The view from the breakfast room was out of this world, something you never tire of. The waitress was lovely, willing, welcoming and communicative. The whole hotel was very clean, including the public washrooms I visited, and though it was the end of the season there were surprisingly few signs of seasonal damage. The daily carvery was a great feature with a varied list of bar meals available in addition. Special thanks to the reception staff and manager for additional help when the car wouldn't start.

While not unreasonable, we had a stay of seven nights and somewhat more options at breakfsst would have been welcome. A little more room in the bedrooom would have been good, but I could probably have upgraded my room, so down to me.

The hotel is in a very imposing setting, right on the broads with lovely views over the water. Close to a very nice park area. The breakfast was great with a good choice and the waitress very attentive. Our room was comfortable and clean with toiletries provided for the sink and shower. The bed was comfortable. We enjoyed watching the amazing bridges that raised to allow boats into the Broads basin in front of the hotel.

Not a lot of shops or things to do in the close by vicinity. It was quite a long walk into Lowestoft as there is not a local bus on Sundays. Although, we did manage to get a 122 bus back from Lowestoft which was just a short walk away.

The room was very clean. The view was fantastic from our Junior Suite. The staff were all really helpful and friendly. Good selection of food at dinner and breakfast

Sofa bed wasn’t too comfortable for my 12 year old

The view from the terrace was fantastic but the double room we were in faced the car park. This wasn't a problem as we spent most of our time on the bar terrace watching boats come and go - very relaxing.

We originally booked the double room with disabled access but asked to be swapped because there was a very noisy duct immediately outside the window, and the room was incredibly dark. It seemed to be positioned in the middle of the hotel and the view was non-existent - a flat roof over-looking the 'workings' of the hotel. I wouldn't recommend this room to anyone. It was worth making the effort to climb the extra 4x stairs to get to a better room.

Lift kept getting stuck, so being on second floor and reliant on it, was annoying, actually had to phone reception to get it sorted, another time my husband had to go downstairs to sort it out. Bathroom in room was in need of some tlc and had no rails in at all but bathmat was available on request No little touches in room like tissues and no phone Ate in restaurant on the Sunday off main menu ,I think priority was the roast as our dinner was passable but have had much better , did not eat there again

The room was lovely, airy and very clean except the mirrors above the bed needed a dust.

Communication between reception and the kitchen. I had previously emailed about my allergies of certain foodstuffs and upon arrival mentioned it again. Staff advised that it was on our booking and they were aware. Breakfast the following morning was disappointing as chef was unaware and the only food available to me was gluten free toast with a fried egg. Everything else held the risk of cross contamination. The 2nd morning was much better and the staff went above and beyond to make sure I had a full breakfast.

All staff of the hotel and restaurant were friendly. Helpful and always had a smile. Location of hotel superb.

Breakfast could have been a little better. Fried eggs hard and scrambled eggs solid. Didn’t like the sausages and one morning bacon like cardboard. Found it quite tricky to get out of the bath with no assistance hand rails of any description. No phone in room so If a medical emergency occurred during the night we had no contact with reception. No number of contact if emergency occurred and wanted to use mobile.

Booked the hotel last minute without doing any research, so were relieved when we arrived and received a very warm welcome at reception (Sue I believe). The hotel has an old world charm and for us, it was a perfect base for our weekend visit

Our room was a little basic & quite small and we didn't have any nice views (but it was the only room still available). The hotel was hosting two events the weekend we stayed (Magic Mike Tribute/90's Night) which may not have impressed some people

Room was comfortable, convenient and clean and had all the facilities I would want. It was small but quite big enough, well planned and quiet with thick curtains. Good ensuite, all very clean. Better than average tea and coffee sachets. The staff were helpful, cheerful and friendly. The breakfast was excellent, including a really fresh fruit salad as well as non-greasy cooked stuff, and being self-service was quick, which is what I wanted, though could have lingered over it. The hotel overlooks Oulton Broad, lovely in the morning! Plenty of car parking space.

We loved the location it stood out above several I looked at in the area. Lots of free parking, staff were very helpful if we had any problems. Lots of recommended trips and places to see and even in the middle of the night when I couldn't sleep the gentleman got me a iced cold drink and was really helpful.

The room was very hot at nights and was hard to try and cool it down even with a fan on . Did not like the uht milk for the drinks it makes coffee taste disgusting . Some of the food was great whereas a small amount was just not up to standard either overly dried up or cool. But the choice was quite good a lot of the time.
