It was comfortable and had everything we needed.

The check-in process was difficult, to say the least. It only works by appointment and they ask for an exact time. It was my first time in Rome, my flight got delayed twice, I had no idea how long it would take to exit the airport and find a taxi (which is very chaotic in Rome). They kept messaging me asking when I’m arriving, where I am, did I take bus or taxi, it felt a little intrusive, and I was already stressed trying to make it at the time I had given them. Some kind of smart locks could solve this. I personal wouldn’t consider this type of stay/check-in process again unless I have an exact arrival time.

The room was clean and situated in a structure with an inner courtyard. Location was great; a 10 minute walk to the Termini train station and 2 minutes from an amazing restaurant. Easy walking distance to the Coliseum and other sites, too. Our host had very little English (to match our very little Italian), but we were able to communicate effectively through gestures and demonstrations. She quickly supplied extra TP when we asked for it, too. The building has a locked gate shared with other residents, plus a locked door on the facility’s door, and another on our suite. The room was a bit small, but who spends much time in their room when in Rome. We had a large, opening window into the courtyard, a very small fridge, a TV, clean bathroom with sink, shower, toilet, and bidet, plus quiet, powerful air conditioning. Overall a great place to stay.

At first we felt like we weren’t in the best end of town, but we grew more comfortable quickly. There were dust webs on the high walls and dust bunnies under the bed. The room was a bit cramped, but not bad. The shower was hot, but could have had a bit more pressure.

Perfect location to wonderful piazza on the corner, plenty of shops, cafes and restaurants and a short walk from metro station as well as the termini train station - we walked it at a slow pace and it took 20 minutes. Also very close to Via Merulana for a wonderful evening walk and dinner or in the day time to visit the Basilica Santa Maria Maggiore (free to visit) on one end of the street and at the other San Giovanni and the statue of Francis of Assisi. There are also supermarkets, souvenir shops and affordable cafes all at hand. Breakfast vouchers for the Brancaccio café is less than 5 minute walk away and the staff all spoke good English and were very friendly. We had 2 very affordable dinners here which were delicious. The hotel is in a mixed apartment block with residents on the other side, it was very quiet at night and the beds very comfortable. Very clean, cleaned everyday, small fridge in the room and free key safe to use. Good size bathroom - shower only, very hot water and tea making in room made it convenient to rest up before evening dinner. The proprietor communicated before we arrived and kept in touch so when we arrived early I rang and she sent someone to let us into the building within 10 minutes. The bell to ring for the property is well signed with the other apartment blocks, cannot miss it - its the building with the balcony near the end of the street. The phone number sent worked as I used it when we arrived early.

The colleague who came to let us in didn't speak English but with some universal 'hand signing' and pointing we understood what she needed us to to, If you arrive late or early there may not be anyone to let you in so keep in touch via messaging or give them a call if you don't want to wait on the street before getting in. I rang as we got there an hour earlier than planned and the lady sent someone within 10 minutes.

The location is so close to Collessum but not to everything. As a solo traveller, I was recommended not to use the Termini station and this place is one station ahead from Termini. I highly agree with them, use the metro in Vittorio Emanuele, its better. The room was good, the bathroom was good. The price was a bit high but I think every place in Rome are like this. The person who is in charge always answered me immediately and let me in before the check in time. He/She was very understanding and nice.

The staff unfortunately doesnt know English. I spoke English, she answered in Italian and we tried to understand each other by using gestures and body language :D. She was so sweet but it would be better seeing an English-speaker, because this city is full of tourists coming from foreign countries.

Really good location. Easy to get to from the train station and close to Colosseum and Roman Forum. We walked to all the main sightseeing spots from the hotel. Nice quiet area with good restaurants and coffee places near by. Very clean room and friendly woman to welcome us. We will come back.

We would have liked a place to leave our luggage the last day after check out, since our flight wasn't until late.

No breakfast was offered on site and although the website shows a poster re breakfast no information was provided regarding recommended cafe's etc. Useful notes in the room would be a good idea

Everything was fine for a short break - we had a twin room which was adequate. Comfortable beds. Bathroom clean, towels soft.

The location is great, close to the centre of Rome and the main station Termini. Nearby you have excellent coffee and pizzas. The room was clean and tidy. I enjoyed the accommodation , I’d probably choose it again when i revisit Rome.

Nothing, probably the wifi, but this is an overall problem in Rome.

Excellent location just minutes from the metro and a mini market and lovely bakery on the corner for breakfast … Had a lovely local Italian feel ! There was a lift which was a blessing with heavy suitcases and the room was well suited for four people sharing

The shower head needs cleaning or replacing as some of the water holes are blocked …. Also be aware that the check in hours are limited so no late night arrivals …

perfect position, 10 minutes walk from Termini train station and close to the metro. The rooms were clean and the personnel was very helpful and accomodating (they let us leave our bags after the check out). Good value for money! The area is safe and not too busy.

Really nice and safe place to stay. place was nice and quiet. I did a good map search of the outside of the property which made it easier to find. The host doesn’t speak English and I don’t speak Italian but she was easy enough to understand and was very kind.

The only faults were the towels and the pillows.. they really need new ones. My aircon didn’t seem to work either, But I had a window do made the most of it.
