The location was nice and quiet but everything you needed was close. Nice house and family..very helpful..pleasant staff. Great position in Chang mai..

I am a gardener and i thought the little back garden could grow some herbs and a little tree for shade....i watered the pot plant.....the front garden courtyard was excellent...i think i needed a sheet on the bed as an option as the big bed cover was too hot..i usually sleep with just a sheet in tropical Australia where i come from..but this is a small grumble..

I would give this a 9.5 score. First of all, I would definitely stay here again. We were very glad we chose this guesthouse. We stayed for 9 nights in an upstairs room facing the little street. Every room will likely have a slightly different experience. Very clean throughout, comfortable bed, good shower pressure/hot water/drain, good location in old city, spacious bright room, nice balcony for sitting, beautiful wood floors and furnishings, kind/friendly/helpful owners and staff, everything in good condition and updated. No shoes upstairs or in the rooms resulting in very clean floors. Breakfast - Communal kitchen to prepare your own breakfast and eat either inside or out in the patio. Nice to be able to quickly have some eggs/cereal/fruit/yogurt/toast/coffee/juice and go out sightseeing. Great when we had an early morning tour. Plenty of places half a block away to have an inexpensive breakfast as well. Yes, you need to wash your dishes but it wasn't the big deal I thought it might be. Across the small street, there is the Lanna Square nightly food market and live entertainment. Great option if you're too tired to go find a restaurant or just want to buy some mango sticky rice for dessert. Down the street, there are some clubs. You can't see them or enter from your street. There is music to midnight or 1am, but with windows closed, the music was fairly faint. Just be aware if you are light sleepers or go to bed early. Floors do creak. It's a beautiful traditional building with typical insulation. While it didn't affect us, we tried to be mindful of people staying downstairs.

True, there are some tiny ants. After a few days I was fine. Just don't leave your mango sticky rice out too long. Ask me how I know. I could do without the tiny ants but I understand it's a tropical country. This would not deter me from returning.

Very convenient location to the night market, bars, and clubs within 5 min walk away. Decent room size with a small area to hang clothing was a plus - room without a balcony. House is on a quiet side street near restaurants as well

Just a note there was some noise from others walking heavily upstairs in their room and those making breakfast in the kitchen in the morning if you're on the main floor - earplugs would be beneficial. Perhaps a suggestion to guests quiet hours till 8am - particularly the kitchen/lounge area for loud speakers.

The room was clean and the bed was comfortable. What we loved the most is the location! It was really close to Lanna Square, Zoe Yellow, and all the other fun places to have drinks & dinner, but the room was very quiet and peaceful. We loved that we could easily go out but still enjoy a quiet stay afterwards. It was very good value for money!

Apart from when we checked in, the staff was literally never around during our 4-day (3 night) stay. The door to the bathroom did not close, so my partner had to wear earplugs at times, lol! Also, the included breakfast was more like a kitchen where you had to prepare and wash up everything yourself.

Breakfast was perfect. Everyone could prepare breakfast on their own. Everyone could choose from several options. There was no limit to the size of the breakfast. Cupcakes, cereals, milk, bread, jam, fruits, yoghurt and eggs. I ate a large scrambled egg daily, cupcakes, and yoghurt. Coffee was also included. The owner created a homey atmosphere. She was very helpful. My wife and I will remember her for a long time. Location? The best a tourist can have. Restaurants, street food, bars, tourist offices, massages, tattoo and shops with green leaves, all within 200 meters or less. We have been to many places in Thailand. This place was the best. If we ever return to Chiang Mai, we will return to The Eight Ratvithi House.

Location of the hotel was great. The hotel is actually a house where a family transformed into a little hotel, which it makes it familiar and relaxed. We were welcomed by the owner. She was so friendly and gave us a lot of tips about local markets and places to go. I also need to mention that from all the 4 hotels we stayed in Thailand, this one was where the host could speak the best english and our communication really worked out perfectly. Breakfast is to get your day started, it is not a huge buffet some people might expect. It is decent and it does get your day started. I had coffee and toast with butter and jam everyday - just what I needed before starting a new adventure.

Honestly I can't really complain about anything. Chiang Mai was my favourite city to visit and great share of that was thanks to the hotel, where we could really relax and rest.

Lovely traditional characterful house, in excellent location right in centre of old town. Very welcoming friendly owner, very high standard of cleanliness ie no shoes allowed in the rooms which is traditional In Thailand

The room rate included breakfast but it was a self catering breakfast- breakfast items eg eggs, were provided for guests to cook help themselves which did seem a bit strange, but then again was handy when we had to leave very early one day - It would have been useful to have more coat hangers, only 4 provided and storage was limited ie no drawers

An old traditional thai house with 7 rooms. Book only if you want the perfect place to stay in Chaing Mai. The rooms are spotless and the beds large and comfortable. The family who run it are friendly and helpful in every way. We booked the studio room which had a TV, a bathroom with a large shower and great water pressure. A couch and coffee table plus a small balcony, so a little extra space than the standard room. Breakfast is simple but complimentary, a choice of toast, eggs, yogurt, cereals, instant coffee, tea and juice. Have just toast or have all of it, we were set up for a days exploring. The location is in the old town so you walk out of your quiet alley and down the street are bars restaurants pharmacy's, weed shops and money exchanges. On Friday a market comes to the street in front of the house. And if you need more the house is walking distance from a number of Wats including Chaing Man one of the oldest temples in Thailand.

The location is great. It is very central, walking distance to several central temples, Muay Thai gyms or stadiums (Thapae 9 minutes walk) and local markets are (10-15 minutes walk) , yet being very quite. It has lovely gardens on both sides. The wood design is beautiful, protecting the originality of the house. There is (food) night market just in front of the house that you can enjoy as of 17:00. On the weekends there is a craft market in the street (you can even have a quick foot massage if you fancy) The staff is kind. The breakfast is good and the sweet treats are available by trust all the time at the lobby refrigerator. And the house is always very clean. It was a peaceful stay and we will definitely choose here if we visit again.

The personnel was very nice and helpful. I asked for a late check-out for an extra fee and they provided that. I also checked in earlier than the normal check-in time . The location is fantastic, it is in a street, where food court is in 50 meters, lot of shops, restaurants, night market etc. Everything is easily accessible from this place.

I did not like the breakfast too much, low variety of food and it is self-prepared. Maybe it is just me, but from this place I expected to have breakfast served. I am not a morning person and appreciate if the breakfast is served and I do not have to fry my eggs. I suggest to increase the variety and include a little bit more western food too. Other than this, everything was perfect.
