The staff were very friendly, and the view from the room was stunning. Little details such as a dedicated make-up removal flannel and complimentary feminine hygiene products were a welcome touch that I've never seen at a hotel before.
The window didn't quite shut fully so it was a bit noisy, especially with the wind.

Mike on reception. He's charming and so helpful. Breakfast was great, everyday. We were there for an activity on the Saturday and thought it would be nice to stay a few days, which was a very good decision. Location was lovely, right on the front, far enough away from the town centre not to be too disturbed but the nightlife but close enough to have the pick of the numerous places to eat, which we could walk to. So great & convenient we are booked in here next month for Brighton Fringe.
Room was too hot but we were advised how to turn the heating down. Sorted. Generally the hotel is a bit tired and our window rattled but we fixed that (temporarily)

We have been staying at the lanes hotel sometimes 2 times a month over the last 3 years. I will start with the positives the staff Josh, Micheal and the owner are delightfull proffesional and cannot do enough to help its always a pleasure to see them and have a chat.The manager Micheal is truly exceptional always wishing you a pleasant stay asks if you need anything and he like eveyone else is genuine actualy all the staff do this he is that extra. The rooms are well appointed comfortable and good facilities including teas coffee and biscuits location is excellent 8 min walk to the pier and just opposite the seafront. Myself and my partner truly enjoy staying here. The negatives are mostly to do with housekeeping unfortunately: the bed will not be made if you leave anything personal on it even a "PEN"!! (trully bizzare) Beds are not always made the next day even if left with nothing on it toilets are sometimes poorly cleaned if at all one toilet brush had hard dried excrement on it. Any reported issues to the reception are delt with swiftly and gracefully. For the price point I dont expect everything to be perfect and even with its few flaws its one of the best and friendliest hotels in Brighton. David and Demitri.

Great location just across the road from the beach and just to the east of the pier. Our room was perfect for a family of four with two double beds, a sofa and plenty of space. There was a bath which is always handy with young children and the staff were great. Mike was particularly friendly and great with my kids. The hotel is in easy walking distance of the pier and the shops and attractions along the seafront. There are food shops, restaurants, and cafes along St James's Street just around the corner towards town or going the other way is Kemptown which has some great coffee shops and pubs. We walked everywhere from the hotel - up to the North Laines via The Pavillion,, to the shopping centre and through the Lanes down to the seafront again. Weather was pretty terrible but there is so much to do in Brighton it really didn't matter.

The welcome I got from Mike was really warm and sincere. He gave me a couple of recommendations for somewhere close by to eat, and he just could not have been more helpful or friendly. The room was a great size, and very clean indeed, my only criticism is the decor/soft furnishings/furniture are all a bit dated and mismatched in colours, but everything worked and it had everything you could possibly need. The shower room was equally clean and well equipped. The bed was the best bit! It was the comfiest mattress I ever slept on, and even the pillows were just the right ratio of squishy mess and firmness. The bed linen was very good quality and cool and comfortable. I’ve tried lots of B&B’s/Hotels in Brighton, and this is one I would have no hesitation in returning to.

The hotel was very cosy and staffed 24/7 which gave us ease of mind. Our room had a good view of the seafront which included a balcony and Humphrey, the resident diva icon who stands on guard 24/7. The best part was the staff, Mike was friendly and accommodating, when learning that it was mine and my partners anniversary, he offered us a complimentary drink to celebrate. He was lovely to chat to, and had plenty of interesting stories to share!
The room was a bit outdated, cleanliness of the bathroom and sheets could have been better and the balcony door did not lock.

The lady at the reception was so helpful with our booking in and helping us with the parking too. We were downstairs in a double/twin room and the room was spacious and light. Modern too, as was the bathroom. We had breakfast the next day and this was one of the best I have had for sometime. All local produce and filling too. Loved the poached eggs, perfect. We would stay again most certainly. We were told of the history of this hotel as there was a Noel Coward suite (leisure room to sit) and Ivan Novello also had a house within this hotel. I was with friends for a Soul event in Brighton for the day/night. Great Hotel. Thank you
The Hill walking up as I had a few beers that made the walk seem longer. But that's nothing to do with Hotel.

Location perfect, really nice if you like the walk into town, more locals here and hidden gems. Parking available, small and limited but got one and was so much simpler for the trip. Room small and cosy, very lovely. Heating was on so on a warm day, walking into a warm room was bliss. Little balcony and fab view of the coast. Staff were professional polite and friendly. Bed was very comfortable
Couldn’t eat in the room, was surprised to learn this but appreciated why, was managed well at midnight with a take away pizza- set us up on the dining area and even brought a jug of water and glasses, checked in on us too. Windows were dirty, but I wonder how hard it might be to keep windows clean on the coast. Couldn’t open the window to the balcony to get fresh air in the morning. We are assuming it’s because we went out on the balcony when we arrived, we didn’t see a sign to say it was decorative only- we we assume it was locked when we were out. Likely our own fault, but would have appreciated a note to say don’t do it, and leave it open for us

This was our second stay in this lovely hotel. Perfectly placed. Just a short walk from the pier and attractions. Beautiful view from our room. Room was clean and large. Hotel was lovely and warm, which was very much needed in December in the middle of the worst storm this year. Mike on reception is an absolute gem. Such a lovely man. Nothing was too much trouble. He kept me topped up with teabags, milk and biscuits. Really is an asset to the hotel. We will definitely return again.
The only downside is the parking. There are only four spaces at the front of the hotel. But this is the norm for the beachfront hotels in general. You have to be very lucky to get one on the small hotel carpark (we were lucky last year but not this year) There is street parking right opposite but it cost over £70 for 2 days, so we opted to park down by the beach, which was a little bit more of a walk with our cases (and quite a few staits to climb up) but it was alot cheaper at £23 for 2 days. Wasn't a major issue for us, didn't spoil anything but worth mentioning.
