Washer/dryer combo in the room, so I didn’t have to worry about anyone interfering with my laundry like in some hotels who have a machine near the front desk. Very spacious accommodation.

I chose M’s Inn because it is off the beaten path, but that also meant there were not too many restaurants nearby, so had to plan my outings accordingly. Also no ice machine on site.

Was in a top location close to restaurants, bars and temples within walking distance being quiet away from crowds. Fabulous little apartment (not big) but for a couple was all we needed. Washing machine was a bonus too.

Kitchen utensils were non existent. A fridge, microwave, no stovetop for cooking, 2 cups and 2 glasses. As I’d read previous reviews I brought plastic plates, bowls and cutlery to use for breakfast. I found a great supermarket about 15 min walk closer to Kyoto Station to stock up. Check in - this is answering questions on a screen with the staff member not really speaking just standing there. There is construction site across the road but as we were at the back we didn’t hear any noise.

This would be a really good place to stay if someone was in Kyoto for a few days - it has a small kitchenette area and washing machine. It is near to Gion and places like Sannenzaka, but far enough from the main touristy areas to be quiet. It uses an automatic check-in system but when we arrived, about 20 mins before our official check-in time, there was a member of staff there and he checked us in without needing to wait until 4pm. The automatic check-in and out system worked well for us and meant that there were no keys to lose.

The room has a small tatami area but no other seating. For storing baggage, there is a self-lock system (a bar with bicycle locks on it) - this was fine for us as we checked out pretty early in the morning but when I went back there were lots of bags which were not locked to the bar as there were more people checking out that day than there were bicycle locks available.

I cannot comment on the staff, since there are no staff. This is all self check in using the code as access that you get in your email. Location is a bit of a walk to get to from the bus stop. However, you are really close to many beautiful locations and temples. There is a cute boar temple just next door. This area is amazing to just walk about and find hidden gems. 10 min walk to famous Gion area. I was able to walk to Nishiki Market from the hotel (around 10 min walk too). People say there's no convenience store close - yes thats true but if you google: Supermarket, there is a large one just 5 minutes from the hotel! Its HUGE and so much food options available. The room has a microwave and a washing / dryer machine. It is a bit fiddly to get the dryer option working but it did the job. It was awesome to just get my laundry done in my room after being in Japan for a couple of days. The room itself is so spacious and modern. I really loved staying there.

No staff - so if you have any issues, there's no one to talk to for help. The wifi is touch and go. I had to use my pocket wifi most of the time as the wifi would just drop at random times or get throttled. Location can be challenging if you have a lot of bags as you need to do a bit of walking to get to the nearest bus station (10 mins max but you need to cross a bridge).

Very comfortable with 2 adults and two teens. Modest, Japanese style with a queen size bed and two futons on tatami mats. Best things were the washer/dryer right in the unit and the AC we could control. Kitchen and bathroom area were much larger than I expected. Great location right next to the Gion area and walkable to all the awesome restaurants on Pontocho.

If I had to give a suggestion it would be that a chair would be nice, especially in the entry area for putting on shoes. For a good size room there was nowhere to sit for folks like me with bad knees but the floor and the bed.

The location of M's Inn Higashiyama was excellent for all the main Kyoto sites especially in the East and Centre. This is not a hotel in the traditional sense with a bar or restaurant but in Kyoto you don't need that as there are plenty of places to eat and drink. 7-11 also a block away if needed. The room was spacious enough and the traditional extra fold out futon / mattresses can be used for extra adults or children (but I would not put more than 4 total in the room personally). Everything was clean and the kettle / fridge useful. Washing machine worked also. Close to Metro and Bus routes. Uber also works in Kyoto and taxi fare to / from station ~Y1000-1200 - $10 and bus fare to the station just Y230 -$2 per adult and same price to travel to Kinkaku-Ji on the other side of the city. Good location too for day trips to Kobe, Nara and Osaka.

Nothing really, perhaps a sponge and washing up liquid might have been useful to help keep the sink and cups clean.

We liked the location, and the room was very comfortable. The kitchen area and washer/dryer were useful. The room was large enough for the three of us and all our luggage.

There was no staff present so if we needed anything, we were on our own. It was unclear what we should do with our trash so we were leaving it in the lobby daily. There was no laundry or dishwashing soap so we had to purchase those on our first day. The kitchen had no supplies - no utensils, dishes, etc.

The room was spacious, clean, and very comfortable. There was a small area with a sink, a small microwave, a mini fridge, and an electric kettle. There were tea, cups, and glasses but no other kitchen utensils. The bathroom had a washer/dryer but no instructions in English (use the camera on Google Translate and you might be able to figure it out). The room was quiet and we had great sleep.

We found that the location was very convenient to the Kiyomizu-dera temple but we had to walk at least 10 minutes to the bus station that would take us to all the other sights in Kyoto.

The room was more like a mini apartment than a hotel room. It was lovely - clean, well furnished and tastefully decorated. I didn't use them, but there was a microwave and washing machine. The shower was super clean and the water pressure was strong. The touch-screen check-in as the most advanced I've ever seen - very easy to use. The location is great - can walk to Shijo, Gion, Yasaka Shrine, Kiyomizyu-dera, etc. Walking distance to Keihan Gojo Station. I'll definitely be staying here again.

The safe in the room didn't lock, so I was unable to use it. The worker at reception couldn't get it to lock, even after phoning folks at head office.

The location was great, just up the road (10 min walk) is the famous Kiyomizudera water temple and the street with all the fun shops that include pottery, plants, souvenirs, ice cream, eateries and more. Within walking distance to many things. Loved how big the room was - it could fit our 2 bags easily. The best thing about the room is the water pressure in the bathroom and the washer/dryer :) The room was incredibly clean and comfortable.
