Very clean, comfortable, great facilities and with everything you need for a really enjoyable stay and a great base to explore everything Pissouri and Cyprus has to offer, whether that’s days out to the mountains or a day on the beach. Location is incredible with a 2 minute walk to the beach and local restaurants & cafes on the doorstep - make sure you check out Coast Brasserie, it’s new and the quality of food is incredible. Very good value for money and really helpful and friendly staff - so easy to check in and excellent communication. Thank you for a fantastic stay, we’ll sure to be back if in the area!

The apartment was modern, but still had the perfect atmosphere to represent a vacation in Cyprus: cozy and exotic. It felt clean and was spacious, which was very much appreciated. The location was also perfect, close by the restaurants and the beach, as well as the cool swimming pool. Overall, we were very enthusiastic about this property.

There were just a few things missing about the property. First things first, there were not al lot of pans and cooking utensils, which was manageable, but definetly an improvement point. There was not a fire distinguisher and the light were sometimes flickering. All small factors.

We returned to Kotzias Beach Apartments for a second stay and were once again pleased with its charm. The rooms are dated but clean and well-kept, offering fantastic value. The location is close to various restaurants, cafes, and shops, making it a perfect base for a relaxing holiday. The owner is incredibly friendly and helpful, adding to the warm, welcoming atmosphere

I honestly didn't find much to dislike. For the price, it was excellent value. The rooms are a little dated, but they are very clean and comfortable, and the location is perfect. It really exceeded my expectations considering the price, and I have no complaints at all!

Writing on behalf of my mum, who stayed in the apartments in September. She was very pleased with the excellent room, the good modern design, the ability to cook, and everything necessary for it in the room. There was a safe in the room. The linen in the huge bed was of excellent quality, and the beds were very comfortable in both bedrooms. The apartment's owner is very friendly, the staff is polite, and always ready to provide what is needed. The proximity of the apartment to the sea and a beautiful view of the village square were an additional bonus. In front of the apartments, there is a small area where it you drink coffee in the morning, listening to the sound of the sea and the rustle of palm trees. I recommend!

The buildings might need a bit of renovation, but it doesn't affect the general experience.

We had a fantastic holiday. Not 5star luxury but absolutely satisfactory for the price. Evros, the owner so friendly and helpful, always asked if we needed anything. Nothing was too much trouble for him. The housekeeping staff offered service every day, replaced towels and sheets whenever we asked. Always smiling and cheery. Manju, the lady at the pool bar was so charming and friendly. The pool is well maintained and a good size for swimming with lots of sunbeds surrounding it. Lovely situation too, only minutes from the beach. I'd definitely like to return and would go back tomorrow if I could.

Another wonderful holiday with Evro (owner/manager) at Kotzias. Visited 2015 with a travel company, decided to book independently this time with Booking.com. Great communication via booking.com messenger. We arrived really late, so had arranged details of what apartment & where key would be left. Apartment 201 large one bedded, separate living space & bathroom & well equipped with 2 balconies. Slight problem with hot water but element replaced later that day. Large fridge, cooker, toaster, kettle & coffee maker. Cleaners visited most days & did a fabulous job, and all outside areas beautifully maintained & clean. Wonderfully clean pool with showers at the side and toilet close by. Excellent A/C available at local charge, with great blinds to keep sun out & rooms cool during day & dark in mornings. Safe deposit box at local charge. Washing machine available if required. On site bar does a great range of well-priced breakfasts/snacks/drinks, which was great for our first day breakfast. Great location close to 2 small supermarkets, beach & a variety of local restaurants. A car would be useful but taxi office just by apartments. Evro was on site every day, keeping an eye on things and sorting issues. He also helpfully gave us access to an apartment after we had checked out so we could have showers before our airport transfer. Delighted with our holiday, would thoroughly recommend

By luck we were given a beach road upstairs appartment, with a great balcony overlooking the bay. The large rooms breathe a pleasant 70s atmosphere, and when you have breakfast on your balcony you can watch the sparrows nesting in the palm trees a few meters away. The beach and several restaurants are within a 1 min radius. The hotel has a large car park and a decent sized pool. Pissouri makes a great base for a few beach days. When you are there, do not skip the fantastic Cape Aspro trail along the chalk cliffs going west, one the best hikes on Cyprus.

The Best deal in Cyprus. Big and clean apartments 2 min from the beach. The manager is super nice and speaks English and will let you check in yearly or very late in night. Five restaurants next to the apartments one is British pup and two mini supermarket. The water is clean and great for swimming or water spots. The Old Pissouri village is 5 m8n drive and has great restaurants and entertainment every night. Also the Amphitheater has performance on Saturday.

All good come and enjoy the beach and the Cyprus life.

I,ve booked 1 bedroom appartment, but got 2 bedrooms - for free! Air condition - for free! The owner - Mr. Evros is a great person, his family relatives and the staff too. Always helpfull and with the smile🙂. Perfect location, fantastic people! We really enjoyed our week there and would love to come back again.

Who wants to find mistakes will probably find something. But we didnt looked for them, we loved it there. Actually we found one mistake - pictures on internet are not accurate. Reality is much nicer!!!🤩

Very close to the beach, nice relaxed atmosphere around the pool and not too busy, apartment was perfect for what we needed didn't spend much time in there as we we're there for a wedding so only really used it to sleep in.

Cant have too many complaints, didn't try any of the food so cant comment on the restaurant, if we wanted any information then the only thing I would say is there wasn't really anyone to ask if we did have an issue as there was no reception or anything with someone behind the desk.
