Amazing room. Very large. Lots of accessories inc toiletries and array of coffees, teas and other fancy options inc. oat milk sachets. Unusually great quality that I haven't found for a long time in a hotel. Massive TV!

Stairs and hallways carpets need replacing - old and 'dirty' looking. Noise from outside can't be avoided as is a busy road, but they do provide ear plugs. I didn't use and slept well as the traffic died down after 10pm to minimal.

Large TV in the first room we stayed (overlooking the front). Staff friendly. They were happy to bring meals up to our room. Good breakfast. Lovely Sunday roast. We had to leave a day early and they were happy to refund the extra day even though we'd gone past the checkout time.

The pub is located by a busy road and roundabout so there is some street noise and noise from the pub below until closing time. This was only really noticeable in the first room we stayed in which overlooked the front. The 2nd room (we extended the original booking) was at the back and much quieter. But it didn't stop either of us from sleeping so only a minor point.

Room quite basic but very comfy bed and surprisingly quiet, given the location. Breakfasts were very tasty. Staff were super friendly and helpful.

It would have been nice to have had some cold breakfast options, such as granola, yoghurt and fruit, as we were staying for four nights and we didn’t really want a cooked breakfast every day. There were no clues regarding any room service. None was offered - which was fair enough over Christmas, but it would have been nice to have been offered fresh towels, more teas, coffees etc. We had to ask for replenishments

Sunday morning breakfast staff, not focused. We had to ask for everything and it look them an hour from when we came down to finishing our meal from their standard menu. This was stressful and very different from our experience with the Saturday breakfast staff and those on Friday and Saturday evening. We had family to meet and a train to catch so this was a problem.

Fantastic to be able to stay and have lovely drinks and dinner, and the breakfast was very good! Loved the bedrooms, nice decor and very very comfy beds! Our Bernedoodle Mr Darcy felt at home with the doggy menu available at the bar. The staff were super friendly and helpful.

Although the property is done out nicely, it was a shame to see it was in desperate need of a lick of paint in many places…

My room was clean, comfortable and nicely furnished. The bathroom was lovely! I had everything I needed, even down to some oat milk for tea and coffee in the room. Breakfast was great, the coffee really good. And the staff were so helpful and welcoming. I would stay here again without hesitation, and recommend to others.

Maybe there was some traffic noise, but no more than most other hotels. And earplugs had been thoughtfully provided!

A great stay at The Swan in Forest Row. Such a lovely area to explore - locally for the shops, as well as the beautiful countryside and Pooh Corner etc :) A nice pub / restaurant. We only had a drink in the evening here and breakfast in the morning, but the breakfast was great, so I'm sure the food in the evenings is too.

The only issue we had was the hourly chimes of the church bells! The hotel did provide ear plugs (we have our own so didn't need to use these ones), however, the window in our room was stuck to an open position, so we couldn't close it to try and quieten the hourly chimes!

Friendly staff, a generous room, updated bathroom, convenient location for the gardens we wanted to visit, comfortable beds, space to spread out.

The building is historical and so there are some odd staircases and doors to negotiate with luggage. Remember to put the blind down in the bathroom as it overlooks the beer garden! We worried that a pub might be noisy but we had zero problems and the customers seemed like a nice crowd.

We stayed 1 night in the Balfour Suite. The location is perfect if you’re planning a trip to Ashdown Forest. The room was spacious and the super king sized bed was very comfortable. A good cooked breakfast was included in the price.

The Balfour Suite is located to the side of the pub, right next to the kitchen extractor fan and the Tesco petrol station. We were worried it would be noisy but the fan stopped at about 10:30pm and we had a good sleep with no interruptions. We enjoyed our stay but felt it was slightly overpriced due to the room location and lack of ventilation in the bathroom.

The breakfast was excellent - very good quality bacon and sausages and very nicely cooked. The beds were comfortable, great shower and most of the staff were friendly, welcoming and happy to help.

There was some miscommunication between booking.com and the hotel, so that they didn't know we needed a room for 3. Thus there was a 45 minute delay in accessing our room as they had to set up a 3rd bed. There was also a problem with getting into the hotel at 10.30pm as all staff had gone home, and then we couldn't figure out how to open the back door to the hotel. Luckily our room had a separate entrance, and we were able to ring staff to get them to come and help.
