A lovely little B&B on the outskirts of London with great access to Piccadilly Line and Alexandra Palace. Stayed with my mum for a couple of nights to do some Christmas shopping in London. Location is great and we felt that our stay was good value for money. A short walk to Arnos Grove station which takes you right into London. The breakfast was really good and rooms were spotless. We would 100% recommend.

The only thing that could have made the stay even better would have been to have tea and coffee facilities in the room. This is just personal preference although there is a Costa a short walk away.

the family room which we stayed in was at the top of the house with a lovely big window and Juliet balcony overlooking the garden, which was lovely. the beds were very comfortable. the en-suite was beautifully appointed with a corner bath and separate shower. we had breakfast in the conservatory which was very pleasant and a cooked breakfast was provided. the house is conveniently located 5 minutes walk from the tube station which was very handy for travelling to the emirates stadium for a concert, which took 15 minutes on the tube. the house is on a quiet street with a park very nearby. parking is on the street but there were plenty of spaces near the house.

Bay Tree House was perfect for visiting London, it is in a fantastic location with Arnos Grove tube station a few minutes walk away along with Arnos Grove bus stop, both of which we used during our trip to the city and to Alexandra Palace. The owner was so lovely and welcoming and our room, we had the family room was great with a nice view. The beds were extremely comfortable and bathroom was spotless with a separate bath and shower. We enjoyed our breakfast too, enough choice for adults and children, freshly cooked eggs and bacon were just what we needed. Than you for a lovely stay, we hope to see you again soon with all the family next time 😁

Friendly host. Nice comfortable room with everything we needed including Tower fan and hairdryer. Great location, felt very safe. Easy for travelling to London on the tube via piccadilly line at Arnos Grove. Would stay again.

Could have had better lighting around dressing table for doing make up but bathroom lighting and mirrors were adequate.

The location is great, just a few minutes' walk from the nearest tube station, and there is a nice big drive to park on so we could stay off the main road. There was a good variety of options available at breakfast, and our host checked whether we had any allergies or preferences on check in. The room was plenty big enough for the three of us and the bathroom was a good size too. Overall, Bay Tree House made a fab base for exploring London.

Nothing really, we didn't spend very much time in the B&B at all as were only in London for a couple of days so spent most of our time in the city.

The house is located very close to buses and an underground station. Easy to move around London. Although in a central area, the house is very quiet. The house was immaculate and homely. The owner was warm, friendly, and very helpful. We all slept well on comfortable beds. The facilities were very good. Breakfast had a good variety of produce and the hot food was cooked fresh and great quality.

Jasmine was a great host, very friendly. The room and bathroom were immaculately clean, and the kettle provided in the room to make tea/coffee was nice. The location was ideal for my stay with lots of parking available on the road.

There was some black mould along the bottom of the blind in the bathroom but this can be easily rectified. It wasn’t so much of a concern for one night as to impact my stay.

me and my partner was looking for somewhere to stay as we was going to the Beyoncé concert we found this beautiful place bay tree house bed & breakfast , very reasonable on price and the breakfast was absolutely beautiful never have I add scrambled egg like it wow unbelievable and the lady who owns the B&B wow she is an incredible lady very polite and caring I would definitely recommend this place to anyone, I will definitely be coming back here that is for sure ,

The property is situated within b walking distance of the tube station, just a few drops from centre of London, ideal. It’s a peaceful area. The property was very clean and spacious, the host was amazing, very welcoming and hospitable, who even gave my daughter a box of chocolates for her birthday. We will most definitely be back soon.

There was nothing we did not like about the property

The guest house was very nice. The landlady Jasmine was lovely and friendly. The breakfast was excellent. The environment was calm and peaceful.

There were some important basics that were left from the room. The shower and basin only had dispensing soap which is fine but the one in the shower was empty so I had to keep coming out dripping on the floor to get soap from the basin dispenser. I mentioned this and she said there was a little drawer with little soaps in but it was already too late and should have been mentioned. Also when we came back late we looked forward to a hot drink but there was no milk and only one cup so we couldn’t. I gather that she was short staffed, but it would only take a quick check to realise these omissions.
