The property was very clean. Easy to access & proximity to city centre & beach

One of the gentleman at the check in desk didn't come across as very welcoming at the time of check in. He did improve his conduct on later interactions. Vegetarian choice is not very good. Was offered Veg sausages, but they were not cooked well & felt very dry too.

Location Superb , for us anyway, 2 mins walk down the back of the Station.Minutes from the North Laines.Sainsbury's Store very near for refreshments, snack etc etc, OR Meals cooked in your Room with this Hotel ! We normally stay down the Seafront end but this was nice and different for a change.ROOM was great PLUS a Kitchen with Fridge etc etc, great concept here.Don't believe the reviews about Breakfast, its basic but actually very good, all you need to start the day, you could be quite greedy if you wanted to be, see my piccies.They do either sausages Or Bacon on different days and the extras/other options you can see, if something has run out just ask and they bring more. OH and again a Great Room,Bathroom,TV,Space was really good.Nice quality feel to the whole place, Posh Suites feel to it. Superb Staff with great attitude and ready to do all they can for you, are they on shares or Commission ?? ha ha.It's VERY nearly a 10/10 place.

Not much to dislike really, try it out. They need to buy another Coffee Machine !!!! One is not enough for all Guests at Breakfast time, and maybe another Toaster. Also inform Guests that Breakfast runs later (Longer ? ) at weekends, we did not need to rush, had we known. PLEASE explain to visitors they can just walk down the back of the Station to the Hotel reception, if travelling fairly light it's much quicker.Literally don't walk out the Station, go left and out the back, Lift and Stairs there.

Location was great. Right next to train station and supermarket/ north lane shops nearby. There is a grubby lift from the station right down to the entrance of the hotel. Looks like the hotel was newly renovated . The kitchenette which was well stocked was very helpful to have. We had the hotel breakfast which had good hot/ cold options. Lots of yummy croissants/ pain au chocolate. The common area/ lounge/ games room / gym were all great. Staff were friendly and helpful.

The hotel breakfast on weekdays closed at 9:30am which we found to be too early to get up on holiday. Wish it closed at 10:30am. Breakfast room was also busy right as it was closing. We found the hotel room stuffy. Wish we had the option to open a window. We also wanted an armchair to sit and relax in. Only place to relax was the bed. There was only one chair and one stool as a seating option. When we checked in there was still rubbish from the previous occupant in the bin. We had to call the reception to get it removed. The room cleaning is lax maybe due to cost cutting measures. The location is not great if you want to be near the beach which is a 15 minute walk.

Great facilities in the room - Loved that there was a full size fridge, pots, hob, microwave etc. It's really kitted out for people who are staying for a few days. The staff were lovely. Location was great near the lanes and was a 2 minute walk from the train station which was incredibly helpful. Brilliant air con. Great, comfy bed. Quiet too so no getting woken in the middle of the night. Overall a really great experience for both mine and my partner's birthdays - Would really recommend this hotel

The variety of breakfast was good. The room was very comfortable. The facilities were excellent in the room including, clean kettle, dishwasher, microwave and excellent fridge. Reception staff was very friendly. Housekeeping service was excellent. The location is very quiet and only 2 mins from the station and nearby Sainsbury only 2 mins away. The shower pressure was great. There was plenty of shelving in the bathroom.

Some of the food was cold and hash browns were cold and sausages could have been cooked better. On the third day, the bacon appeared in breakfast which was not seen on previous days. People were queuing for coffee machine which means food is getting cold so an additional coffee machine would be a lot better. The shower tray could be deeper or a supply of shower curtain would be great to avoid water splash. Clearing of tables need to be done more proactively.

The breakfast was basic hotel buffet but fine. The location was good for transport links and proximity to the city.

It was badly let down by the immediate access to the hotel which involved either a long flight of inaccessible steps or going through a squalid area. I don't just mean a bit urban and edgy, I mean piled with old, rotting rubbish which was also strewn across the road . At night it was populated by drunks and rough sleepers which didn't make for a comfortable end to an evening out.

The hotel staff was very helpful and accommodating. They stored our luggage when we arrived early and even after we checked out, which was very convenient. The room was great, quiet, and comfortable, with clean facilities and everything we needed. The breakfast was plentiful and varied. The hotel is located about 20 minutes from the seafront, but the walk takes you past lovely shops and restaurants. Overall, it was a great experience, and I would definitely recommend and return to this hotel anytime.

I understand the necessity of secure windows, but not being able to open them even a bit was scary due to my phobia. Fortunately, the room has AC, which helped a lot. This, alongside the top-to-bottom windows with a beautiful view, eased my worries.

The hotel was opened quite recently, so everything is new and functional. The proximity to the station makes it easily accessible. The staff is very pleasant and efficient. The room is spacious enough, and the facilities - shower and kitchenette - are very nice. Good acoustic insulation and plenty of natural light.

Not enough hanging places for towels in the bathroom. A hotel at this level should afford a nice coffee machine per room, rather than the instant coffee packets. The breakfast area is too small for the number of guests, resulting in the occasional unavailability of tables and lines for food. The usual conundrum in many UK showers where the glass separator is too short, ending in inevitable water spillage on the floor.

*Excellent location and immediate grounds, only letdown by Brighton and Hove councils poor maintenance of public footpaths and lift at the rear of the property up to the train station level.( presumably maintained by the council ) *We love our coffee and this hotel offers a small yet functional caffettiera in the room. *Nice clean bedding. *Breakfast was good, plenty of choice but only if you come down early! hot options were scarce and not replenished efficiently. *Blackout curtains… great especially as the rooms have wall to wall windows.

*Checkout time on a Sunday morning.. May be worth the hotel following suit and offer a slightly later - 11:30 or midday. Checkout similar to surrounding hotels *Breakfast hot option’s ( sausages, beans & eggs) insufficient quantity for the number of guests that stay. *Could do with a folding luggage bench in the room. As many,like myself struggle to unpack when the suitcase is flat on the floor and I don’t like to put wheeled suitcases on nice clean beds just to aid in the unpacking A complementary bottle of water would also be appreciated… just a suggestion:)

Accomodation very comfortable, with friendly and helpful staff. Best breakfast coffee I have had in years!. The location very close to train station was remarkable quiet for brighton. Would definitely recommend.

Shower, fine if you used the overhead and don,t mind washing your hair every day, however no wall bracket for the alternative shower head meant holding this all the time you showered.. Also the road access from the station exceedingly steep, which could be problematic especially with heavy suitcases.
