Lovely cozy Bnb - close to York, but far enough out to feel peaceful and quiet. The room was clean and comfortable. The bed is on the soft and springy side, but I slept very soundly on it. Our host was friendly and cooked up a delicious English breakfast in the morning, although there are lots of other breakfast options such as toast and cereal if you wish. Plenty of easy parking on site.
We had no complaints, but if I had to think of something - Room was a little small, but had just enough space for everything we needed. You’ll need a car to get to the accommodation

Hosts : Lynne warm, welcoming, friendly and helpful Facilities : excellent, especially the cosy Chesterfield's in the lounge/breakfast room. See photo ... Perfectly clean and everything provided. Fresh milk in a flask is a nice touch, compared with the usual long-life offerings. Breakfast excellent. Served in a timely, efficient and friendly fashion. Great taste, excellent sausages👍 REALLY GOOD VALUE FOR MONEY in comparison to other B&Bs in York. Even worth a few Taxi fares {if you don't fancy driving into the City} Wish we could've stayed longer. Will definitely stay here again.
There is nothing we didn't like about this establishment.

This stay was purchased by me for my family. They were very pleased with the accommodation . Lynn was very helpful nothing too much trouble and offered great advice for eating transport etc. Beverages in the room and excellent breakfast plenty of choice and local produce About 4 miles from York bus stop outside the property.Park & Ride easily reached plenty of parking at the B&B.
Although the room was well furnished and clean it was rather hot !

Room very clean, comfortable, plenty of space for clothes etc, kettle, tea bags, coffee, hot chocolate and fresh milk provided. A fridge in the breakfast room for communal use. Excellent easy access to York city. A very friendly, welcoming landlady. Highly recommended.
It was unfortunate that due to road works and diverted traffic it was a little noisy early morning. I’m sure normally it would be fine.

Our second time stopping here, both times as a base to travel into York for the Christmas Market. Ideally located out of the City Centre but near enough to quickly get there either driving or via the Park and Ride.
Not a criticism by any means but the ground floor room looking onto the garden is subject to the passing traffic noise. If, however, like us, you've spent all day walking round York you'll be so tired you won't notice it.

Perfect location if you want to visit York and the same time to be outside of the city. Lynne and her husband were very welcoming and friendly. The room was a bit small but cozy. Lynne was very friendly serving our breakfast which was beyond our expectations. All clean and tidy, with a nice little garden in the front. Well worth it to stay!!!

Such a lovely cosy place. Very comfortable bed. Quiet area. Well heated and warm which was lovely to come back to after a cold night exploring York! Parking available and a convenient bus route very close by if you want to travel into York without worrying about parking in the busy center, or if you want some of the fantastic cocktails on offer in York's interesting quirky bars. Breakfast was lovely and we were very well catered for throughout. I would definitely stay here again. York was beautiful, extremely busy, but beautiful. Get there early or stay there late to avoid large crowds.

Great place to stay lovely friendly host comfortable bed and nice size room with modern en-suite . Good breakfast and plenty of parking. Close to York park and ride which is easy to use , plus easy to visit rest of north Yorkshire.
Only down side located next to major road so very noisy and at night.

Lynne was a lovely host, attentive to our needs and provided a great breakfast. Rooms were comfortable and provided the amenities we needed. Private parking on site too.
It was a little ways out of York town but Lynne gave us directions to the nearest park and ride which we used for day trips into the town.

The breakfast was excellent and not greasy. Coffee very good. Our host made every effort to provide all we needed and gave us useful information about eating places and getting into York itself. The location was excellent and very good value for money. The room was spotless. The buses were easy to catch and on time. Would definitely use this B&B again. Also felt very welcomed by our host who made us feel at home.
