The property was in an excellent location. The room was very comfortable and exceptionally clean. The room was cleaned every day and there were ironing facilities etc. As soon as you step outside the property you were greeted by a lovely green area where you can sit and look down to the sea front. One street up is an excellent selection of restaurants. The property is right in the heart of Brighton. But what made the stay was the host. You could not get better. Warm, friendly and could not do enough to help you. A truly exceptional host who goes above and beyond.

Richard, the Hotel manager, was so kind and cheerful, as well as interested in why I was in Brighton. He very kindly carried my suitcases up and down the stairs, as well as giving me tips on what to do during my long weekend there. My room was comfortable and very clean. I deeply appreciated the supply of tea, milk, sugar, and biscuits (cookies) as well as the electric kettle. The closet in my room was nice and long for my full-length gowns and there were plenty of hangers. (I was in Brighton to attend a Regency Ball at the Royal Pavilion.) And the desk and desk chair were a perfect place for me to do my last minute sewing on my gown. The bathroom is on the small side, but that's not really a problem, and the shower was very far from the smallest shower I've ever encountered. (I'm not a large person, but some showers I've used in Italy were miniscule. Much smaller than this one.) The shower and bathroom fixtures, although not brand new, do seem to have been part of a remodel in the not too distant past. The towels were fluffy and soft, as was the very comfortable bed. All in all, I'm very pleased with my choice of hotel. If I return to Brighton, I hope I'll be able to book enough in advance to actually have a room with a Marine View next time.
I don't really have any negative things to say. I would like to say that if you're the type of person who needs everything Luxury and Brand New, then perhaps this hotel might be a bit of a disappointment to you, but if you're fine with quirky, and are able to understand, and have an appreciation that the building the hotel is in is, what? about 200 years old I think, then you'll be fine here. The one thing that I didn't love was the peculiar timer contraption for the shower. It was fine for my usual shorter showers, but it shut off automatically while I was washing my hair, I had to wait a moment before I could turn it back on again.

Really enjoyed my stay at Marine View, the host was super welcoming and friendly and was there to meet me upon check in. He helped me with my bags and showed me to my room which was super clean. The room although advertised as a shared bathroom had its own shower and sink facilities which was great. The toilet was just next door. The room has great storage and space to hang clothes as well as a kettle, tea making facilities tv and a small desk where i could get some work done in the morning on the free wifi. Perfect room for solo travellers, everything is super close by with Brighton Pier a 5 minute walk away and the lanes about 10. There is parking outside the hotel as well. Highly recommend and would return if in Brighton again! :)

This was across the board a superb stay in the centre of Brighton, and would wholeheartedly recommend the hotel. We were a couple wanting to go out and experience the city, and the hotel was a perfect base to do this - we'd nip back throughout the day between activities to rest and recharge, particularly as it was during a heatwave. It is located a veritable stone's throw from the attractions, such as the beach and the Palace Pier, and right next to the bars and restaurants in Kemptown. As you might expect from a hotel in Brighton, in Kemptown, the staff were very friendly and receptive to an LGBT couple. The hotel facilities were great - towels were provided and the room was cleaned each day, and the cleaning staff were flexible with us coming and going at different times. Parking was also very handy, though admittedly a bit of a gamble - there are spaces around New Steine park but it is public parking, so it very much depends on if someone is coming or going at that time. However even during a heatwave we only had to circle the park once before a space became available, and we just left it parked there for the duration of our stay.
We went during a heat wave in August 2023, and while we wouldn't have expected full air con the room could have benefited from a fan, as the heat was very intense at times. However, given the usual weather in the UK, I can imagine at other times this wouldn't be a problem at all. And the staff did considerately do everything they could to accommodate for this by keeping the curtains closed for us in the day before we arrived - something we did throughout the rest of the stay, which helped mitigate the heat.

Friendly staff, great price, bed was more comfortable than I expected. Towels were provided as well. Pretty much had everything I needed despite being the most basic room
The biggest issue here was other guests, which can't be helped. Mostly due to booking a room with shared facilities, other guests where a bit more rowdy on the Saturday night and weed everywhere but the toilet.. I did also only have decaff coffee in my room, but that's not a major issue and I'm sure I could have asked for some normal coffee

My room with the sea view was lovely. Comfy bed. The hotel is in an excellent location 1 minute walk to the seafront and right around the corner from many nice restaurants and shopping in the town centre near as well. Richard is very kind and accommodating. I have stayed at the Marine View many times now and have always enjoyed my stays.

Great place that is easy to reach from the seafront. Really liked the fact that staff were to hand on-site to help us settle in. Beds and room were comfy, the amenities including coffee, biscuits were handy and useful. Liked the close access to shops etc. in Kemptown. Really good value for money and you can pick up the Brighton vibe at Marine view!
Showers and bathroom were a bit small for my liking.

lovely little guest house - room 8 is right at the top, petite but perfectly workable - comfortable bed, ok shower, endless coffee - everything you really need, nothing that you don’t. Lovely helpful friendly gentleman staff.
I had a massive flight case and it’s right at the top of 4 flights of stairs - it’s doable but if you’re a bit infirm you may need to take the offer of assistance from the on-site manager. Bit of mould in the shower and water flow a bit on the slow side but still usable. That’s being picky.

Richard, the owner, rang me on the day of booking, to reassure me on a question I had and went out of his way to make myself and my daughter feel welcome and, almost, at home. The bed was really comfy too! We spent a lot of time in the room as my daughter has special needs, yet the view made up for me being indoors.

The location could not be any better for the seafront. It is also a very short walk to most of Brighton's main attractions; The Lanes, The Pavilion and other shopping. The host was one of the nicest and most attentive I've ever met.
We got very lucky with street parking, but there isn't ample parking directly outside.
