The staff were very friendly, and the view from the room was stunning. Little details such as a dedicated make-up removal flannel and complimentary feminine hygiene products were a welcome touch that I've never seen at a hotel before.
The window didn't quite shut fully so it was a bit noisy, especially with the wind.

Location perfect, really nice if you like the walk into town, more locals here and hidden gems. Parking available, small and limited but got one and was so much simpler for the trip. Room small and cosy, very lovely. Heating was on so on a warm day, walking into a warm room was bliss. Little balcony and fab view of the coast. Staff were professional polite and friendly. Bed was very comfortable
Couldn’t eat in the room, was surprised to learn this but appreciated why, was managed well at midnight with a take away pizza- set us up on the dining area and even brought a jug of water and glasses, checked in on us too. Windows were dirty, but I wonder how hard it might be to keep windows clean on the coast. Couldn’t open the window to the balcony to get fresh air in the morning. We are assuming it’s because we went out on the balcony when we arrived, we didn’t see a sign to say it was decorative only- we we assume it was locked when we were out. Likely our own fault, but would have appreciated a note to say don’t do it, and leave it open for us

This was our second stay in this lovely hotel. Perfectly placed. Just a short walk from the pier and attractions. Beautiful view from our room. Room was clean and large. Hotel was lovely and warm, which was very much needed in December in the middle of the worst storm this year. Mike on reception is an absolute gem. Such a lovely man. Nothing was too much trouble. He kept me topped up with teabags, milk and biscuits. Really is an asset to the hotel. We will definitely return again.
The only downside is the parking. There are only four spaces at the front of the hotel. But this is the norm for the beachfront hotels in general. You have to be very lucky to get one on the small hotel carpark (we were lucky last year but not this year) There is street parking right opposite but it cost over £70 for 2 days, so we opted to park down by the beach, which was a little bit more of a walk with our cases (and quite a few staits to climb up) but it was alot cheaper at £23 for 2 days. Wasn't a major issue for us, didn't spoil anything but worth mentioning.

Amber on reception was lovely, asked about a £10 upgrade for a seaview but zero pressure when I said no. Breakfast was great and the lady serving and cooking was lovely, the best poached eggs I have had in ages! The free parking spaces out the front are why I choose the hotel but in fact, having been twice now, I would stay here again even if there weren't any parking spaces!
First time I stayed I had a bigger room with a table which was perfect for working on laptop. This time I had a smaller room with no table (but a dressing table) not quite as good for working on but my fault for not booking a bigger room!

Personally, I loved the old fashioned ways they have kept, i.e, actual keys for the room door that you leave at reception, headed paper receipts, telephones in the room. The buildings original features. Breakfast in the dining room with nice linen. It reminded me of what a real old seaside hotel used to be. The location is perfect and we had a sea view which was lovely! The rooms are very clean and the bed linen and pillows lovely, the complimentary tray in the room was generous and well thought out, (the milk carton dates need checking). The bathroom was relatively modern and pristine, and the complimentary bits again thoughtful . I had good night and was comfortable.
The windows were dirty from sea salt snd rain on the outside so the ‘sea-view’ was impaired but i think they would need cleaning weekly to keep them clean which is obviously unpractical. The phone in the bedroom lights up every 20 mins or so, illuminating the room, very annoying at night.

The seafront location, within easy walking distance of the town and main seafront. Also right near Kemp Town with its cafes and small shops. The welcoming, friendly and always helpful staff, with 24 hour cover and a phone in the room to communicate. Comfortable, clean and relaxing room with stunning front sea view which can be seen sitting up in bed. The extras that make a difference, particularly for me, having a bath mat available for use. Spacious shower and even though on 4th floor lovely hot water and no problems. Having a small bar area near the reception area to sit and relax while having a drink (usually there is a spacious lounge with piano but when I stayed the carpet was being cleaned … it was in use again as I left). I initially booked the cheapest room available and when I went to my room, realised I was disappointed I had not booked a room with a sea view. I asked if I could change rooms and it was no problem, I paid the difference to upgrade and the change was dealt with quickly and helpfully. I thoroughly recommend booking a room with a front sea view, definitely worth it. I was watching the changing view with amazing skyscapes from when I got up to late at night. Will definitely be returning …

The room was clean and comfortable. The view was exceptional- exactly as it looked in the pictures online. The staff were all very lovely, and couldn't do enough to help make our stay wonderful. We would definitely stay again.
The decor is a little tired... chipped tiles on the balcony need replacing, front of building could do with a clean and paint. But it is clean and tidy inside, and it looks like there is an ongoing programme of renovation. The hot breakfast option was not available during our stay. The curtains were pale coloured and didn't keep any daylight or street lighting out of the room. Blackout curtains would be useful. These are tiny points, and would not deter us from going back.

I had a sea view room. Perfectly adequate. Included everything I needed for a comfortable stay. Excellent buffet continental breakfast at a very reasonable price, £8.50. Full English was £11.50. I checked out and was able to leave my luggage there whilst I waited for my husband to be discharged from hospital. I was able to use the very comfortable lounge and was offered coffee by the very pleasant and helpful receptionist. all staff were very helpful.

I'm shocked it's so reasonably priced for the standard of room/location/service ( amazing staff!!!) It offers. You feel like you're at home. The sea views from your bed is invaluable. I felt like I had a holiday for 2 weeks in the carrobean. Just waking up to the sea in my bed room window view. Location can't get any better. Staff are bending Iver backwards to help you. I rate it 6 star. Iv been going back for over a decade and will continue to only stay at The Lanes when visiting Brighton....6 🌟

Lovely and friendly staff, room had what you expect plus a bit more. I was personally very happy with the stay. They gave me a room with a sea view!!! omg. Bed was comfortable. I was surprised to see a little vanity basket in the bathroom with pads and tampons, razors and hair ties. perfect for female travellers who need some emergency kit, very thoughtful of the hotel to provide it. Really lovely stay. Will come again with my family.
Internet was a bit slow, would have liked some slippers in the room, can't complain otherwise. Maybe a little fridge so that I can keep some drinks in, but for what I paid I don't expect a fridge.
