The B&B is exceptional! It is a very clean, efficient, welcoming, accommodating establishment. The room was comfortable, bed was very comfortable, Clean, easy to navigate. Bathroom was exceptionally clean and very accessible. The entry way is very clean and inviting and it is a secure Building. The breakfast was of a nice variety, nutritious, abundant, And good quality. The service by the owner and family were exceptional and very refreshing. Having traveled for three weeks in Italy this was the best stay. Many thanks to them for their professional, honest, and hospitable service. Having also worked in the hospitality industry for years it is most appreciated to find this true service.

This was a perfect place to stay for the last night of our trip. It is very close to the airport. The house is clean, the beds are very comfortable, and the hostess was there to meet us and show us everything. She left a lovely breakfast for us the morning of our departure. The evening before we were able to walk to a supermarket for some last minute souvenirs: (cheese, pasta etc.) and we were also able to walk to a nice restaurant and sit outside. I would highly recommend B&B L Ulivo!

It was very clean, I felt at home there enjoying a glass of wine seated outside. The host made you feel very comfortable. She recommended a Trattoria just across the street, which was delicious. There was a grocery store within walking distance. The airport is close by (5-10 min. away) The host helped book transportation to the airport for my 6am flight out. She was very accommodating and kind. I would highly recommend this B&B. Lastly, she offers a breakfast spread. She even put out a plate for me since I was leaving so early to the airport.

Loved everything about this place. Ketty is an exceptional host and everything in the B&B from the decor, bedding, bathroom, breakfast room and outdoor seating was perfect. It's in a very quiet neighbourhood which is what we needed after 6 weeks of nonstop travelling through Italy. It's a shame we only stayed the one night. We will definitely stay there again and probably for 2 nights. There are restaurants, cafe and supermarkets within waking distance and a quick taxi ride to the airport. Thank you Ketty for a lovely stay and for organising our early taxi ride to the airport.

Nothing. Everything was perfect

Excellent little B&B close to the airport and perfect for an overnight stay. The owner was very friendly and helpful, sending directions on how to find a taxi at the airport beforehand, allowing me an early check-in and helping to carry heavy bags. The B&B terrace was a lovely place to relax with a coffee and a book and a supermarket, pizzeria and pharmacy are in easy walking distance.

My room was on the ground floor next to the main breakfast room. This was great given by heavy suitcase and I woke up early anyway, but this could have been a bit noisy otherwise. There is not much to do or see in the surroundings which doesn't involve taking a taxi, but perfect for an overnight stay close to the airport.

The property is like 8 minutes from the airport in a very quite neighborhood with a family restaurant right across the street which was very convenient and delicious. The owner Katy ( not sure about the spelling) lives in the premises which makes it perfect for a solo traveler. She is super nice and helpful, very attentive to the guest’ s needs. The property is super cleaned and beautifully decorated. The continental breakfast was plentiful and delicious pastries. Will give this property 500% …above and beyond all expectations! Will definitely go back .

I liked every single detail!

Everything was perfect with accomodation: room was very nicely done, clean and well equipped. Breakfast was excellent. Ketty was amazing: we were supposed to arrive earlier, but due to italy-wide train strike we were delayed and Ketty was very understanding, she also gave us very detailed instructions about the bus from airport to the facility. Her service was amazing and we are very thankful. The facility itself is easily reached by bus from the airport and the neighbourhood seems very nice.

Ketty was wonderful. Prompt and helpful communication throughout our experience. We had a later arrival time to Rome airport as well as an early departure. She accommodated us on both ends. Offered us a great breakfast as well. The room was spacious, clean, comfortable. The bed was great with a rare top sheet. So appreciated the transport from daughter Gieha at a far superior cost than a taxi and assistance with our luggage. All of this for an excellent value for money. Highly recommend. Thank you Ketty.

Ketty was very kind and communicative with us about traveling! The house is very near to the bus, which we took from the airport to arrive there. Ketty set us up with a taxi since we had an early morning flight and it arrived right on time. The guesthouse is clean, lovely and modern-feeling. We had to leave early in the morning, but Ketty had graciously set up the breakfast options the night before so we could eat before we headed out. So kind!! She also recommended the restaurant across and the street and we had one of our favorite meals there.

The location isn't as close/walkable to the beach area. It's about 30 minutes walking, so it could be doable if you had more time. We didn't mind because we were looking for a comfortable place to stay between flights, so it was nice to stay in a more secluded-feeling guest house.

Ketty is a caring and efficient host, she answers quickly and precisely to any question. My room was spotlessly clean, the mattress and the pillows were very comfortable. The B&B is close to four supermarkets and several restaurants/pizzerie, and because it's about thirty metres away from a minor street, it's exceptionally quiet. Breakfast is available for 7.40 to 10.00 and includes delicious cakes, soft cheese, boiled eggs, jam, butter, crackers, fresh bread for toasts and coffee. There's a convenient Cotral bus from and to Fiumicino airport (it's a 20-minute ride) but Ketty also can give you a lift for 10 euros.
