Great parking, friendly welcome, Paul called because we had a very long journey and accommodated us slightly later than expected which was much appreciated. We were made to feel welcome and all requests were also granted without any issue. Helpful advice about getting in to the city centre which was easy to access on foot or by bus. Daily house keeping, replenished tea and coffee. Free WiFi. We didn’t have breakfast but it looked very good and lots of choice plus catered for vegetarians. We didn’t make use of the lounge but this also looked very welcoming and comfortable.

Plumbing was noisey from next door room, but I wear earplugs so this didn’t affect me particularly, but might be an issue for a light sleeper

The hotel is in a lovely setting, even on a main road, it wasnt too noisy. There is free car parking which was great. The owners were very friendly and helpful. Easy system to access the hotel 24/7. The breakfast was good, although need to pay extra for it.

The hotel didn't seem like a 4* hotel, more of a neighbourhood B&B. The rooms were a little dated with some evidence of damp / mould and there are no toiletries provided. The wardrobe kept falling over in our room, so some better suited furniture is needed, and the shower and toilet had some drainage issues.

bed was so comfy! room and area was very clean, entrance and front rooms were beautifully decorated too

too much furniture and badly laid out (did stay in a family room) bathroom could do with updating, shower door broken & can hear literally everything from upstairs bathroom (especially when they were up for breakfast at 7am on a saturday) only complaint is that the heating was on sooo high/hot it was unbearable, could have done with a lower temperature especially at night!

Super comfy bed- slept really well. Shower was amazing- powerful and hot. So quiet despite being on a main road. Really nice neighbourhood- felt safe and secure. Lovely walk into York by the river through woodland. Breakfast was delicious - payment was extra but well worth the price. Full English breakfast to order. Lots of choices as well as fresh fruit and yogurts etc. Good value. Warm, friendly and welcoming owners nothing was a trouble and would definitely stay again.

Nothing to dislike.

Fabulous breakfast. You cannot book this on Booking.com but just ask when you arrive. You can park easily. Really friendly host.

We were on the ground floor in a lovely triple room. However, we had a herd of elephants above us who arrived home after 11pm. Not the B&B's fault just inconsiderate guests and the house is quite old so perhaps does not have the thickest ceiling insulation possibly. But these guests were just thumpers and shouters!

Lovely place to stay while visiting York. Not in the middle of the hustle bustle but quick and easy access to the city centre. The village is also very cute and people are friendly. We enjoyed the picturesque walks from Limes to the village and to the city centre. At the property we had a nice large room, really comfy beds and clean bathroom.

Wish we could use the outside space and garden. Would be nice to have a little table and seating outside to enjoy the natural beauty of York especially in the summer.

The owners were very friendly and welcoming, the room was fully furnished and the breakfast was delicious. It's one of the best places we've been to. Highly recommend. Thank you to all the staff.

The room was a little bit old-fashioned. The city centre is about a twenty-minute walk. It's not too far anyway since there are many buses.

Situated 30 mins from the city centre (via the main road, 20 via the riverside millennium walk) Fabulous room, very spacious and well presented. Great breakfast, which you book the night before, as not included at the time of booking. Staff are so friendly and welcoming.

If you wanted the window open at night, it was a little noisy.

Location was perfect, quiet area and short walk into the city. Took river route one day and city walls past back of barracks second day. Ice cream boat and park were only 5 mins away which the kids loved. Room was well kept and ideal for our group size. Did not expect it to be serviced staying just two nights but was nice surprise coming back the second evening.

The hotel was brilliant, clean, friendly owners, and a great location. Close to the supermarket and not a far walk to the city centre.

I noticed the heating was only on in the morning and maybe throughout the day, but not at night. It was freezing during the night unless you were under the quilt covers.
