We did not add breakfast, but there were cafe on ground floor of the area. Rooms were on level 2. The rooms were big and very comfortable. Felt like staying in a suite of a 5 star hotel that was furnished in a very simple, yet comfortable way. There were a lot of space (inside or outside the room) for lounging, reflecting and watching life goes by. Its right next to a school and you can literally see the students attending class.

Nothing. But this property will not be suitable for those with difficulty climbing stairs. They will have staff to assist with carrying luggage to your room if you can manage stairs, just not with load. It's about a 15min walk to the nearest train BTS station, not difficult, but ask the staff for the best way to walk. (We took a wrong way to cross the canal using a road for cars, and it didn't feel safe as the traffic was busy.)

Loved the space, even if it's a little inconvenient to get to, but it's such a nice green quiet spot in the middle of the city. I even loved that it's right next to a school so I get to hear the kids playing and having lessons every morning 😆 The lady who greeted me at front desk was perfectly polite and attentive. The rooms are beautiful and roomy. Just note that at about 5am there's a call to prayer from the mosque nearby (not too intrusive, but maybe for light sleepers!) And that the cafes in the compound open 8:30 at the earliest so if you want an early start you'll need to walk out for coffee/breakfast! The eateries are also closed on Tuesdays (which turns the place into an even quieter and more private oasis!). But there's a local market at a nearby street with lots of food, plus the Tops convenience store right nearby. Also other things to note: - There aren't any water dispensers so you'll have to get new bottled water from the front desk if you need more (an inconvenience for someone like me who drinks a LOT of water). - It was super crowded on the weekend afternoon I arrived (cos it's so hip and instagrammable!! And maybe cos of the art exhibition too). - Would have loved a bit more tea/coffee/sugar/creamer at the common area for guests to use! But the coffee at the cafe downstairs was really good (a little pricey I must say or have all the prices gone up i Bangkok?)

- The body wash smells like super glue for some reason!!! I had to make sure someone hadn't filled the body wash bottle with super glue by mistake... 😆

Amazing building and positive vibes surrounding with different green plants. Great sustainable complex with Cafe, Galerie and different interesting shops. They also have their great homemade shampoo and body lotion!

The one-way plastic bottles water are really not matching their sustainable and eco-friendly ideas and design

The property is clean and has a charming atmosphere, offering excellent value for money. Additionally, the staff is very friendly and welcoming, making the overall experience pleasant.

One crucial thing to be aware of: there is an elementary school nearby. While this is beyond the hotel’s control, the noise level from the school during weekday mornings between 7:30 and 8:30 is extremely loud. For light sleepers or those hoping to rest during this time, it could be very disruptive. It’s important to know this in advance to set realistic expectations for your stay.

The name squares it up - an Oasis. For that little bit of meditative time in the mornings, a light breakfast and coffee on the balcony, a breeze from the fan, listening to kids in the school next door, exploring the architecture and textures of the buildings and surrounding areas.

With old buildings, I did not expect great soundproofing. But the team can do more about other guests who stomp up the metal stairs late at night, talking needlessly loudly and slamming doors. The alley leading to can be brighter at night - it can be creepy for solo female travelers. There are harmless drain flies in the bathroom and toilet, usual sightings due to old sewerage, but easy to prevent.

literally a little oasis in the busyness of bangkok city. walking through the lush greenery into the refurnished compound is just one our favourite things each time we returned. amazing room design, great service - loved that you could hear jazz playing from downstairs while you chilled in your room. very spacious, great beds and shower. best thing is, you're surrounded by cats <3 there are many who live around the compound. there's piccolo vicolo right downstairs if you need a good cup of coffee (great selection of local beans), a small homecooked thai restaurant, and a zine shop! great artbooks and designery, cute trinkets.

a bit of a far walk to the nearest BTS stations (ratchethewi) but certainly worth it - otherwise, just jump into a car or tuktuk.

This is my go to hotel. I have stayed three times. I love the courtyard with two restaurants and great cafe. Perfect for someone with kids, or a pitstop to work from a cafe. You can literally skip the crazy side of Bangkok staying here. The place is stylish, comfortable and provides kitchenettes to make tea or coffee and a spot to eat if you order in. Can be a little disconcerting to find the first time. Taxi can't bring you all the way in. Only a short walk down narrow ally. But its also a bonus because you're away from the the noise of Bangkok traffic. Grab find it easily enough getting out and about. Central location. Close to the big shopping malls and Jim Thompson and Bangkok Art and Culture Museum.

No complaints. But FYI for future guests. I'd appreciate if the hotel provided a mattress topper as the bed is just a little hard for me. NB: the downstairs cafes and restaurants are closed on Tuesday. No great restaurants I've found [yet] to eat with in walking distance.

Very spacious room, clean room and beds and area. They have a separate entrance-ish area for your shoes and dirty stuff Separate bath, sinks and toilet was useful for our group in the mornings and evenings. And the ample space was sufficient for us to layout our shopping as we packed. Friendly and helpful staff (shout out to the staff during the day we were there who was friendly and helpful!), during the day, they have male staffs to help carry our bags down from our room (we checked in late so they'd left by then) but a good to know as our room was on the 2nd floor. Water was ample, and they have complementary instant noodles if you want, along with some light tidbits. Location was a short drive/bike ride or boat ride to most places. They provided a lot of information at the front desk too.

Not for those who drive or those who don't like cats as the small alley way to the front have some 'cat guardians' so just to take note. But if you love cats, they're pretty friendly and they won't bother you if you don't initiate first.

The best thing about this hotel was definitely the room which was very spacious and comfortable, had a great bed and a very nice balcony. The only thing that could be improved regarding the room is the door that didn’t feel very safe and had no soundproof. Overall we had a good time and really enjoyed the nice room after travelling for a month.

There’s no breakfast which shouldn’t be a problem since there are a few cafés downstairs (the hotel is part of a very cool shophouse style building) but they were very expensive. The breakfast we had there was probably one of the most expensive meals during our 1 month trip. Giving that the hotel is not that cheap, the discount offered to guests at the café should be bigger. We also didn’t love the location (it didn’t seem that near to the train station in Bangkok’s heat and there wasn’t much to do in the streets around the hotel). The hotel is right next to a school that seemed very loud (thankfully we had no problems because it was a weekend).

Absolutely loved everything about this place! The staff have been incredibly welcoming and kind. The location is fantastic—situated in an artsy, hidden gem of an area not far from downtown. We stumbled upon it while walking toward the Siam area through a residential neighborhood. At first, it might feel a bit unfamiliar, but you quickly realize you're just walking through authentic local living spaces. The local eateries are amazing—if you want to experience life like a local, this is the perfect spot to stay!
