Friendly pleasant host. Ideally situated for walking into Inverness. Plenty of free parking. Spotlessly clean room. Well organised breakfast with a variety of different choices, for example full Scottish breakfast, smoked salmon with scrambled eggs, waffles.
The blue room we stayed in had a four poster bed which was comfy, but high - the host provided steps at either side to get in and out of bed. Anybody with mobility issues should avoid this room. For safety I had to put the light on during the night every time I needed to climb in and out of bed, which was not ideal. Also my husband doesn't eat meat and when he ordered the Scottish vegetarian breakfast, basically it was the normal breakfast with sausages and bacon removed. In this day and age vegetarian sausages are normally provided. Inverness appears to be an expensive place to stay compared to the other areas we have visited in Scotland

This was my second stay at Ardmeanach and it was very comfortable as I remember New mattress and fresh paint added to the allure The town centre is a 5 minute walk away where there are plenty of good restaurants … booking recommended in the summer Andrea presents a really good cooked breakfast in lovely surroundings and is super friendly I’ll make it my stay of choice in inverness again in the future

Nice property, private and clean room with ensuite bathroom. I found the host accommodating and the breakfast also nice. The location is a short walk from the riverside which is ideal for a trip to Inverness. I was able to close my curtains at night to prevent light coming in.
I would have liked a few more towels in the room and the TV was on the small side, but expected as this wasn't a large hotel.

Beautiful house with a great history. Staff was very accommodating with setting me up for an early breakfast as I had a tour early in the morning. She also helped by recommending places around town for me to buy things I needed. Rooms were clean and comfortable, wifi worked perfectly, bathroom and shower were all that they needed to be. Would recommend for the price!

Blue (four poster king-size bed) Room: Bed large and comfortable with good pillows. Sufficient storage. Room not huge but fine. Location fine - straight line 10 min walk to footbridge over to Bankside bars and restaurants - you cannot get lost. Breakfast superb!
Bathroom reasonably sized with enough places to put stuff. Only slight negative was electric power shower wasn't powerful enough or wasn't getting sufficient water pressure. Otherwise would have rated whole experience as excellent.

Andrea was such a responsive host, always answered messages and kept in touch up until my arrival. Even when my trains kept getting cancelled and had no idea when I was going to be checking-in, Andrea made sure it was not a problem. the place is in a quiet residential area and only about 10 min walk into the center. The breakfast is plentiful and SO good. I will recommend this place to anyone, and will be back again. thank you!

Andrea was lovely, welcoming and very helpful and accommodating. The room was gorgeous, lots of light and very quiet though I know she had a full house of guests. Breakfasts were wonderfully filling, the fluffiest eggs ever and plenty of choice. Great start to the day. Andrea was incredibly patient and forgiving as well when I damaged the shower head by turning the options on it and broke off the little tab which moved it. It still worked but I felt terrible. She told me not to worry despite my insistence we pay for it (and I'd still be happy to!). It was a nice little jaunt to town, not too far, Andrea gave us great recommendations for dinners out and we took her up on at least 2 of them - the Turkish place being a standout for sure. We also took her advice and booked a boat tour of Loch Ness and had the most gorgeous weather for it. Highly recommended to stay here and would do it again.

our room was quiet, comfortable and clean our room was on the ground floor but felt very secure (and we had no stairs to lug suitcases up - yay!) the breakfast was excellent our host (Andrea) was very friendly and she gave us excellent directions to cheap petrol and to some nearby attractions we didn't know about (eg Cromarty and its tiny tiny car ferry!) free private parking well off-street only fifteen minutes walk (on suburban streets) into Inverness city
we liked everything - we'd be happy to stay again

Location was fabulous and the room was so beautiful- matching tartan on headboard, arm chair and stool. Bed so comfy!!!
The towels were a little small- am a larger person so did struggle with the size of the towel- ended up using the hand towel to dry me and the other towel for my long hair

The property is on the quiet side of Inverness in a residential area. It is a short walk from the other busier side of the river and is perfect for the night's rest. I had a spacious room with 2 single beds. Three was everything I needed. Andrea is a wonderful and accommodating host. Generous and very tasty breakfast. I wish I'd noticed earlier that there was 1 sausage portion which was a bit obscure on the menu as a variation of the standard double sausage one:-)
I probably could have enjoyed a larger blanket. But that could be just a personal preference.
