By far one of the best places I had the chances to stay! The house is placed in a very good location, you can find anything you need by walking less than 10 minutes. If you're coming from the railway is a less than 10 minutes easy walk. The room was very comfortable, the breakfast is amazing. Nadia was the one who received me and she was definitely awesome! She had so many histories to share and she also gave me tips about beautiful places to meet around the town. Thank you so much Nadia and Michael for receiving me, it's been a pleasure to meet the city and to meet you. Hope to see you again soon!

Location is good and walking distance to the centre of Inverness. Bed comfortable and decent size bathroom. The one staff member Nadia was great.

Our alleged "host" Michael gave the distinct impression that he really wants nothing to do with with any guests. We needed to ask one very simple question to clarify our room and got a curt "It was in the email" - referring to an earlier email he had sent. Unfortunately we could not access the emails due to phone issues and therefore had to ask the one question. During our two day stay he made no effort at all to talk to us or have any interaction at all. We don't think he realises he's in the the HOSPITALITY business and saying hello to paying guests might just be a basic requirement. CONTACTLESS may be his idea though.....the only person who makes the stay pleasant is NADIA, who looks after breakfast and the housekeeping. She is outstandingly friendly and welcoming.

We had an overnight stay here with friends in a couple of double rooms and all agreed that it was comfortable and well situated for walking into the city. Checking in was easy as we received a message prior to arriving letting us know that our room keys were in the key safe, along with the code for the safe and breakfast timings. The rooms were a good size, clean and had everything we needed for the stay. We would book this place again if we were ever staying in Inverness.

The only criticism we had was that breakfast was Continental which we didn't realise and we were all looking forward to a cooked meal. Saying that there was enough food to keep us going until lunch.

great location about 10 minute walk to the centre of town. beautifully decorated rooms with lots of stag/deer themed accessories, it was really very pretty and inviting. plenty of space in the room and handy to be able to park off road and check in with the key safe.

if there were a couple of thing that could be improved it would be that the shower pressure was very low and the hand towels too small to use as hair towels. I was very hot and there were no glasses for water ( there were cups though) these are nit pick things overall it was a lovely stay. the hostess was very welcoming and chatty at breakfast.

We basically only slept at ness house. Arriving at approx. 7pm leaving 12 hours later. But the instructions and directions to ness house were great. Check in was really simple and easy. The facilities were perfect for what needed. Everything was spotless and the bed super comfy. It was also super close to the town centre which is super convenient.

Very friendly hosts who accommodated my late arrival by organising the key to be collected at the back door through a key box. It was quite dark and I had to use my phone torch to see and unlock it but I got there in the end. Price is very competitive and it's very close to all the local amenities and attractions. Next to a busy road but kept quiet through great double glazing. Room had everything you need and the bed was comfortable. Continental breakfast was good and was even offered a breakfast pack for early departure. The building was quiet and felt there was a good amount of privacy.

You could hear the odd pipes working through the night. Sheets could have smelt cleaner and the toilet was a bit pokey. Very small details though.

Great place! This place was exactly what we needed for our trip. The location is great, easy to reach by bus/train, close to the historical center and with several (cheap) restaurants nearby. The place is really nice, our room was cozy, the breakfast was just what we needed (toast, fruit, cereal, croissant, yogurth, etc) and the staff was amazing. The staff was always in contact making sure we had everything we needed, arranging a place to pick up our key as we arrived quite late... And the lady that was at the Ness House was always super sweet and gave us excellent recommendations. For the price, this place absolutely exceeded our expectations. We will definitely come back!

Continental breakfast served and no slots! Great for a lay in and avoiding having to think the day before what I will fancy having the following morning! No fuss, autocheck-in which can make it a bit impersonal for the Scottish warm welcome we were used to, so make sure you meet the host during breakf as she is ever so nice. Parking within the property. Wifi and TV corrrect. Nice comfy bed, pillows and towels and decent room size. Kettle and hot drinks provided. Great location. Nearby Suppermarket if needed. Great value for money.

We had a fabulous stay at Ness House! Comfortable and clean with a good continental breakfast. Nadia was an excellent host and gave us so much good advice about what to do in the area and saved us money by advising where to see the dolphins for free and other money saving tips on things to do in the area. We would highly recommend Ness House as a fabulous base to explore Inverness and the surrounding area.

Good location for our stay. Sufficient off-road parking. Room was comfortable with a well-appointed bathroom. Good continental breakfast.

Make sure you study the check-in instructions on arrival - we didn't and it caused a bit of confusion. Grounds of the property need a bit of work to tidy things up.
