Location is fantastic with pleasant activity but not overly busy. Room was clean and clearly cared for. Host was gracious and polite.

As a bread and breakfast we expect a more communal vibe. The court yard was great and our room is what you would expect from a B&B. However, we would expect some type of breakfast and there was none. A coffee machine in the common area and light pastries would be fine and a nice touch.

This is a special place to stay in Venice! The family home has been carefully converted into this B&B and the host Giorgia makes you feel very welcome from the start. I stayed alone in a spacious suite with original frescos on the walls and a spacious separate living area which I enjoyed. The B&B feels very safe with auto lock doors and security cameras, although Venice in general feels very safe anyway. The furniture etc. are all antique but the rooms are well cleaned and has good WiFi from my experience. The bathroom and towels, bedding, etc. felt clean and smelt of fresh natural soap which I liked personally. My room was cleaned and freshened up daily. The location is excellent!! It’s a short walking distance from the San Luca train station, also walking distance to St. Mark’s square and Rialto Bridge etc. There are also plenty of very good restaurants such as Ristorante Due Fratelli (directly opposite the B&B - excellent seafood spaghetti) and Trattoria alla Maddalena (few minutes walk, excellent food and service). If you have limited time in Venice and want to stay in a convenient location with some history, I would highly recommend staying here.

Some small improvements could be - newer and firmer mattresses and mini fridge / tea / coffee facility in the suite. This has nothing to do with the great hotel and service but I would also recommend bringing insect repellant for Venice’s mosquitos!

The place is beautiful as well as the gardens. Our room was big, full of character and style... it was like a time travel to Venice's golden time. It's an oasis of silence and peace in the middle of Venice. Giorgia was so welcoming and she made us feel like home. We paid for breakfast separate. It is served in a beautiful room and we really enjoyed the fresh warm croissants! Location is amazing, less than 15 min from St. Lucia train station.

The decor and venue alone are captivating! The original furniture and old Venetian style immerses you. Giorgia, the hostess, is extremely friendly, caring, and organized. Breakfast is nice but covid probably imposes some restrictions still.

The bed and pillows gave my back some stiffness, but other than my own issues i would return.
