property was very well placed for my work, where I had to go between various administration buildings, and so was very central. my room was incredibly clean, and it was very quiet (couldn’t hear the other rooms). wifi was solid for when I needed to work from home and otherwise was a great staging point for when I was out all day. this place is great if you want comfort but won’t be in most of the time, so no need for additional features (which saves you money!)

needing to use whatsapp to contact the owners can be very useful when settled in but is stressful when trying to first gain access, since there is no physical reception area. if you have a local SIM this largely solves the problem. lack of windows in my room made it slightly claustrophobic but since I was out most of the time it wasn’t a big deal, plus is what I paid for!

And again I stay here for few days , theirs beds is surprisingly comforts like they put a magnet under the bed coz it's way to comforts for me to wake up 😁 Honestly they literaly prepared everything I needed, mostly hotel only put hand sanitizer in door entrance and thousand of ppl use that things ,but this hotel they put each room one new sanitizer spray and that including a new wet sanitizer tissue and even a new high quality mask ,and those things is urs once u booked a room there.,I saw some comments says they found ants inside the room,I stay there for few days and tbh I always stay there when I go kota kinabalu,not even a fly or ant or any other living life u can find except u in that room ,the room is very clean and the rest I let u decide it when u stay there, simply say I highly recommended this hotel if u looking for budget hotel.totally worth it.

Literally nothing

AMAZING! One of the best places we've stayed in our year of travel! We had 2 rooms and all guests were thrilled! The rooms have all been finished and fitted to a very high standard with high tech specs throughout such as electric window blinds, touch sockets etc. The attention to detail throughout is exceptional- the toiletries, free cleaning products and covid safe kit and even powerbanks with android and apple cables for borrowing in the bedside drawers! Beds and pillows were super comfortable and bathrooms were clean with good quality hot showers. Check in and check out processes were smooth and efficient and excellent communications from the CJ Residence team throughout! Also a great location-walkable to shops and malls and an easy Grab ride to the airport. 100% recommend and would stay again in KK! (in fact we already stayed twice!)

If you're looking to be well-taken care of with a great price, this is the place. Staff are highly attentive -- management members communicate very well over WhatsApp/Booking.com, and on-site staff are very kind and helpful. There are many thoughtful amenities to make sure you are extra comfortable, and their cleanliness standards are super high. Because it is in the same building as residences and businesses, you may hear through the walls, but that is normal for anywhere you stay in the city. And you may encounter local people in the staircase going to the residence -- the building doesn't have wheelchair access. We would recommend CJ Residence and stay here again.

Responsive team, great location (near a couple of malls, including Centre Point which has a good supermarket, as well as food places), well lit and clean interior. Soap, sanitiser, hand wipes and umbrellas were easily available as well, just on a table in the hallway. Check-in and check-out was super easy, and the hosts set up a WhatsApp group ahead of time so all questions were easily answered and communication was seamless.

There were a couple of bugs in the room, but nothing major cleanliness-wise. The rooms facing the road (we got one) can also be a bit noisy.

Amazing hospitality from the team. Texted me one day prior and explained regarding the location of the hotel and throughout my stay constantly texted and made sure I am comfortable. Super affordable room. I give 4 star for the rooms. They have all the amenities and doesn't seem like a budget hotel. Very comfortable. Strategic location, easy to walk around.

Only downside is the hotel is located at 2nd floor of the building. The stairs leading to the hotel can be quite scary at night, especially for female solo traveller. Nevertheless they do have 24 hours CCTV monitoring throughout and so it was manageable and okay.

My girlfriend and I stayed here several days to rest after the rainforest treks. This residence was a pleasant discovery and a rare little gem in the world of hospitality. All nicely decorated, with a large bathroom, hot water (not at all obvious in Borneo) and a comfortable queen bed! The rooms have always been perfectly cleaned and the courtesy kits for guests always stocked with all kinds of very useful things with supplies even outside the room (often not even given in luxury hotels). The staff has always been friendly, really helpful and ready to welcome you at any time or in case of need. Best of all and super recommended! Five stars because more is not possible! ;)

Almost everything, excellent communication also and helped us out with various requests (had lost baggage which got delivered, arranged late night some parking tickets, etc.). Also very clean room and all facilities are very functional - even for western standards. Excellent value for money

We got a room on the street side which is partly noisy and also some annoying light ads at store in front. But imo given the rest still a 10
