Beautiful property, very tastefully furnished with excellent quality furniture. Everything we could have possibly required was provided. Very welcoming kitchen/dining area where our host Darren arrived with freshly baked pastries at breakfast and put the coffee machine on for us. Crumpets/cereals/juices and all condiments etc., were on hand. Host was extremely freindly and there wasn't anything that would have been too much trouble. The garden area was stunning and we enjoyed the use of the hot tub/decking/dining area and were blessed with the weather. Robes and towels were provided, although you will need to take your own slippers/flip flops. I remembered to take by own. Although parking is on the roadside outside the property in a marked area, we were able to park with ease, even when we left the property and returned later. We would most definitely like to stay here again.

There was nothng we didn't like or would wish to change.

Everything was perfect. Lovely place, clean, friendly, helpful, and very comfortable. We stayed in The Captains Quarters room, and the bed was larger than my Kingsize at home with the most comfortable mattress and a great ensuite. The room was very bright and pleasantly decorated, it was lovely. The area was quiet . Breakfast was help yourself with a variety of tea blends and coffee, cereals, freshly baked croissants, and other patisseries. A toaster and microwave on hand . There was nothing we didn't like. Close enough to the town and seaside.. We took advantage of the infra-red sauna that is free of charge but sadly didn't get the opportunity to use the hottub due to the weather as it wasn't undercover. The garden was lovely and well maintained. Owners are lovely, and so was the lady whom we chatted with who cleans and irons to a great standard. Perfect little gem in Hastings.

Nothing , other than we wished the hot tub was undercover, but if the weather was better on our visit, then this wouldn't have been an issue.

The situation is fantastic, far-reaching views over the sea, Hastings and as far as Eastbourne. The room was very spacious and comfortable, very nice bathroom and shower. Sleeping was comfortable and although the road is fairly busy in the morning, the double glazing kept out most of the traffic noise. Breakfast was a help-yourself buffet, quite well-thought out, good coffee and Darren was a friendly host. The key box check-in was convenient and worked well. We didn't take advantage of the offer of hot tub or sauna but they were appreciated by other guests. Generally a very friendly and welcoming vibe.

Being asked to remove our shoes at the entrance was a bit of a pain. One or two small niggles in the room, like the curtain rail having such a sharp bend that the curtain wouldn't easily draw back (to see the fantastic sea view and watch the sunset...), and some slightly plasticky bedlinen. But overall a very nice stay.

For over 20 years I spent around 2 or more days a week staying in Bothys, Stables, B and Bs, 3/4/5/6 Star Hotels and everything in between due to my work. It was very rare to find a place that strikes the right balance: 4 star hotels and above were often formula based, cold and impersonable with staff that either don't care or over care, B and Bs were often run down or run by owners that were overbearing. I can honestly say the new owners appear to have achieved the right balance: Quality accommodation, well maintained, and spotless, attentive but not overbearing staff and the breakfast which is self service and continental in style offers a huge range of high quality products. Same for coffee and teas. The kitchen is fully equipped should you wish to cook your own meals. The enclosed gardens with Hot Spa are attractive and peaceful.

At around 50 quid for one night for Tin Tin, their budget single room, during the off season was a bit on the steep side for me but Hastings is expensive and I hate spending money but it was a more than a fair price.

The accommodation as a whole was lovely, very tidy and clean and well kept. The budget room was small, but suitable for my needs (could have done with a full length mirror - maybe on the wardrobe or even in the hallway?) I had access to hot and cold drinks, a hot tub, large garden area - it was a pleasant stay. The host Darren (I did not meet his wife on this occasion) was very friendly and honestly could not do enough for you. The wide range of breakfast items covered most peoples tastes - even the selection of teas and coffees was phenomenal! The hot tub was lovely, kept clean. It was a nice touch to have dressing gowns and towels to use also (came in handy) I would definitely look to stay here again when I am next in Hastings (and I visit quite a lot) Thank you :)

Parking- Hastings is a nightmare for parking wherever you go. There is parking available in the street next to the property - but when you have inconsiderate people who park not quite leaving enough room for another car to get in (when there would have been plenty of room for all) - you have to use your initiate - this is not the fault of the accommodation.

Quiet residential location, immaculate, warm and spacious rooms. Guests have access throughout their stay to dining room and garden.

Our only criticism is one that can still be levelled at far too many hospitality businesses. The only thing that spoilt our experience was the excessive use of single use plastic and individual packaging for everything from soaps to cereals. Almost everything was in individual disposable single use pack. When we travel we are aware that we have a higher carbon footprint. Hotels, guesthouses and restaurants really do need to find more creative and sustainable ways of providing for their guests. It’s always really impressive when they do and sad when they don’t

It's really clean, extremely well organised, super efficient. Rosemary & Thyme room has a fantastic, huge smart TV, massive bed and shower for 2, could barely tell there is a street outside. Many aspects of this place are way better than average and this certainly includes the decoration and quality of the refurbishment. Many older houses converted to guest houses/hotels have a very unloved/budget feel but that's certainly not the case here. There is plenty of fridge space in the communal breakfast room and they have marmite and crumpets! There is a byway continuing on up from the parking road which is really good for a local walk up into an area around the top of Beacon Hill that is criss-crossed with bridleways and footpaths with nice views.

Somewhat impersonal and like lockdown is still a thing - appreciate that others may find that a bonus, but not us! Parking is not on the same street as the entrance - unloading next to the entrance is not very practical. Bathroom sliding door looks super cool - but really not such a good idea in practice.

Stayed as a family of 4 for one night. The bed was super big and very comfortable, we had ample space for all of us, especially with the day bed made up for our arrival too. We stayed in the Morse room. Check in and communication with Daren was all seamless The kids loved the huge Tele.. we loved the mattress, the easy vibe of the whole place and the self service breakfast, plenty of choice and available between 8-11 which was great. Good location, we walked into the old town and it took us about half an hour and got a taxi back, all nice and easy.. there's also parking at the hotel which is great. Thank you for an excellent stay, we wouldn't hesitate to book again if we were in Hastings again.

It's on a very main road which wasn't ideal with kids but wouldn't stop us booking again...

I met the hosts briefly and they were so welcoming and friendly. The cleanliness is impeccable. The shared bathroom was so clean too with an amazing shower. Having the sauna to use was such a wonderful touch and I used it three times during my stay. The beach is a short 5 minute drive away and there is a shop within a 10 minute walk. I really liked that it was a shoe free house and felt so homely. I liked the ambiance in the building, little things like the radio in the kitchen area and the light that comes in through out the place. Everything was very easy. Robes by the stairs if needed. Fresh fruit in the kitchen if wanted too.

I loved every single thing!only thing I would add… a full length mirror in the Tin tin room.

The location was good. Northrise is well thought through. We had the Morse room, was good size, very comfortable beds and slept really well. We met Darren who was very friendly and willing to help. The hosts have provided lots to do- there is the hot tub, deck chairs, BBQ. Nice and quiet but can also be good weekend away for friends.

An option of hot breakfast would be good. Having said that there is lots to choose from on offer.
