The property was in an ideal location with a bus stop right outside of the door for people wanting to travel further afield. There was ample private parking with the most beautiful view of Blencathra Skiddaw Carbells and Derwent water. Inside the property was lovely and clean with original features. Every room came with a view. Sarah the host was always warm and friendly. Making us tea and coffee with homemade scones on arrival and when we came back from a long walk. The rooms were well equipment with everything you need for a comfortable stay with views to die for. The bed was so comfortable just what you need after a long walk. Breakfast was on a whole different level to any I have had before. Sarah warned us in advance that her portions were large and my goodness she wasn’t kidding. There was everything you could want from fresh fruit and yogurt to cereal toast and a full (very full) English breakfast. I can’t thank Sarah enough for her hospitality and welcoming us into her home. We will definitely be back.

We were made extremely welcome by Sarah, who couldn't do enough to help us throughout our stay, recommending places to eat, taxis to use etc. The views from our bedroom window were amazing overlooking Keswick and Derwent Water with the mountains as a marvellous backdrop. Just a pity that the reason for our visit, the Catbells lights were cancelled due to bad weather, hope that we get chance to visit again in the future.

A fantastic property with incredibly friendly owners. I would recommend going on a fast for a few weeks before visiting, as Sarah's breakfasts are immense; enough to fuel you up hill and down dale for at least a day or two. Sarah is a lovely host who enthuses in ensuring the best of stays in the area. We were only there two nights but want to spend more time there next time.
Couldn't fault the property or owners at all.

Gorgeous guesthouse/b&b. Lovely spacious room with ensuite. Small couch in room which was great to have somewhere to sit. The views from the room were fantastic.... Grisedale pike and surrounding fells that I'd waked thar day. Also Skiddaw to the side window. Breakfast was wonderful.... huge but wonderful and I didn't have any fruit, cereal or porridge. Toiletries in bathroom and plenty towels.
The only fault was finding the place but turns out the sign had ben taken down for cleaning and the main road is noisy until late with cars whizzing by but nothing that they can do about that.

What I liked the most was the amazing hostess, Sarah. She is very kind, personable, energetic, helpful and also informative with what to do, where to go, etc. She was immediately welcoming and any anxiety I had about what the place and experience might turn out to be like when we arrived, disappeared. The breakfast was also amazing with several choices, a large amount of food and delicious!

Breakfast was amazing and big, Sarah was very flexible and accommodating with breakfast choice.
Bedroom size and en-suite was tight but manageable for a two night stay. The walk back to the house is majority uphill but you can easily take a £5 cab ride back if your have weary legs !

Made very welcome, was given local information straight away with the use of a map if needed. Room and en suite were very clean and warm. There was plenty tea and coffee and biscuits. The breakfast was superb and at the time I asked for as I was slightly time limited. The car parking was also available after checking out time if needed.
Having to check out! But will definitely hope to return in the near future.

Met my Sarah - a lovely friendly person. The stay was fab, the hotel is in Keswick so couldn't be better placed. Room was super clean & we had the most amazing breakfast made for is the next morning which was everything you'd want & more. Will definitely be staying here again .. really good value for money, excellent quality stay for a very reasonable price.
