The hotel is located in a historical part of Venice within a short walking distance from Santa Lucia train station. The hotel is in a quiet alley behind a main walking road off the crowds so it is quiet at night but still surrounded by restaurants and shops since everything is a short walking distance away. I interacted with three different reception staff at the reception and everyone was friendly, helpful and kind. The bathroom is well equipped with everything you will need and there is a bidet as well.

Strange thing is that whenever the main building door was being closed my room door was making a noise as if someone was trying to open the door, which i thought was the case at first. No fresh towel was provided during morning room cleaning, not sure if there is a hotel policy you have to ask for it .

The staff was very helpful and the room was nice and large. Comfortable bed, and the bathroom was adequate, with towels and toiletries. We decided to order breakfast for the two mornings and were pleased with the choices, coffee was very good, and nice to have "room service." The hotel is in a quiet courtyard yet in a lively area of Cannaregio. We were also able to leave our bags on the last morning for a bit more sightseeing. We will recommend the hotel to friends.

Due to the time we were visiting, Venice's regulation on no air conditioning or heat. It was extremely chilly and rainy so our wet damp clothes took along time to dry out.

Excellent location with an amazing view of the canal. Enjoyed the breakfast in the room and the staff was very friendly.

There was no hot water, we had to take a cold shower everyday. We did report it the first day and was promised they will look into it, but the next morning there was still no hot water. There was no duvet on the bed. We only realized it the evening after reception was closed. The next morning we were informed that they do not place duvets on the beds during summer. On request they did place a duvet on the bed without any complaints. I would suggest that a duvet be placed on the bed for your choice to use or not.

The staff were so friendly and welcoming and as a first timer to Venice they were very helpful in talking us through the city. Anything you need they would do their upmost to accommodate. They can be flexible with check in times if they are able. Check out is at 10 and it says that in your room. If you have a later flight they can store you bags until you're ready to collect. Our room was average in size but it did the job for the weekend. Other rooms seem to vary in size. The breakfast is done by form which you complete and leave in trays (which are placed on the walls around the hotel) the evening before. It is lovely and there is more than enough. There is a choice of hot drink and juices and also pick between savoury (continental style) or sweet ( croissant, pancakes) all come with toast and various spreads, yogurt and cerals). You can select a time between 0800-1000 and arrives promptly. The room comes with a kettle, coffee machine, mugs and glasses, as well as some tea and coffee and a complimentary bottle of water. Also, has a fridge which has some drinks and snacks in for purchase. Safe, hair dryer and open wardrobe with hangars were also there. The washroom has a shower, which was nicely sized. Toilet was fine and no issues with pressure or anything else and has a bidet. If you ask for toilet roll they will give it to you straight away. The hotel is lovely and cute and tucked out of the way, just off the main walking strip of Venice and Cannaregio. Cannaregio is really nice area, has a lovely selection of restaurants and bars to choose from as well as shops. The water bus is a 5-10 min walk to S. Marculo Casino stop. Which stops all along the grand canal and up to the lido or to and from the train/bus station. F. te Nova stop are about a 15-20min walk and they got towards the islands.

Everything was great, after reading reviews beforehand the hotel and staff are a lot better than what is suggested. The only negative, which didnt make it a full score, was that the air conditioning in our room wasn't great and didn't fill the room enough. I didn't mention it to them though, but if I did they would have tried to accommodate something if they could.

Good location in the Cannaregio area, close to restaurants, bars, bakeries and cafés, but not that much in the "entrance" of Venice (this is positive). Good to walk to the main touristic points. Easy to reach even with some luggage. Moreover, it is close to some waterbus stations, making it easier to go to airport or Murano/Burano. The staff was super attentive and helpful. The room was comfortable and seemed quite new. Good hotel for the price, especially in Venice. Second time in Venice, but first time sleeping there, and I can say I have really enjoyed the city staying at this hotel. Much better than seeing it just for one day.

Staying here was very lovely! The staff were always pleasant and friendly, when asked for advice on where to eat they gave us a list of recommendations. Not too far from station / bus station about 15-20 minutes walk and a 20ish minutes from tourist attractions. The room was nice and presentable. Clean. The view of the canal was worth it.

The entrance to the hotel is quite easy to miss as it’s a smallish pathway off the main path. The hallway is slightly outdated. Doors are a little stiff and don’t feel completely shut but had no complains and didn’t hear much sound from other rooms

The location was perfect for us - just a 10 minute walk from the airport boat stop and from the train station. Lots of great bars and restaurants close by - definitely visit the places on the streets behind the hotel for some great wine and chiccetti with lots of locals visiting these places as well as tourists. Most of the major tourist attractions were within a 20 minute walk - and a beautiful walk at that. A good size room with a comfy bed and decent drop shower.

We were on the ground floor so there was sometimes a bit of noise but nothing major.

Perfect location, couldn't hear outside noise and a beautiful view of the canel and bridge. The staff were kind and friendly and able to help if needed. Comfy beds and good size bathroom. Well stocked mini fridge.

It was a good size room but we stayed for 5 nights and by the end, it was just a little tight. But considering how long you spend in the room, the cost, the staff and the cleanliness....it was fine.

The location is just perfect!! view of the canal in the Cannaregio area. everything in just a walk away. best price we could find in venice!! small hotel, about 12 rooms, the crew brings great recommendations for food, sights, and any questions we might have. Hana was especially informative and told us many interesting facts about venice. rooms are clean, good tea and coffee station. they kept our luggage before check in and after check out, which really helped us make the most of our time in venice. I definitely recommend it!

The hotel was very nice, very clean. The hotel, staff were very pleasant and very friendly and location was good.

When I originally booked this hotel, I read it was a tall building i therefore requested that we had a room on a lower floor as we both have health issues and asked if there was a lift, I got a reply that they would do their best to fulfil my request, and yes they had a lift. Upon arrival we were put on the top floor of the hotel and unfortunately there wasn’t a lift.
