Great location and view from the rooms. We were on a cycling holiday and even let us put our bikes inside for the night.

Our room was very comfortable, with a great sea view, a well-furnished shower room ensuite, and coffee-making facilities and drinking water provided. Staff throughout the pub were friendly and welcoming. The cooked breakfasts were marvellous, and we had an excellent dinner one evening during our stay as well. Being based on the prom was perfect for enjoying the morris dancing festival.
This venue is an older building, and as such stairs are steep and corridors a little uneven. You are warned when you book, so this is not a complaint, just something to bear in mind. The nearest car park (local council) charges £8-9 per day, and you have to pay separately each day unless you are staying for a week or more.

Location is good and surprisingly quiet at night. Room had excellent view and hotel is ideal for visiting the beach and the town. Clare and most of the staff were very helpful. Room was relatively expensive compared to others along the coast even for this time of year and lacked an iron!
The stairs are very off putting for the elderly. The most aggravating thing is the 9 am "rule". I can understand the logic of putting breakfast start time so late that most visitors may decide not to wait, but do you have to keep all internal doors locked as well, preventing me getting access to pay my bill until 8h50.? Then I got given someone else' dinner bill! All th e fellow visitors on both days of my stay moaned about the late start to the day. Why not just charge separately from the room for the breakfast if you do not want to serve us at least half and hour earlier?

It's location The attitude of the staff. I was expected and they addressed me by name before introducing myself. They were very thorough in their breifing of the facilities. Attentive serving staff and keen to offer alternatives if there was not something quite to my taste It was a nice quiet location although the town was not busy.
Timing of breakfast - a bit later than expected but probably did not read the small print when booking. Toilet roll very awkward to reach in bathroom.

Location was superb Breakfast served by the lovely Claire was exceptional with unlimited tea and toast No rush to get finished and so friendly and helpful We also had lunch on the Saturday which again was exceptional absolutely lovely fresh and large!
There was nothing not to like You can’t improve on already outstanding The location was perfect and quite deceptive with a large courtyard out the back perfect for an afternoon drink and relaxation with staff very friendly and helpful and a very large eating area Our bedroom was just right and very comfortable with no noise at night so very peaceful will definitely tell our friends to stay at the wonderful Two Lifeboats one of the best bed and breakfast we’ve stayed in thank you

We had a room with a wonderful sea view which was so lovely to watch the rough sea (weather was very windy). The beds were comfortable and the en-suite was clean. The restaurant was excellent and fully booked. We had to wait a while for a food but we was in no rush, and the food was excellent when it arrived. The coffee and tea making facilities in the rooms are good as well. The staff were very good and nothing too much trouble for them. This trip was pure sightseeing with my friend from Australia and will be coming back with husband for another stay. By the way at lunch time before they opened there was a queue waiting to get into the restaurant, that's how good they are!
The stairs to the rooms are quirky. There is an external metal staircase which is fine or you could use the internal narrow and steep staircase which again I found in keeping with the Two Lifeboats. It is not impossible to get up and down the internal staircase, you just need to be careful. I have dodgy knees and coped well and my friend managed to get her suitcase down them albeit carefully.

Very nice room with sea view. Full tea and coffee making facilities and options. Very friendly and efficient staff on arrival and in restaurant where we ate both nights, and good food. Private, separate entry to accommodation as an option. Although no car parking - that's the compromise for being directly on the sea front and in the centre of town - Morris St Car park is just around the corner £8.50/24hrs and had no problems whilst parking there for two nights.
In restaurant, a bit more choice for Starters would be recommended. Low doors (which still caught me out despite plenty of warnings from signs and staff!) and very narrow stairs which would not suit the less mobile - although it is apparently a Listed building, so with character.

The property is right on the sea front. The staff were friendly and efficient. My room was great with sea views form two windows. I had dinner one evening and it was enjoyable. The breakfasts were good.
The route from the bar up to the bedroom corridor was through a service room, up the fire escape, through a low door ( I am tall) and down a few steps. I thought this was not what I expected. IF my late wife had been with me she couldn't have managed it. The decoration in the room was not up to standards expected, poor filling and finishing etc

Location was brilliant
I understand that you could only ordered when you was sat at your table , but I personally thought that when we went for a drink 🍸 that the waitress only took half our orders, and went to seat other guests it would be nice thar the waitress makes sure that she has all the drinks request on the table, on a positive note that Claire who served breakfast was absolutely a delight, very kind and helpful, I would definitely stay again, it is a little gem

I had an evening meal which was very good. Breakfast was very wide choice from continental to full English. Good attention from staff and plenty of good quality food to choose from. The dining room was warm and comfortable. I loved the sea view from my room. The drinks sachets were replenished. There was a choice of different size pillows which I found helpful.
As it is a very old building the access was a little restricted. An outside staircase led up to a safety door with keypad and then through to the bedroom corridor. It was well lit and acceptable due to the age of the building.
