Location was super couldnt get better I am sure Communication via Whats app with the owner was clear and comprehensive - easy to understand & follow. Sylvia on reception was a gem - so helpful not just pointing out the obvious when it came of places to visit ie. height of the season but knowledgeable about the pitfalls to avoid. Art student what more could you ask for. Room only -single bed very clean room & good sized mirror provided next to exit door bathroom also of course had a mirror but good to be able to have last minute check before going out. It was a last minute booking & the only room remaining was small with one window but adequate for my needs Quiet interanlly but it is on the route to the local hospital & sirens were frequent maybe due to the number of tourists and the very high temperatues. The church bells of course rang often but that added to the colour of Florence. I did get opportunity to look at other rooms which had been vacated & would be happy to book into any of those rooms offering more space & windows. Already recommended this as place for visit in September.

No fault of the owner but there was a AC problem & compensation was offered - not had confirmation of this yet from Booking.com Updates regarding hours AC was working etc. was recvd. & I was kept in the picture. Fan in the room used for nightime hours.

The location of this property is fantastic. From the balcony of our room we looked over the area around the Duomo and could see it transform from morning to afternoon to evening. The rooms are stylish with lots of small touches which make it special. Luisa was a super host, friendly, helpful and informative. You receive coupons for breakfast in two nearby cafes and it was delicious and plentiful.

When we arrived the air-con was not working. Luisa attended to it promptly and it was working by the second day of our stay but it really wasn’t powerful enough to cope with the weather which was at 38 degrees. There is no lift to the property - the details make that clear but it’s quite a haul when you arrive with your bags.

The location is phenomenal, and the rooms are cozy. It may seem a daunting task to drive your car all the way into town and unload it in front of this property (literally just a stone's throw from the Duomo), but it can be done, and the dudes at the newsstand (across the street and right at the entrance to the piazza) won't give you a hard time if you temporarily park next to their stand with your hazards on. Just ask VERY politely and finish unloading within 5 minutes. And there are days that parking is not restricted and that you can park directly across the street from the property for free (or anywhere you can find an open space on the street or nearby). If you do get cited, it's a $30 fine. Parking overnight in one of the public lots can cost that much.

No lift (elevator), which sucks if you've got a lot of bags. No bidet in the bathroom, and the room is very drafty in the wintertime. Also, the lobby is only attended from 9AM to noon.

Excellent location and get a ticket in the morning for breakfast at one of two cafes - coffee, orange juice, croissant and a sandwich (which I would pass on - the opera one is pretty good though). I like I could check in early and was able to leave my bags the last day as I did a little more sight seeing.

The reception area not having a bathroom so when you come to retrieve your bags there is nowhere for that last minute….before you get on a tram, taxi, walk with your bags. It can be loud but didn’t affect me. BE WARNED THIS IS AN OLD BUILDING AND THE OWNER OF THE LIFT WILL NOT SHARE WITH ANY OTHER RESIDENTS - so it is a locked lift. LOTS of STAIRS (not that bad - but if you have stair issues - well then really you won’t like Italy. It is all stairs all the time).

We have stayed here before and we always have it book marked for our future stays in Florence. The B&B is just lovely the staff is fantastic and the rooms are amazing, we book out the room with the balcony every time becuase it's completely worth it!!! Comfortable beds, spacious room, great lighting in the bathroom and just an overall amazing place! Great friendly staff that recommended some hidden gems in Florence and walking distance to just about everything!

The elevator was down when we arrived but they reached out before hand to let us know and it was only out of order for a day or two they sorted it out very quickly. This was not even a major issue but I can't think of anything I didn't like about the stay!!

The location was excellent. Literally everything on your doorstep. Sightseeing; shopping; restaurants; bars; The room we stayed in was lovely. We did start in a small double, and this really was a very small double with a wet room. We were lucky enough to upgrade to a larger double "The Michelangelo" room which was beautiful with an ensuite. The room was light and very comfortable. The breakfast was off site in two very good cafes. Our preference was the one opposite the Piazza del Duomo, but it is very small with limited seating inside, lovely to be able to sit outside if the weather allows. But overall both cafes offered a pastry, a sandwich, fruit juice, water, and coffee..... all delicious and served with a friendly smile. Luisa and the team very all very friendly, helpful and gave great tips on where to go around Florence. Thank you 😊

The shower was a problem, but the host did sort it out. No one likes climbing stairs with cases... however totally understand in an old building like this one it is not possible to put a lift in for all to use. There was a lift, but clearly only for use of the residents living in the building. There was some noise on a couple of nights, people coming back to their rooms in the early hours... but again not much can be done about that, as everyone has been advised of the quiet hours, which some choose to ignore!

Beautiful room and if you book the bigger rooms there is plenty of space. It’s worth asking for the room with a balcony. It has a breathtaking view of the Duomo. Luisa was very helpful throughout.

Be aware the smallest room had the bathroom located outside the room. I booked this by accident. We upgraded to one of the bigger rooms and then the one with the balcony. Splash out. It’s worth the upgrade! Just FYI the lift wasn’t available.

This was a very cute and quaint air bnb! The accommodations were very clean and nice. We had a basic room, not much space but it looks very similar to the picture online so it was no surprise. The room had everything we needed and it was comfortable for a couple nights. The bedding was soft and changed daily. Luisa was very sweet and made our check in process very easy. The free breakfast was such a great! The cafe downstairs was delicious and it was so nice to have that each morning. There was a water dispenser which made it easy to get fresh cold water. The location was amazing! So close to Duomo and nice restaurants. We walked everywhere we needed to this location.

The bathroom was very small in our room but I know this is common in Europe. Once again, looked just like the pictures so we were not surprised. The shower is essentially connected with toilet and sink. So like showering in a camper! It wasn’t bad, but don’t expect two people to be in the bathroom at once when someone is showering. The whole floor and toilet gets wet when showering.

Such a wonderful location, we could not have asked for better. My son and I stayed for 3 nights in the Da Vinci room and it suited us perfectly. Everything was on our doorstep or withing walking distance. Luisa was an excellent host and gave us plenty of tips on where to visit. Breakfast was provided at two cafes beside the accomodation and both were exceptional. I highly recommend this accomodation fo anyone who wants to experience the fabulous architecture, art, history and culture of Florencw/

Breakfast coupons were great. Luciano and Luisa were amazing hosts and so helpful during our stay, provided a travel adapter for our chargers as we had packed the wrong ones. Gave so much helpful advice on places to go and how to travel around. Room was quiet and air conditioned, and Luciano had put a mosquito deterrent that kept us safe from bugs!

Bathroom was a little bit smelly and smelled weird in the mornings, and there was a toenail that I stepped on that made me feel a bit unclean. The view was not great (the back room facing a wall) and the bedroom had little light during the day so had to turn on the lights most of the time. We felt like we could be heard in the room because we were right next to reception, so didn't feel very private.
