The room was excellent and the location was great with some private dining and places to get a drink close by. The bathroom shower and tub and the living room areas were especially nice! The staff did a great job cleaning and providing fresh towels every day.

This place was a nightmare to find. We drove around for more than an hour and a half. The guard at the gate to the complex had no idea where the place was. The signage on the glass of the building was extremely difficult to see. Written driving directions need to be provided!! We were the only guests, so the front door was locked. We had to call and wait for someone to come to open up the building, check us in and show us to our room. The pool was not being cleaned often and there were some leaves in it. Once we found the place and were in, things were great and the accommodations were very nice.

The place was incredible! Everything exceeded our expectations: - the room and bathroom were spotless clean - staff polite, helpful and friendly - the facilities and room service were great - the location was perfect for us as it allowed a bit of peace after visiting busier places - value for money- great, great, great I highly recommend this place!

I didn’t like that you have to pay extra for little things that from a place of this category should be offered, like the water in room, the coffee capsules (2$ each) I found it abusing, if you order something (bacon) for breakfast you have to pay for it… those things make the guests feel uncomfortable and it looks seedy.

The staff were all very friendly. Raul was very sweet and Leandro was very informative and helpful. The cleaning lady even found that I left my prescription glasses in the room when we checked out and immediately returned them to me. The staff gets an A++. The room was very clean, spacious, and beautiful. It was a very peaceful location.

It was okay for us because we speak enough Spanish but when we checked the person only spoke Spanish. If someone didn't speak any Spanish that might be a little difficult. We weren't given any instructions for check in so when we arrived the door was locked. We just walked in through the kitchen and found the guy to check in with. Also you had to leave $100 deposit in cash only. I didn't remember reading this when I booked but luckily we had enough cash with us.

The location, the well kept grounds, the entire villa and most importantly the staff. Thank you to Ana, David, Guillermo, Raul and Mirta! You guys are superstars! Having the villa to ourselves was an absolute dream and vacation to remember, the hospitality and daily chef made breakfasts was the best. Also recommendations were amazing thank you Ana who recommended Otan!

Having to leave (insert cry face)

Breakfast was made to order at your specified time. I loved the personal touch, and the chef was so nice and friendly. The butler service was wonderful. It was so nice to see everyone's smiling faces during the day. They were so welcoming, and always ready to assist with any request. I loved communicating via WhatsApp. We felt connected and taken care of at the property the entire time. There is free parking in front of the property and on the street, there is free bike rentals, and the food comes stocked with soda, water, beer and candies that you pay as you eat. They also have a full menu and you can go to the clubhouse and eat in the restaurant.

This is not against the property at all. However, one guest who appeared to be upset at our presence during breakfast really made the breakfast uncomfortable. The chef, and our butler REALLY went out of their way to make us feel even more welcome and special because of that guest's ugly attitude. We LOVED that although they didn't have to do that, they acknowledged that guests behavior, and treated us so warmly. THANKYOU!

A quiet and nice place to unwind. It was raining heavily when we reached so enjoyed the views from the room itself

The place is very difficult to access without a car. The pool is unusable and dirty. The kitchen is not that useful either. The bed is very soft for our liking

There is nothing around the property. Tulum is 20 minutes away by car. However, they do have golf cars that take you to the beach for free

This place is so serene. It was so clean and although the housekeepers were on top of everything, they were never in your way. The staff onsite make you feel like royalty. Breakfast, meals and drinks can be delivered to you room, served at the "family" table or even poolside if you wish. My stay at Xaha was the best part of my trip to Tulum. If you go say hello to my favorite host Ricky. Ricky shared his knowledge about different areas, fun places to visit and would even speak directly to your taxi drivers in Spanish to ensure there was no confusion on our desired destination. I love me Ricky! Also, this place has very tight security. I've never felt safer.

AMAZING place. It exceeded our expectations by far. The room was INCREDIBLE, luxurious and beautiful, super clean, big and so quiet. Pictures do not make justice to the place! You can hear the sound of the jungle, the birds... even monkeys! The bathroom is a dream and the kitchen has all the utilities you can need. The pool is small but beautiful and the staff! the staff is the best! It was SO kind! They wait for us till late the first day, always helpful, lovely and they recommend us beautiful places where locals go. I would definitely stay here again 1000 times. The hotel has no more than 6 rooms, so it feels so private, and the staff can drive you for free to a beautiful private beach with places to rest. The hotel is 10 min by car to beautiful (and cheap) cenotes, 15 min to the Xcaret parks, 30 min to Playa del Carmen, 30 min from Tulum centre and 1 hour from Cancun. If you have a car, I think it is IDEAL.

Everything is PERFECT. The only issue we found was finding where to have dinner. Unless you go for Room Service, you will need to look for a place to eat and there are not so many places. We would recommend room service, eating on the road before arriving at night at the hotel or going to the supermarket and getting things to prepare dinner. Also, it is a great place to stay if you rent a car. Without a car, maybe it would be difficult to move around (in general, we would recommend renting a car in Cancun-Tulum if you really want to explore the beauty of the region).
