Owner was very hospitable and both check in and check out were smooth. He was also able to help us figure out a way to get out of Rome when there were public transport strikes. The room is clean and the air conditioning works great. Breakfast consists of pre-packaged pastries. There are also some cooking neccessities in the shared kitchen and the possibility of using the fridge.

The mattress is really due for an upgrade, you can feel the springs when you lay on it which makes for a not so comfortable night of sleep :(

The building is very calm and quiet, and the whole place feels very welcoming. The kitchen was always clean and well equiped, you can cook your meals perfectly. Luca was very polite and help us during our stay!

The location is probably not so great, it's a little bit far away from the city center. The nearest metro station is not so close, and also the beds were not so comfortable. My room had private bathroom but my surprise was that the whole bathroom was not inside the room, so we had to go out every time we wanted to use it

The location is excellent - trams to and from Termini Station stop outside, and there are great bus links to key sites and attractions. There's also a metro station within 10 minutes' walk. A gate from the bustling street leads into a peaceful, green courtyard, which is unexpected. There are no staff living on site, but information provided before my arrival was clear and helpful, and the friendly proprietors were there to meet me when I arrived. My room was spacious and clean, the air conditioning was a welcome surprise, as was the quality of the shower in my en suite. There's a communal kitchen area, with cooking facilities and allocated fridge space for all residents. There's also a private rooftop terrace with tables and chairs, so this would be a great place to stay for a group of friends who want a reasonably priced base from which to explore the city.

Very little. The 'and breakfast' in the property name might be a little misleading, though, as since covid times this consists of pre-packaged, long-life croissants, cakes and bread products left in a basket in the room. I wouldn't have minded if nothing had been provided, but as the name makes a feature of there being breakfast it was a little disappointing. I would suggest a change of name!

It is very close to tram stop or underground. You can catch a public transport at any time. Contact with a reception are really good. They answered to all my question about accommodation and they helped me to arrange trip over the city. Room are clean and tidy, and there is an air condition, nothing else to say. In the morning I had typical Italian breakfast. Really good fresh coffee with a croissant an yogurt. It is a perfect way to start your day.

It was quite a comfortable stay. It's a few stops from the city, but still close by. The facilities are great there. Clean and spacious. We had everything provided and not to forget they also had a kitchen in the common area. It's a very different kinda property I've come across and the best part about it is, it's very well maintained. They've got lockers provided too and some high-tech key collection facilities. Everything was great.

The room was clean & spacious. Lots of space in the waredrobe as we were 3 people. Convenient system with digicode and keys.

The room was on the road side with lits of trafic. So it was noisy. We would have appreciated a room at the back as we were the only customers at that moment.

Everything was nice and perfect, we had a little discomfort with the bathroom, otherwise everything was great and the staff was mainly Luca, he helped us a lot and is a kind and good hearted person!!! Thank you Luca for your hospitality!!!

The Room was very big, clean and comfortable. The area is very lively and nice. It is also well connected; there is a metro station just behind as well as the tram just in front. The internet is good and kitchen is always clean and all works as it should.
