I think this is a place not far from Chiang Mai University and the old city, so if someone has a trip to these two places, this is a great choice. Also, it is close to the airport, and the owner provides earplugs! Since my mother and I have very good sleep quality, I didn't use them. Check-in time is until 10 pm, but due to the flight schedule, we arrived at 11 pm. The owner greeted us friendly. If you have a similar trip, you can communicate with him in advance. Before leaving, he helped us carry the luggage to the car, and the two boxes were heavy, so thank him very much. I highly recommend it for backpackers or if you stay with friends.

I really like the set up! There are 3 private rooms with their own bathroom. Then there is a covered outdoor living/ dining type space and a shared kitchenette. There are lots of little resturants and street food vendors within minutes walking as well as 7 eleven and fresh markets with 10-15 min walk. You can easily walk to old town ~20-30 min, flag down a red truck, or use Bolt. It is also a 15 min walk to Chiang Mai University Really great value!

Not so much things I didn't like but just to be aware of. The stay is quite close to the airport and when planes take off it can be pretty loud. It didn't bother me but maybe disrupt a light sleeper. They do provide new earplugs in each room. I wouldn't heavily rely on the red trucks for transport to get back especially. Since it's not inside old town it can be hard to convince then to drive towards Wat Suandok so I mostly used Bolt and had no issues.

P Noi is the person who runs the place. He was very friendly to me during my whole time there. He even bought me some local snacks to try out a few times. He made sure the place was clean and comfortable. As other travelers came and went, I had no issues. The location is close to Wat Suan Dok, which hosts meditation retreats every week. There is all kinds of food everywhere. The main street hosts larger sit in Thai restaurants while the neighborhood hides some very good cafes and an excellent Ice Cream shop. (Check out Thai Iconic Ice Cream if you get the chance!) If you're wanting to see more of the City. Central Chiang Mai is only a 20 minute walk away, or you could use Grab or Bolt to get a ride around. P' Noi has a bike that you are able to rent for 250 Baht a day, which is the normal price around Chiang Mai. For washing clothes, I used the nearby Otteri which is open 24/7. You can get your clothes washed and dried for 80-100 baht.

Being so close to the airport you do hear the airplanes take off. It isn't too bad as the flights usually come and go at the same time. P' Noi provided ear plugs for those that needed it. The walls are quite thin in the rooms. When there were noisier travelers staying in the room next door, I could hear them. Towards the end of my stay, there were cockroaches in my room. Luckily, P' Noi helped me by buying sprays/chemicals to help keep them out. Just something to keep in mind. Make sure they don't get into your luggage. The beds were basic.

Primarily I chose this place because its location was the closest to my favorite vegetarian slow food restaurant named Pun Pun which was about 400 meters walking distance. From the Suthep main road, all along had plenty of food shops, coffee shops, coin-operated laundry, convenient store 24/7 and pharmacies. At the place has only 3 guest rooms. Therefore, it is quiet at the time I arrived and stayed. This was a plus bonus for me. It looked like I owned the whole place. During the stay, Mr. Noi the proprietor was busy with work so we rarely communicate. This part I also liked it. No need to chit chat nonsensical word like weather forecast blah blah blah. The common area was spacious. There was self-service kitchen, refrigerator, free water bottles (as you like it - not strict 2 bottles per day). Inside room had sufficient light. There was also good option with fan and air-conditioning in the room.

I guess it might be common insect I should accept because the room No. #3 he granted to me was next to damp garden and behind shower room was additional toilets. So one morning I woke up and met cockroach couples on the counter. Another was his spring mattress was no more in a good condition so it was a little challenge to find posture that can comfort me.

At first, I thought it would be more 'generic' than this but the accommodations exceeded our expectation. They offer only a few rooms on their property; however, we found out that it was very private and well-maintained. The place was decorated as an old-style commoner's house, but without dust! The location is peaceful and private. It is near by Chiang-Mai University as well!

The location is a little bit deep, and the street is narrow. Without GPS navigation, one might get lost in the alley maze.

Convenient location near the airport (more on that in a bit). Really good local restaurants. The rooms and social area are clean with some quirky touches. There is facility to cook and a fridge. Noi, the host/owner has his own business and has made many of the signs and artwork. There is free water and coffee in the communal area. The aircon is good, with fans as well and the showers are warm. Noi very kindly took us for a walk up in the hills and to a friends' restaurant one evening, then out to a bar with really good bands. He goes above and beyond as a host to make your stay comfortable. There are just 3 rooms at the property. Plus, it is really good value for money.

You can't ignore the airport. Flights stop at night and the take off noise is short lived.

It was great i appreciated the stocked kitchen and fridge with coffee tea water and snacks. The AC and fan were strong and helped drown out the noise from the airport. Earplugs provided were a nice touch. Clean room and bathroom. The location was perfect for me as I needed to be near the Monkchat office for a meditation retreat. At the end of the street next to the temple there was a fantastic 24 hour open air restaurant.

The room was very clean, modern and everything we needed was provided. The location is perfect with a motorbike and near to the city. The host is very kind and it is possible to rent a motorbike for a good price. We also were allowed to use the kitchen, furthermore we got water bottles as much as we wanted for free. There is also a private bath in the room with shower gel & shampoo. Its such a nice place for a city trip to Chiang Mai and the price is invincible!!!

The only contra is the noise from the airplane because the airport is nearly located. The host is so kind and provide earplugs for free and in the night it’s silent (the airplanes just take off until midnight).

- The very cool common area and kitchen - the room was nice and spacious - a lot of space to organise my stuff

- I wish there was a window in the room, which would add nice natural light. - a chair or a stool to sit down in front of the table (to do your makeup or because there is a plug there, you could sit there when you charge your phone)

Everything! The property is super clean, excellent location and the landlord was the best host we could ask for. The room itself was spacious with two comfortable beds, ample bathroom and a wonderful garden with chairs and tables to relax or work from. Noi, the landlord, was always available to answer any questions we had and would clean the room twice a week (even more often if asked). We stayed for almost a month and we will most definitely book again for our next stay in Chiang Mai :)
