Everything! First time booking a guest house and would do it again!. I was abit apprehensive due to never staying at a guest house before but from the moment we landed in Italy but fabrizio took us step by step threw the process of getting into the guest house with clear instructions and pictures to help and making sure everything was ok whilst we was thier. The guest house was lovely and clean and the pillows are so comfortable! The location was fantastic! Bars and restaurants right outside the front door with many options available .
Only small issue we came across was the plug sockets side of each bed didn’t seem to work but wasn’t an issue to us and also the shower screen didn’t seem to be keeping water from the bday so ended up having to use towels to mop the floor first night (maybe just needs sealing down the glass) overall didn’t effect our stay and would happily stay again and recommend to other when visiting Rome

Staff is helpful and helped make our stay enjoyable based on our specific needs. Location is between historical sites Piazza Venezia and the Colosseum right across from the Roman Forum. This small guesthouse is on the second floor of an old palazzo which is a nice change from your typical hotel. The room is spacious by European standard, fresh, modern with updated features, and very clean.

So cozy place! The room itself is relatively small, but it feels very comfortable due to high ceilings of the historical building. The interior and amenities are new, clean and stylish. Bed mattress was perfect, shower is big and equipped with very good plumbing. Worth noting that room windows are of a good quality which helped our room to be quiet at nights - we all know how important it is! Great central location - most of the sightseeing spots are reachable by feet. No complaints about cleanness either. Special thanks to hotel owner Fabrizio which not only warmly welcomed us, but also checked-in us early. Absolutely recommended place.
This is not a complaint, but just keep in mind that breakfast is "Italian style" and is provided in the coffee shop just near the hotel. At the time of our stay in March 2022, we had croissant+coffee+fresh juice as breakfast. And we enjoyed it! The coffee shop is busy due to local people having their morning espresso there, so you will have a chance to see the morning routine of Italians with your own eyes :)

Excellent apartment and service. Breakfast was not included.
Just a note, since the apartment is in the very center, the city services take out the garbage around 4 o'clock in the morning. The process takes about twenty minutes and if you are a light sleeper like me, it can bother you. Also, even though it was downtown and on a well-lit street, our car was robbed (back door window broken). Therefore, if you are traveling by car, either park a little further away in a closed and guarded garage or empty the car completely and leave everything open so that thieves can see through the windows or through the window of the luggage compartment that your car is empty.

Awesome location in the heart of several popular sites in Rome.
Only minor complaint was parking was listed as included, however after booking I noticed it said to find public parking nearby. This took us roughly 45 minutes of circling through chaotic traffic to find a spot quite a distance away from the house. Spent roughly $30 euro keeping the meter fed. Not a big deal but i specifically searched for houses that said they had parking to avoid this exact scenario. Overall place was awesome and I would rebook, just wish it wasn’t advertised with parking.

The ease of booking was fantastic even after I input the incorrect dates. It was easily rectified. Once inside the guest room portion of the building Fabrizio was awesome. He couldn't have been more gracious. He was very helpful with directions, dinner reservations and more. Our room was beautiful and nicely appointed and the view overlooking the Forum was a bonus. The bed was very comfortable and the rain shower was heavily used given the climate during our stay. We definitely stay here again. The location was perfect for why we were there. Close to many attractions in the city and a quick taxi to those that were not.
We were a bit surprised upon arrival and a little confused since there was not a visible sign for the hotel on the street. The address of the building was in place and a very imposing set of doors to get through. Once we were through I was wondering where we were and a little scared of what our accommodations would be. The building is multi use and obviously old. The lobby area in the entrance to the building was dark, has a couple of old roman statues. Once we arrived on the guest floor, all concern was out the door.

An amazing gem in the heart of Rome. Just a 4 minute walk to the Colosseum, and other attractions were 10 to 15 minutes away. A little apprehensive at first, as an American tourist never being overseas, and not understanding the workings of a "Guest House". But all worries vanished the minute we met Fabrizio . Warm and inviting, he could not do enough for us. The room - as many other reviewers noted - was immaculate, spacious and modern. The hot water was HOT and the A/C cold. There was a bottle of bubbly waiting for us with a lovely "congratulations on your marriage" note. Lots of little trattoria choices on the same street and down in to the 'circle'. Fabrizio easy to reach any time via Whatsap. He even arranged a car for us back to the airport, and provided us the driver's name and contact information. This is a definitely place to return to when we come back again! THIS IS JUST NOTES, NO COMPLAINTS!!! There are 2 sets of steps (about 6 each) to reach the elevator. Not big issue, but it would be for anyone unable to do stairs. The elevator - omg it's straight out of a 1920's movie, cage and all !! LOLOL Only holds 1 person and 2 suitcases at a time (or just 2 or 3 people) Again, not an issue for us, and kind of fun. Again, not a complaint at all, but there is no indication on the outside of the building that you reached your destination - except for the building number. Noting this as a heads up for any other "new to touring" folks like us.
As noted above - just a little plaque saying "Dimora ai Fori - Guest House" on the outside of the building would be helpful for nervous travelers like me.

This guesthouse was excellent. Would 100% recommend it to anyone visiting Rome as it was spotless, modern, and nicely decorated. Virtual check-in was so easy, they were very responsive and friendly via whats app and let us leave our luggage after check-in which was greatly appreciated. Everything you need is in the rooms, water cooler in the hallway, nice bathroom, and housekeeping do a great job. The location is perfect! So many attractions really close by and was quiet at night.
Nothing!!! Only thing to note, this is a guesthouse not a hotel so there is no breakfast area or lobby.

Everything about the property was excellent especially the location.
The only thing I would suggest to improve the experience would be milk for the coffee making facilities. We left our luggage in the room as we were not travelling until 2pm. When we returned we were met by the cleaning lady and our luggage in the hallway. We asked if we could use the room to change and use the toilet before leaving but were bluntly told no.
