Very nice ocean view and nice pool and very good location right at the beach. And also, it was very good to have free coffee and juice at the reception.

Only one thing I found the T shirts under the bed which is not mine. Please clean the floor properly.

Great location. Very, very helpful staff. Fridge, microwave and coffee machine in room. Could buy stamp and send off card. Safe location.

Fridge was noisy. I didn't really like Pismo very much.

Outstanding location! The location couldn't be better. Nice, little, pool, lots of parking. This isn't a fancy place. It's older and not visually the prettiest but it does the job perfectly. Most people are coming to Pismo for the beach and this hotel is on the beach just outside of the busiest area which is really nice. It's quiet and it's just a super short walk to the main street. The beds were really comfortable, we had a coffee maker (a necessity for me) and a little fridge. Perfect! I will stay here again for sure.

If there is something to be even a little bit negative about I would say that it's a bit outdated and it could use a bit of a revamp. Honestly, that's stretching. This hotel is more or less average. Not luxury but not bad at all. Again, I'll stay here again.

Short walk to the beach. Pet accommodations. Great, friendly staff! The staff here was so wonderful that it made up for any of the downsides I encountered with the room. They did make an exceptional accommodation for us regarding our pets. A+++++

Costly for a small room. Pet fees per day. Description said 'King room with pool view, pull out sofa, sleeps 4.' When actually there wasn't a pull-out sofa and only slept 2. The hotel says pet friendly, so I booked a King room with an ocean view. I called to verify I could bring my pets, and was told I couldn't have that room, (even though the reservation information said it was Pet Friendly) that I would need a different room, away from other guests so we wouldn't disturb anyone. This was all fine, other than the room not matching the website description of that room. I added a picture of the room description that shows Pull out sofa and sleeps 4, although it did not, but none of my pictures look like they're posted on my review.

Great location, steps to the beach, away from the noise and traffic of the shops and stuff but close to the pier via a short walk on the beach,, nice view, front desk staff very friendly and accommodating. Manager was excellent. Room was clean. A window in the bathroom! Loved that. We were looking for vintage Pismo hotel that I remembered from childhood, and we found it with Edgewater. Morning breakfast bags were a nice touch. We enjoyed our stay.

The elevator. It worked fine, but it is a little old and a little slow. End table on one side of bed only.

The view was incredible just steps away from pismo beach. Walking distance to the pismo promenade and many other attractions. The jacuzzi and pool were amazing! Gabby was so helpful with helping me decide what room would suit us best! Very kind and thoughtful! The staff was very friendly. The free tea coffee and cookies were a treat! They do offer to go breakfast bags. Totally happy with our experience I recommend the 3rd floor with the ocean view! We look forward to coming back on our next trip to pismo! My favorite part was hearing the ocean waves as we fell asleep!

Breakfast could of been better however allot of properties in the area don’t offer any free breakfast so we were thankful.

I didn’t eat the breakfast. Location was amazing. Loved having even a little balcony and ocean view. I love the Jacuzzi open. I loved being just steps away from the ocean and close to town. It was perfect.

The room was a little rundown. The hem was out of the sheer curtains, the screen door was off, the toilet had a crack in it, the handle was broke off in the tub.

The staff at this hotel were very friendly and offered great suggestions on where to get crab cakes. The location was great, walking distance to the pier and many restaurants. We really enjoyed the beach and swimming in the ocean. Afternoons were great in the pool and hot tub. We got a suite which worked out perfectly. We bought our own coffee and filters which was good to make coffee in the morning. Also, brought breakfast items such as cereal and fruit. The room did have a toaster.

This is a minor thing that was fine - but mentioning as a suggestion for the hotel. Once the TV needs replacement, get a bigger one for the living room.

The staff were the most friendly I've encountered. Clean room, comfortable beds/pillows, quiet location, elevator access to upper floors, excellent location to Pismo Beach Pier and beach access, laundromat next door, and pet friendly. They offered a treat for my dog, followed up via text the day after check in to ensure we had everything we needed, and made a special trip to our room to deliver extra blankets late at night. I will definitely be staying at Edgewater Inn & Suites for all future trips to Pismo Beach.

The blow dryer was not very powerful. Electrical plugs were in odd places in the room which made it a bit difficult to charge multiple electronic devices. Most outlets were around the bathroom sink.

Our son had a football tourney @ Cal Poly so we decided to make a weekend out of it and stay in Pismo Beach. Was very pleased with this hotel. The deluxe suite had the perfect ocean view and it felt like a little cozy beach home away from home. Our kids didn’t want to leave! Can’t beat the location steps to the beach and blocks to the pier/town. Also the pool and jacuzzi were the perfect combo after an afternoon at the beach. Loved it!

Obviously it’s an older hotel on a main street so you’re gonna hear cars and people pretty often. Pillows were lumpy, towels were a little rough and it could prob use a little face lift but honestly no real complaints.
