This property offers a serene, Japanese-style oasis after a busy day of sightseeing. Beds are very comfortable, and the room was spotless and spacious. The property is exceptionally calm and quiet. Friendly staff speak English. The rooms have Nespresso machines and coffee pods (ask for more at the front desk) with ceramic cups. The property is beautifully scented throughout. The vanity, toilet and shower are all in separate spaces, making it easy for two or more people to get ready. It’s also decorated in a lovely muted, minimalist style. It’s a short walk from wonderful Nitta Bakery (open Fri-Sun). It’s also a short walk to bus stops and convenience stores, and not too far from the subway. We were able to store our luggage before check-in, and they put our bags in our room for us. On our last day, a staff member called a taxi for us and guided us out. This was my second time staying here, and I would stay again.

It’s not as centrally located as some other properties, and there aren’t a ton of nearby restaurants open past 8. I would recommend taking a taxi from and to the train station (less than 2,000 yen each way); riding a crowded bus with luggage is not fun.

The location was perfect. The staff were very helpful. Our room was a bit small but the extra living area was useful. I was able to lay down on the Tanami mats to relieve my sore back. Two washing machines at the hotel but one machine was faulty during our stay. It still worked out in the end for us and got to wash/dry our clothes. Bus stops, restaurants, tourist attractions, and convenience stores were only a few minutes walking distance away.

The downside in our room was that it lacked luggage storage space. We could have stored it on the tatami mats, but we didn't want to damage the mats.

Easy check in and easy check out. Staff very helpful with recommendations and the nice woman even called several nail salons for me to get a manicure. Arigato! Beds and linens very comfortable. Good A/C, reliable wifi, convenient location for dining and attractions.

No breakfast served at the hotel. There is really only one restaurant nearby open for breakfast and it was a little disappointing. This hotel could offer a Continental-style breakfast for guests to eat in their room, understanding that space is limited there.

We were able to get an amazing deal so I wasn't sure what to expect but this hotel certainly exceeded our expectations! The room was clean with comfy beds and the location was perfect! It is close enough to walk to the liveliest parts of town but then be able to escape the hustle and bustle and come back to a nice quiet area away from the crowds to relax. There is a 7-11 and grocery store right around the corner as well as a bus stop if you'd prefer to ride instead of walk. The staff were absolutely wonderful! They were so friendly and helpful. The service we received actually rivaled (and in some ways exceeded) the 5 star hotel we stayed at in Tokyo. We would absolutely recommend this hotel and would stay here anytime we are in Kyoto.

The only thing we could have wanted was just a little more space for our luggage since we were a party of three. However, it was not a big deal.

Location was good. The room was the biggest I've had in Japan and really are nice. The bed was decently comfortable - I like soft beds. The rooms immaculate and we'll set up

The people working the desk knew absolutely nothing about the city of Kyoto. They couldn't answer the simplest of questions. A Japanese colleague drove us to Kyoto and when he called the hotel to ask for landmarks, as it's hard to find, they didn't know and couldn't give him directions. It's a nice hotel but they run it really cheaply. They give you one towel, one coffee pod and one creamer.

Our room was so large that there was a separate tatami mat area big enough for two futons where my kids could sleep. Plus a four-seater couch area! I had to double-check that this was the Deluxe Twin Room. I thought I had accidentally booked a suite! There is a Nespresso machine in the room and they re-stock the capsules every time they clean the room, which is every few days for guests staying a minimum of 4 nights. The room is spotlessly clean and the bathroom is beautiful. The water pressure in the shower and bathroom are great. In fact, we accidentally splashed the area around the sink by turning the tap on too much! We are supplied with shampoo, conditioner, body wash, as well as disposable hairbrush, toothbrush-toothpaste set, cotton pad and buds, razors and body towels (are they gym towels? These are separate to the regular towels, face towels, hand towels and bath mat). There are two washer-dryer combos on the 2nd floor and these are coin-operated. It only accepts 100 yen coins, but the front desk will give you change. I thought there would be fierce competition to use these machines, but I found it was fine. Most of the time, I got to use both machines at once, so I could have the darks and lights in separate loads. The hotel staff are wonderful - helpful, polite, kind and everyone of them I have met speak good English. They organised the forwarding of my luggage for me to my next accommodation, which was fantastic. The location is great if you want to beat the crowds to the Sannenzaka path and Kiyomizu-dera in the morning. It is only a 13-minute walk to Kiyomizu-dera. I got there at 6:20am and there were only a few people around. 20 minutes later it was already a lot more crowded. It is a 5-minute walk to the bus stop. It is tucked away on a quiet street, so we still get a respite from the crowds. And there is a konbini nearby for us to buy meals, etc.

The location is not so great if you want good restaurants at reasonable prices and shopping nearby, as it’s a tourist trap, which means inflated prices, souvenir shops instead of normal shopping, kimono rental shops and too much deep-fried and sugary foods. But that’s just me. Judging from the crowds, I’m a minority!

The bedroom that we stayed in had 2 double beds. The beds were comfortable .The room was very spacious with a sitting area and an area with tatami mats for extra guest in case there were more than 2 occupants in the room. We had a separate powder room from the vanity and shower room. The staff was friendly and helpful. The location was walking distance from the main sites in Kyoto. There were also convenience stores closeby where one can buy breakfast, and already prepared lunch and dinner foods that only needed to be heated.

My family and I had a wonderful stay at this hotel. The prime location made our visit even more convenient and enjoyable. We were impressed by the cleanliness and tidiness of the facilities. The staff were outstanding—friendly, helpful, and welcoming. The room we stayed in was surprisingly spacious, which was perfect for us and our five-year-old. We had an excellent experience and are already looking forward to our next visit!

The design of the room is excellent. The room is big. Bed is comfortable. There is safety deposit box in the room. Location is ok (very close to yasaka and kiyomizu dera), but I warn you there aren't a lot of restaurants around (there are many more in downtown). No metro around, but there are a lot of great bus lines.

The room was cold. You do get an air-condition with heat function, but the problem is showers and bathrooms are hard to warm. We were there at the end of November and it was freezing at times. That is probably the biggest complaint. The location was very good, near all historic tourist attractions, but I still think downtown closer to river is better. In that case you ate 15 min walking distance to where you are, but a lot more affordable restaurants. Also room was cleaned only once during our stay, and we had to vacate the room form 10am.to 5pm because of it. But all things considered very nice accommodation. Would definitely recommend.

A delightful place to stay, and great location next to some of the biggest tourist places in Kyoto. Very modern inside, excellent facilities, with ice/ water and microwave machine, laundrette, and free high-speed wifi. The rooms are spacious, with plenty of space to work, and a great selection of manga to read. There is a large 'Times' parking lot close by, I was always able to park, and a convenience store just a few minutes walk away. Bath is large, bathroom is well-equipped, with extra amenities available 24/7.
