question pops up and you don't see them.
