Great location close to train, buses. shops, restaurants. Loved the private terrace garden. secure entrance, size of the room. The room is prettier in reality than picture conveys. I really liked it. Staff were helpful and friendly and speak English. Beautiful Basilica Santa Maria Maggiore at one end of the street, and Roma Termini train station at the other end of the street. Pharmacy & supermarket and laundry close by.

There is a little noise from trams on the road but it’s more of a whooshing noise than a rattle. I’m a light sleeper but I became accustomed to it and was never disturbed nor did I lose sleep over it. The beds are a little too firm for me.

The staff was really friendly all the time! Before our arrival, they answered all the emails very quickly and properly. During our stay, they helped us on all occasions and informed us properly via all possible channels (email, WhatsApp) about check-out times etc. The staff informed us about the street noise and the tram in the first email. Because of the flight cancellation, we needed an extra night. The staff immediately informed us of the possibility of staying in the Manin Suites, which are located in the same building. They even took our luggage to the room while we were exploring Rome. We were really, really happy... thank you!

Phenomenal welcome, help with apartment and guidance on moving around the city. Lately we discovered the common room with cutlery, microwave and coffee maker. Since we were with an almost 7-month-old baby, we knew about the noise made by the tram, but it did not affect sleeping or waking up. Thank you to both hosts who allowed us to check out later and allowed us to leave our suitcases in the common room until going to the airport. Security is high because the police are around the corner. Supermarket 5 minutes from the apartment. We visited all important locations on foot (not easy but not too difficult). We will come again :)

The only complaints we had were: Slower flow of hot water to the tap and shower, one wall in the apartment felt moldy and the shower had a sharp jet. If these can even be called complaints :)

Location was great for our backpacking trip, just minutes from Termini. Room had everything we needed , the terrace was beautiful. Staff very helpful and friendly. They accommodated our requests. They were honest about the noise and gave us earplugs (I already brought my own as I’m a light sleeper) but I never used them , we stayed 4 nights and weren’t bothered by noise at all. It’s Rome - it’s bustling 😁 metro station a few minutes walk to get you about! Loved it !

The beds weren’t the comfiest, pillows weren’t great, but it didn’t spoil our stay. It can be a bit noisy in the hotel - walls seem thin but again it didn’t spoil things for us

We've stayed here multiple times, it is easily one of the best rooms in Rome. This property has two rooms with a private area of terrace, but all rooms have access to the terrace. They have a water machine in the corridor, small fridge in the room and have heavy curtains and shutters to block out the light. The air conditioning works wonderfully with remote access. The location is minutes from the train station; and around 20 minutes from the colosseum. Some of the hidden gems we found within a 15-25 minute radius were: Food: T. & C. Burger Lab if you want a change from pasta/pizza (a one man band small operation with the best burgers I've ever had). Exclusive cocktail bar: Drop Speakeasy: Blackmarket Hall A hostel bar with brilliant vibes to meet tons of new people: The Yellow Bar Beach: Santa Severa (where the locals go, very few tourists) - around an hour away by train - worth it. For gay travellers: 101 Club Roma

This property has two rooms with a private area of terrace - one is better shielded from the tram tracks that do affect the other room. The sound isn't the property's fault and they provide earplugs - but luck does play it's part as to whether you get the sound shielded room or the room next to the tracks. But as mentioned the sound isn't their fault, and if you're wanting to sleep when the tram is running you're not getting the most out of the beautiful city you are in's night life. The sound is the only reason I didn't give this a 10 (but it really isn't their fault)

The location is excellent as a base to walk the city centre. Our room on the 2nd floor faced into the courtyard area so was nice and quiet. It had a small patio area with a table to sit at which was nice. Allesandro the hotel manager spoke excellent English, was very helpful and made our stay there relaxing.

There was nothing specific that we didn't like about the hotel. If I was to recommend something as way of an improvement I would provide some wine glasses in the rooms as well as the cups. A very minor addition to a lovely stay there.

Location is excellent! It’s just 2-3min walk from Termini. Staff are very helpful with assisting in checking in outside of reception’s opening hours! Room is simple but comfortable! Love that they offer 2 coffee capsule to use in their coffee machine too! Nice to the room is equipped with air-con. Bed is firm and comfy for me since i prefer firm beds than soft ones:)

As mentioned in other reviews, if your room is facing to the road where the trams go by, it can be pretty noisy… especially when the tram runs from early 6-7am until 12am. Hotel offers a pair of earplug for that, which is nice But i would recommend bringing your own silicone earplug (I have this on my own) if you want even more soundproof effect!

We enjoyed our superior room with semi-private terrace. The room was very spacious, with ample room to hang clothes and make ourselves comfortable. Everything was clean; the building is older, but updated and most importantly clean. The staff was wonderful and accommodating. While we waited to be checked in, there was a wonderfully gracious cleaning woman who helped us feel welcome and comfortable after a very long trip. She offered us snacks and even made us espresso while we waited in the small waiting area. The location near the train station was important to us also, so this is a plus. There are restaurants very close by, including a breakfast place just around the corner, just feets away. Oh also, the hotel made transportation arrangements for us from the airport to the hotel, through an outside vendor, whom was reasonable.

The 1 thing that made a difference for us, was that we landed from America to Rome early in the morning. We arrived from the airport approximately 8 am and had to wait until 9am for the person to check us into our hotel. It would be nice to have access 24/7, or if knowing that a guest was arriving early, to have someone there to do this. Also, as our room was not ready, we were able to leave all of our belongings there while we started our adventure in Rome. Although we felt it was safe, the area for luggage is just in the small 'reception' area, which is unsecured. There is no back room where it is locked up, away from others.

My sole trip to Rome. On 20/04/24 was received warmly and my room was ready before check-in time. They accommodated my request when I asked when booking if I could stay in the "mint green room", I was happy when I opened the room door and saw that it was the one I asked. The room was airy, the bed was very comfortable. The bathroom has everything we need, very clean towels, hot water, everything is very clean. It is easy to get to Termini Station (4minutes walking) and local shops inside and outside the station to buy whatever you need. Also the Municipal Market of Rome (inside of Termini) where I was able to have lunch and dinner. The receptionist was very helpful and friendly. I was also able to leave my bags for a few hours at check-out on 23/04/24. I recommend it and will stay there on my next return to Rome!

If you are a light sleeper, be prepared to wake up at 5AM with the sounds of the Termini trains. But it's worth it because by waking up early you'll enjoy the day more! :D

Good sized, clean rooms. Very close to the station. Friendly staff. Nice terrace to sit out on with a cover to protect from rain/sun...we had both. Yes, the property is on a tram route, but i liked the little touch of earplugs in case it bothered you. Certainly didnt need them, and it didn't keep me awake. Shower was hot and clean. Coffee machine outside room with pods that could be bought from reception and a water filter for fresh cold water too.

The only negative....the hairdryer lacked force. But i really had to look for something I didn't enjoy about this stay.
