Great location and beyond my expectations. The breakfast was terrific . Everything from Coffee and tea to Nutrigrain bars and fresh muffins/pastries. The entire experience was beyond what I expected.
Honestly the only thing I can have to remotely complain about is the high price. That being said, I am aware that for what you get and where you are (referring to Rhea's Location) It's NOT an unreasonable price. Living in the age we are living in when everyone is trying to take what they can it would be great to have it a LITTLE cheaper but I'm sure they have their reasons.

Me and my daughter were in town for 5 days for the Newport Jazz Festival. Rheas by the Sea is in a good location, near the beach and restaurants, and it's super clean and well appointed. Tony the owner was very nice, responsive and helpful - he graciously lugged our bags up three flights of stairs. The take and go breakfast items were a nice touch.
There was nothing not to like.

The location of the property is perfect for walking to the beach to avoid parking fees and traffic. Everyone is friendly and the room is kept very clean.
It wasn’t a dislike, more of a “heads up” for future guests. Don’t pack a heavy suitcase in case you’re on the third floor. Multiple, lighter bags are better.

Very nice room. Nice breakfast choices. Very pleasant and helpful gentleman at the front desk. Everything in the Inn was very clean.
The only thing I didn't care for was the water pressure in the shower was really bad. Not that it was a big problem. It just took me a lot longer to rinse the conditioner out of my hair.

What didn't I like? They are exceptionally clean. The tracks in the window sills and sliding doors were even clean. Tony, the owner, was very friendly. The continental breakfast offered some variety and there snacks like granola bars and cookies you could grab for a snack for later when you're on the go. Or fruit for a healthier option. I stayed in room 9, that haf a hot tub and a patio. The room was spacious, there was enough room in the hot tub for 2 and there were 3 complimentary beers from Rejects in the fridge. I would recommend having a meal at Tickets while you're there. If you're planning a trip to Rhode Island, deff consider a stay here. We enjoyed it so much, we booked an extra day!
I cannot think of anything that would have made are stay any better. It was great!

Breakfast was basically quick pick up and go pastry , granola bars ,cereal, fruit bars, some fruit , coffee was fresh but a variety.
Parking was used by local restaurants annd business and that limited spaces but only during busy lunch hour.

We loved everything! Breakfast was very well stocked. Loved the ice machine and Poland Springs to fill our water bottles. We had a late check in and they were so accommodating.
There is not one thing I didn’t like.

Breakfast was different and we loved it. Plenty of stuff to choose from. Staff was extremely friendly and front desk gentlemen was very nice! Room was very clean! Very close to everything as well!
Tbh can’t really think of anything off the top of my head. Shower felt a little small if I want to be picky lol.

Booked for a birthday and it was a great place to stay. Can't beat the location. Right in the heart of Middletown and right near the beach and a short walk to the Cliffwalk. Plenty of food options.

We loved the owners, how clean they kept the place and the location!
One thing we didn’t like was how they did not have air conditioning on in the upper floors. Our room was fine because we had our own AC control, but the shared room was too hot to hang in.
