Breakfast very good. The personel was very friendly and I really enjoyed that. The room was comfortable. The place has a nearby bus station, good for moving with luggages. Also, the personel helped us with some info about the vaporetto from Lido to Venice which was helpful. Additionally, the breakfast was pleasurable with many kind of food. The bidet which is specifically italian was really nice. Also the bath was very good with towels and everything I needed, since I forgot my own shower gel at home and also I forgot to get my towels from the main hotel room (too lazy to go to them again).

The air conditioning was not working. It was not that hot in that day, but I was expecting it to work (if I was putting it on level 1 or 3, it would have stopped, and on level 2 it sounded like it worked, but after going out for many hours and put on level 2, the air conditioning still did not do its work.

Bottom line is don't hesitate to book a room. The Location is excellent with a 10 minute walk to the water ferry that will take you to any of the top sites in Venice. There is also a upscale restaurant and bar area across from the ferry. The room was quiet, breakfast was very good, the room, like all but the high priced hotels, was small but adequate. What really impressed me was the manager at the desk went out of his way to explain a quicker and cheaper route back to the airport.

The window opened but the mechanism needed repair.

The hotel was lovely, we had a room on the third floor but the terrace door was stiff, annoying as it let flies etc in but the view was amazing. The Wi-Fi was excellent as were the staff, especially the older lady and gentleman on reception. The breakfast was a basic continental one but with plenty to eat. The only thing that put me off was the distance to the water bus stop, a good 10-15 mins, other than that everything was amazing.

The walk to the vaparetto

Nice and rich breakfast (for Venice), good location, 10 min walk from Lido vaporetto, balcony with a nice view of Venice. The room was smaller than it seemed from photos, but still sufficient. Nice to have a kettle with teabags. However, its 4 stars rating is a bit overstated, its a nice cosy hotel with cca 20 years old rooms, but clean and friendly.

The air condition was behaving weirdly, making the room too hot even in mid-November, although it was set to 15 degrees...

Location on the Lido was fabulous, our first time staying over there, would highly recommend it. Hotel was lovely - staff were fabulous and very helpful. Bed was very comfortable. Room a good size with gorgeous views from the balcony.

Personal preference but I would have liked a few more choices at breakfast, maybe a few warmer items. Continental choices were still great, coffee fabulous and everything plentiful.

A bit old fashioned needed more electric sockets for charging phones, cameras etc no chair in the bedroom to sit and read - but there was a lounge downstairs

My view was nice over the canal but I did not face the water towards Venice, the room was very nice and in the heat the air conditioning was super. I really liked the breakfast and the staff was fantastic. They were super helpful and very friendly. I was really happy with my stay. Great Client Service!

The property was amazing, more than what I expected with the breathtaking view. I absolutely had a great to time here. The staff were very helpful and they also had a healthy breakfast options. Much recommended.

There’s nothing i did not like here.

Right on the lagoon with a beautiful view. Easy walking distance to restaurants and the ferry terminal.

Good breakfast. Quite close to main main Vaporeto station in Lido (7 min walk or 2 bus stations).

In the first night it was no hot water. Problem solved next day. Very small room & bathroom.
