Staff is very friendly and helpful, and they are ready to assist with all the queries you might have concerning the stay or the city. The room was clean, and it wasn't small. The shower is tight for bigger persons. TV is working well, and so is the A/C. The area was quiet, and the only noise came from the guests. The parking lot is small and tight, yet functional. Breakfast was a buffet, and the food was the same every morning. However, there were different options, so one can choose to eat different meals every day - fruits, oatmeal, continental, boiled eggs...

The keys to the vehicles are to be left at the reception while the car is parked, but the reception is opened from 08:30 until 23:30, so think about this if you are not a fan of leaving your keys over night. There is an emergency phone number, though, in case needed.

Bad coffee from automatic machine ( in italy should have proper italian coffee) Shower drain was clogged from day one. Bikes needed servicing but grateful we could use it for free to get to the beach and town.

Friendly staff, comfortable room with balcony and enought space to live with two kids, perfect quality of room cleaning, possible to ask for a fridge, kids playcorner on the ground floor. 2 minutes walk from the bus stop to Grado city center or free beach (there is a free bus to beach on dayoffs during summer season), 10 minutes walk to free beach. Close to Tennis club Grado (20 euros for 1 hour on clay court). Spar supermarket is 7 minutes walk. Good quality of breakfast.

No hook on bathroom door and no shelf for shampoo in the shower cabin.

Room very small for three people and bathroom also, shower tiny. There's so little room, some shelves and hooks would help. We are not large people but I think larger and taller people would struggle. Nowhere for toiletries, even a bit of soap, in the shower

The location was perfect, close to the beach and the town center as well! The staff was very helpful and friendly and kind! The breakfast menu is great and wide selection of foods. The room was very nice and cleaned every day!

Amazingly clean and perfectly kept room. Small but comfortable with fine beds. Breakfast was very good, the only missing thing was scrambled eggs, but bakery was fresh and salamis delicious. Nice staff speaking several languages. Hotel yard parking for 10 EUR per night.

It's located near the beach and just a short walk from the city centre. The staff is also exceptionally helpful and friendly.

The walls are quite thin, so depending on who you are neighbouring, prepare for noise. The rooms are also small, but considering the pricing that is to be expected.
