The apartment is part of a 6 story building in the Saint Roch area of Nice. The area is very residential but there are restaurants, supermarkets , bakers just a short walk away. If flying to Nice, the Saint Roch tram stop is just a few minutes away To get from the airport to the tram stop is about 45 minutes. The main 'tourist' areas are either about 25 minute walk or a 10 minute tram ride. The actual apartment itself consists of a studio type set up with the bed and kitchenette area in one room and a reasonably sized bathroom with shower. Communication with the renter was very good prior to arrival. The apartment was exceptionally clean. Plenty of hot water for showers. Quiet at night, no problem with noise from street or other guests. Wifi excellent, TV present but not used, 2 hobs to prepare food if you wish, ( not used), table, chairs, crockery, cutlery, kettle all present. Stayed here for 4 nights in May 2024 and found it a very convenient, comfortable, reasonably priced place to stay.

It appears the French don't drink 'Nescafe' type coffee in the morning :-( as such there were only 2 weeny sized cups, presumably for that Expresso hit. If, like me, you prefer a cup of instant, then you may have to purchase a couple of mugs. Not a complaint, really. Just an observation. Doesn't alter my review of the place.

Very clean, comfortable. Everything perfect.

I am not experienced with the way I should take the key. Have some troubles while understanding and called property but it was automatic menu only in French. It is good to include also eng.

The room was a good size. Bed very comfortable. Quiet area. Air conditioning very good. Plenty of hot water in the bathroom. Various supermarkets and Nice Riquier station within easy walking distance. I would stay there again, but request a room on the sunny side, as my balcony was in the shade the whole time and I enjoy the sun.

Could not seem to get hot water in kitchen sink, so had to do washing up in the bathroom. The check in area was in darkness when I arrived, so it was a bit difficult. It would be a good idea to have a handrail in the shower, as I felt unsafe in there. Also a shelf to put washing items on.

Very good customer service, replying email real quick and nice. Room is big and bathroom is big too. Quiet place for sleep. Have wine glass too that’s a good point!

Stayed here for a week recently and, for me, it was perfect. Self check in was quick and easy. I stayed alone and I never at any point felt unsafe in the building or in the neighbourhood. The studio was clean and spacious, plenty of storage space for clothes and toiletries. It came with all of the facilities I needed to prepare my own food which was the main thing I was looking for. The balcony was nice to sit out on mornings and evenings. The apartment isnt in the centre (20/30 mins walk from the Port), but this wasn't really a problem for me as the public transport in Nice is excellent and - you can catch the tram further up the road which takes about 10 mins to reach the centre and Garibaldi for connection to the airport. It's a nice walk into the centre on a morning. Lots of bakeries and cafes nearby and a big supermarket 5 mins away. The Nice Roche train station for access to nearby coastal towns was only a 15 minute walk too. I've been to Nice a few times and this is the best place I've stayed so far.

everything was perfect, except the wi-fi

the Wi-fi can be improved, it was disconnecting frequently at 30 minutes

The villa is a building with studios. There is a kitchenette, a bed, a small couch, table with chairs and big bath. Also a terrace to have a glass of wine. It is 10 minutes walk to train station or bus station to surrounding cities. The tram station is 100 meters away. City center and promenade: 2 km. There is Carrefour and a great Boulangerie 50 meters away. The room is good size, and even though a bit away from main attractions, the train station to other cities is a good advantage since we visited Nicei only one day and spent the rest in other cities. You can use the iron from downstairs, bath has everything. Although cleaning is not done, for 4 nights was ok. Quite silent, except neighbors above.

The bed is quite small for 2 people - reason for grade 9. People above us were making constant noise with the chairs on the floor, evening or early morning. Without the noise made by them, would had been perfect.

Checking in and out was very easy and straightforward. The room was large and clean. Large bathroom. Hugo was very quick to respond to queries and provided extra things that we needed when we asked and helped us save money by letting us borrow a parasol. Electric shutters for windows kept sunlight out during the day which helped keep the room temp down. Location is safe, quiet and excellent for families - wonderful boulangerie a few yards down the road; tram stop literally a 5 min walk, supermarkets also about a 5 min walk. About 15 mins on tram to tourist areas in Nice. There were one or two restaurants eg Pizza nearby but we did not try them. Hugo's office is next door, so great for queries or advice of where to go and he is there during office hours.

Air con was functioning and quite good, but would have also liked a slightly colder setting. L shaped room meant that kitchen part of room didn't really cool down as much as rest of room. Very squeaky sofa bed. Not enough hooks in bathroom (although more were given when we asked). Picture showed a balcony, but there was no balcony as was on first floor. (not a massive problem to be honest)

The self check in was very quick and easy. Most of what we liked was the connection to downtown area, airport, everywhere because the tram stop is 5 min. walk and it goes every 5 minutes. It is also a very quiet neighborhood with shops and wonderful bakery. If you want to go to Cannes or Monaco or any other village or town in Cot´d Azure, the train station is 15 min. walk.

I would add some hooks in the bathroom and some shelves at the side of the bed. And more attention could be paid to cleaning.

I had an excellent stay at this apartment, which was clean, tidy, and wonderfully quiet. The balcony was perfect for morning tea, offering a peaceful start to the day. Located just a 2-minute walk from Saint-Roch station, it was easy to explore the surrounding area with its many restaurants and cafes. I highly recommend this apartment for anyone looking for a comfortable and accessible place to stay. It's equipped with everything you might need for a short or extended visit A special shoutout to Hugo, the staff member who made my visit even more memorable.
