Beautiful old pub with pretty surroundings Breakfast was filling & with a great choice Lovely hard working & very polite staff , all went out of their way to ensure we had a nice stay & our needs met. The staff organise fun days & special events to encourage customers, a lovely team of staff. We stayed here 6 nights over the Easter wkend & it's great value for your money , we would stay here again .🥰
Although this pub is beautiful & I wouldn't change anything on the outside however I do think that Green King could invest some money on renovating certain areas . The guest rooms could do with new carpets as to the stairs leading up to the pub as they are abit worn. The sofas & some chairs in the pub could do with recovering or replaced As I said it is a very beautiful 17th century pub & you can not fault the staff I mean they work with what they have & do their very best . I also get that with the covid situation alot of pubs had to close & suffered terribly so this all adds to places such as this being victim to not having money pumped into it but I think maybe sometime in the future it would be great to see Green King invest in bringing some sparkle into certain parts of it.

Warm, friendly staff that went out of their way to help. Great location for what we were planning to do. Comfortable facilities. Although breakfast was during set times, you could ask for it later if you slept in. We will definitely be going back there.
When my friend went to add breakfast, they said it was £12.50 a day, without telling you the options first, which is a bit sneaky in my opinion. If you just want continental breakfast, it's £7.50 a day. The plate and bowl sizes are tiny to discourage you from taking big portions. I guess you can go back for more, but it's a clever tactic. And bring an extension lead if you want to charge your phone overnight and keep it by your bed.

The Roebuck is a country inn - the bar and dining area is in the older part of the building which is full of character and was nicely decorated for Christmas and our room was in a more modern annex. The staff at reception and breakfast were very friendly and welcoming. Check in was quick and efficient. The room was clean and tidy, the bed comfortable, the shower hot, and tea and coffee provided. There were a variety of breakfast options which come with tea or coffee. The English breakfast was filling and set us up well for the day. Overall fair value for money. I would definitely stay here again.

food in the restaurant was first class Breakfast was the same Staff were extremely helpful made to feel welcome and nothing was too much trouble
I Had to park my car at the rear of the building . The carpark was not even signposted and i ended up behind the kitchens with the bins so i turned around and went into the next lane leading to the carpark this was so badly lit and there were no signs to say were the reception was when trying to find the way in i tripped on the steps and fell into a bush I eventually found an entrance and got access to my room When i left the next morning i spotted a child's toy tractor on the carpark good job i missed it the night before Overall it was a very enjoyable stay despite the car park !!

Quaint old fashioned hotel, located close to Ashdown Forest and Winnie the Pooh Land. Staff were always welcoming and attentive. Pretty garden areas to sit in. Room was clean and comfortable Food was very good! Would highly recommend and use again
There was nothing we really didn’t like about the property. These are just minor remarks: It could do with a little makeover aesthetically but it wasn’t something that spoiled our stay. The name “Roe uck” on the facing wall as you drive in, the b needs replacing. The room wasn’t ready when we arrived but we were given free drinks and sat out in the garden whilst we waited for about forty five minutes, we think due to shortness of staff!

Nice traditional country pub and great facilities for guests. Beautiful restaurant and bar area. I would give the pub/ restaurant 4 stars and bedrooms 3 only as they’re in need of some renovation however the beds were very comfortable and clean and would stay again. Would be an absolute goldmine with a full renovation as this place has so much potential!
Bedrooms a little tired but wouldn’t take a big company like Greene King to bring up to standard. The shower in the evening was very powerful but no pressure in the morning. (Needs some attention) all in all wouldn’t stop me staying again.

Room 302 was clean, the tea/coffee etc was filled daily. There were plenty of accessible plug sockets (though not next to the bed) and on the hottest day of the year there was a fan! The bed was large and comfortable. Despite being near a busy road I only heard sheep on a morning. The room included- TV, hair dryer, fan, iron and board, kettle, 3 lamps. The bathroom had fixed squeeze bottles for soap and shower gel.
The room was a little tired, there were a couple of small maintenence tasks like the skirting board coming away and the plug hole under the shower took a long time to drain. One of the windows didn't open but the other did. I was in the room furthest away (think weatherspoon toilets) that's a long trek for a smoker (this is not a complaint, the building is what it is)

We stayed a single night in the Roebuck Hotel whilst on a visit to the Bluebell Railway and Sheffield Park Gardens, both of which are just over five miles away. We have stayed here before just over a year ago for much the same reason. We drove here and there is a good amount of (free) parking for guests and patrons of the associated public house. The Roebuck is managed by Greene King and had an attached bar and restaurant so has everything for a stay literally under one roof. We checked in late afternoon on a Wednesday in July and were given the keys to our room which we found quite easily. We had prebooked our room some time previous but paid for the breakfast at an additional fee. Our room was quite spacious and overlooked the grassed area behind the hotel which was nice. There was an element of road noise from the A22 road close by but we slept with the window ajar and did not find it an inconvenience. The room was equipped with a wardrobe, small cabinet, dressing table with mirror & chair, and an armchair and small table. We had a double bed which was very comfortable sleep in, we both slept well, and either side a bedside unit and wall mounted bedside lights. An additional low table wea provided as a suitcase stand. The room also had flat screen TV. A hairdryer was available in drawer in the dressing table and there were three pin wall sockets for use though not fitted with USB sockets. Tea & Coffee making facilities were included. The bathroom had a toilets, basin and bath with mixer shower which was easy to operate and worked really well. Complimentary soap and shampoo were available from wall mounted dispensers. The bedroom and bathroom appeared clean and maintained though taken as a whole, the room and fittings could be described as a little bit ‘tired’ in appearance. We had no complaints about the room, the view over the garden to the trees was quite pleasant and we were not disturbed by noise from either adjoining room.

Very very clean, if a little bit shabby on the stair carpets. Good pub grub, well presented and hot. Friendly efficient staff, good tidy outside seating area. Good shower. Excellent breakfast. Very large private carpark. We'll definitely use this pub/hotel whenever we're in this area.
Got lost a couple of times as the new 'bits' have been added make it a little confusing. If you're in the 300's rooms it's quite a hike from the rear car park up all the stairs. Only one chair in the bedroom meant lugging our camping chair - sitting on the bed for long is jolly uncomfortable

Amazing staff, so friendly and helpful. We were made to feel very at home and the hotel, bar and restaurant had a lovely relaxed feel. Food was very good, especially the Sunday roast, and was great value for money. Comfy bed and a lovely view of the garden from our room. Would thoroughly recommend and will be returning!
The building is very old so has some problems with damp, leaks, etc. The decor was tatty in places and could do with refreshing. It didn't affect our stay in this charming hotel though. Light bulb out in our bathroom and no toilet brush. It would also be handy if they could do cash back for the pool table as the card reader was temperamental.
