This is a nice and clean hotel, comfortable bed, air conditioned rooms. We had two rooms - one with the sea view and the other facing the inner yard. Sea view means also promenade view and if you chose it then you should be ready for busy nightlife outside. It was nice to see people walking, talking and enjoying the summer. We slept with windows closed and sound isolation was good. The other room was quiet even with open windows. The breakfast is excellent and good coffee. There was very nice lady taking care of guests in the breakfast room. We felt welcomed!

NB! It is not hotels fault in particular but all the beach near the promenade is 'private' and you cannot see the sea while walking by promenade or easy access it. We discovered that it was still possible to reach the sea from the very end of all 'bagnos' via narrow umbrella free space, but you can only walk by the coast and guards did not even allow us to leave shoes on the ground while we were swimming. Better just go by bus nbr35 to the unspoiled public beach at the end of the bus route.

The friendliness of the owner and staff. I also loved how the hotel was located in front of the beach front and how clean and well kept the rooms were. I would definitely recommend anybody staying in Viareggio to stay in this Hotel for a wonderful stay.

I loved everything! The location was perfect. I had come to experience Carnevale and the hotel was right in the middle of all the fun. This would be a great location in the summer too, right across the street from the sea. I didn’t have a front balcony, but there was a sun deck on the roof which made viewing the parade very easy. My room was impeccably clean and seemed very recently remodeled - much better than the photos. It was comfortable and quiet. Breakfast was also great, there were so many choices, savory and sweet.

The only thing I can think of is the buzzing sound when room doors were opened. It was startling when opening my own door, and a little disturbing when I could hear other’s doors buzzing.

Hotel Eden is in a good location, facing the promenade with plenty of shops, cafes, restaurants within easy walking distance. The room was clean, had a fridge and a balcony. A bonus was a rooftop terrace with sunbeds and great view overlooking the beach. The breakfast was varied with hot and cold options and the staff were welcoming and helpful.

The room was slightly small and although there was one bedside table, there was also a desk and a chair, a bedside table in its place, for us, would have been more useful.

Everything about this hotel is first class. The staff the cleanliness of the hotel the Breakfast was delicious and plenty of choices too!

Great friendly staff, wonderful location, comfy quiet room. 5 star quality for a 3 star price. Walk to the beach and eat at of 100 places. Free breakfast offered great quality but we especially appreciated front of the house staff and staff in the breakfast room who want to make a great stay for you. I highly recommend.

Nothing. Even the wifi was excellent. Everything was above our expectations.

We booked a small room no view, but we got a partial sea view with a terrace which was a pleasant surprise. Seems that we visited at the very end of the season, and this has contributed to our positive experience. The breakfast buffet had a wide variety and exceeded my expectations for the price paid, but the quality is not the best (but good). The receptionist was friendly, and so were the women helping with breakfast. The beaches need to be paid for. As we went end of the season, they were all empty and had discounted prices. Unfortunately, it was very windy one of the days and the sea waves were so high.

The bathroom ventilation is not good. so it's easy to smell. The bed has no duvet, which we found unusual compared to all other hotels we stayed at. They had a wool-blanket in the wardrobe, but it had a smell probably due to storage.

The Room confortable and clean, The staff are so freindly and helpful really appreciated, The breakfast excellent, the beach at 100m in front of the hotel, the balcony with table and two chairs.

No parking available at the property but you can pay 6€ at the lobby for 24h parking on the main road in the front of the hotel its the cheapest deal compared with the city parking pricing.

Great location. beachfront, 15 minute walk from train station. 10 minutes to centre of Viareggio. Fantastically clean hotel. Everywhere smelt so clean with reed air fresheners everywhere. So comfy beds and pillows, best sleep ever. Breakfast was typical Italian, meats, cheese, fruit, scrambled eggs, hams etc, great quality and great staff always ensuring you had what you wanted. One of the best 3 star hotels we have stayed in and the price is so reasonable too.

Hotel was across from the beach so location was perfect. Everything in hotel was spotless and clean and breakfast was really impressive selection and volume

It would be nice to be recommended to a place at the beach as sunbeds varied in price.and were expensive.
