The staff were very friendly, and the view from the room was stunning. Little details such as a dedicated make-up removal flannel and complimentary feminine hygiene products were a welcome touch that I've never seen at a hotel before.

The window didn't quite shut fully so it was a bit noisy, especially with the wind.

The room was clean and comfortable. The view was exceptional- exactly as it looked in the pictures online. The staff were all very lovely, and couldn't do enough to help make our stay wonderful. We would definitely stay again.

The decor is a little tired... chipped tiles on the balcony need replacing, front of building could do with a clean and paint. But it is clean and tidy inside, and it looks like there is an ongoing programme of renovation. The hot breakfast option was not available during our stay. The curtains were pale coloured and didn't keep any daylight or street lighting out of the room. Blackout curtains would be useful. These are tiny points, and would not deter us from going back.

Lovely and friendly staff, room had what you expect plus a bit more. I was personally very happy with the stay. They gave me a room with a sea view!!! omg. Bed was comfortable. I was surprised to see a little vanity basket in the bathroom with pads and tampons, razors and hair ties. perfect for female travellers who need some emergency kit, very thoughtful of the hotel to provide it. Really lovely stay. Will come again with my family.

Internet was a bit slow, would have liked some slippers in the room, can't complain otherwise. Maybe a little fridge so that I can keep some drinks in, but for what I paid I don't expect a fridge.

The hotel is perfectly located on the front but just off the main run, which was ideal for me as I was travelling for work and meant I didn't get stuck in trafffic on a morning. The hotel is clean and well decorated with great lighting throughout. The room was very spacious, comfortable and warm. There was everything provided that I could need, plenty of towels, facecloths and toiletries, tea & coffee etc. The staff were extremley friendly and helpful, Mike was lovely and looked after me well. I even managed to get a free parking space in fron to f the hotel on both nights, so I was lucky and appreciated this too.

I would have liked to have tried breakfast here, but cooked breakfast didn;t start until 8.30 and as I was travelling for work I had to leave before - but maybe next time

Very friendly and helpful staff. This is an older style hotel but with very comfortable beds, great bathroom facilities and a fabulous view (we had a sea view room). Location is perfect for the beach and just a short walk into the city centre. Would definitely recommend.

Nothing really …..there was a slight issue with the electrics within our room one evening. However, Mike and the night team were brilliant. They provided complimentary coffee/biscuits while the electrics issue was being resolved. Thanks again Mike.

The reception staff were lovely and really helpful. The hotel had a small lift which was great as we were on the 4th floor. Everything was tidy and neat, and the room had a great offering of tea/coffee/biscuits/sweets. The hotel is about a 15/20 min walk from the centre of Brighton but we were able to get Ubers easily when we needed.

The showers were a lot louder than I was anticipating and I was worried it would disturb the rooms nearby, but they were powerful and worked well! The hotel is 3* as it does look a little older/tired here and there but it was great for our stay.

The hotel was right on the sea front, the staff could not have been more welcoming and helpful! We were treated with smiles and friendly chats. Nothing was too much for the staff. They were trialing a new brunch/picnic box for the beach and asked us to try it….it was delicious and beautifully put together and thought it. I will be back again great bed, facilities and staff! 10/10 xx

Only 4 parking spaces so I took a while to park on the roads-but you can buy a parking permit from the hotel for £12 for 24 hours which is great

When I first got to my room, the premises next door had constructed scaffolding which blocked part of my view. I went and spoke to Mike who was on reception on Thursday. He could not have been more helpful and arranged for me to move to a room with view and balcony and throw in a complimentary breakfast. I absolutely loved the hotel. All staff from the hardworking cleaners and cooks to reception staff were so friendly and accomodating. I have had some unlucky experiences in hotels, but my stay at The Lanes was just great. I would definitely stay again. Thank you x

Very little to complain about, the signal for the TV was a bit temperamental but I'm not a big fan of TV anyway.

On arrival reception were welcoming and friendly. Gave us information sheet and explained that the reception is manned 24/7 and we leave our key there. The room was compact, but clean, with a comfy bed, large TV, & a cute chaise longue. Robes available from reception also. Unfortunately the curtains did not close properly leaving a large gap. I went to reception to ask if they were aware of this as I didn't want to pull too hard and break the curtains!! They were totally accommodating, and gave me the keys to a new room and let me check the curtains closed properly!! The new room was great... I family room which was really spacious. Everyone we encountered were really polite and helpful. Location was great for the event we were attending. Would definitely stay here again!

Great location, right on the seafront, short walk to the pier. Our room had a lovely view, overlooked the beach, had a kettle, tea/coffee in the room, small ensuite, but perfect for our stay. Service was great, we felt very special for our wedding anniversary. We were very lucky to have got a parking spot right outside.

If I was being very picky, the bed was a bit squeaky getting in and out of bed and the mattress was very bouncy, so if your partner turns in the night, you might feel it.
