Breakfast, rooms and hotel in general were very good. The location is fabulous and you can walk anywhere downtown in a breeze and for a long weekend it was very quiet. We appreciated the mickey pancakes that were brought out for our kiddos!

The only complaint is that there was no parking on site for our vehichles. We had to park both (no parking at all on site when we arrived on Saturday). We had to park a block away in a parkade and walk over - two tired kids this was not ideal.

Really great location! It was very easy to walk to different restaurants in the downtown core, go to Kelowna Community Theatre, etc. I thought that the value for money was very good considering the location and the amenities. The room was quite spacious. We also had a nice view onto the street below which was very pretty with the string lights in all of the trees for the holidays.

Overall the room seemed quite clean but there were a few spots that could've used a more in-depth clean, like vacuuming the gap between the mattress and the wooden bed platform. I noticed that there were some visible crumbs and dust bunnies there.

Excellent location, nice size, clean. Nice to have the included breakfast. The access to the 2nd floor terrace was great! Would have been amazing if it wasn't raining.

The walls are very thin. Sounds transmits everywhere, particularly with the adjoining room (the door between us might as well have not been there. A party in the room below us (we were on the 2nd floor) was amazingly clear in our room. But it also ended at 11pm. So it wasn't a huge deal. But overall the hotel was very quiet at night, so it wasn't a big problem. Furniture is a little older and rundown, but still okay.

The location was excellent and there was good underground parking. The room was clean and comfortable.

We stayed at the Royal the first and last night of a long weekend. The first time we stayed the reception desk would not take payment with my debit card, we couldn't get my credit card to work by password or tap on the antiquated equipment and they wouldn't take cash. Fortunately my daughter had a card that worked. On the return stay we had the same problem only the Manager just happened in at 6 a.m. when we were leaving and he allowed me to use my debit card which worked perfectly well.

In Downtown Kelowna so close to bars, restaurants and coffee shops, as well as Okanagon Lake for waterfront walks and activities. Also close to small museums and art gallery. Small carpark but also very close to the bus station so easy to pop along to the shopping mall, if you don’t have a car. The O’Flannigan’s pub had some great food. The complimentary airport shuttle was a super and efficient service. The continental breakfast was a pleasant surprise with lots of great choice including eggs, frittatas, cereals, pastries, yogurts and fruit as well juices, teas and coffees. All the staff were helpful and friendly.

The room was tired, needs a spruce up.

The position of the Hotel was great and very close to the waterfront and restaurants. Having a bus station close by was also helpful. The room sizes were good and breakfast was very adequate. The staff were friendly and helpful and the hotel was kept clean. We would certainly consider staying here again.

It would have been nice for the hotel to have had a lounge area to sit in. The deposit system is very frustrating as it is taking too long to get the money back. By the time we get it, we will have left Canada. Don't know why it just can't be paid back on to the card when you check out. (This is not just specific to The Royal Anne)

There was truly many things to like about this hotel and we had a very comfortable 2 nights stay. We got the executive room on the 5th floor and this was large! It came with a sitting area, a fridge with a small freezer and a microwave. It also came with a nice view. Location was one of the main reasons why I chose this hotel in the first place. The location was very convenient and was walking distance to all the restaurants and shopping we wanted to do. The street was closed to cars and we got to enjoy the ambience of the whole place. We were lucky that the night market was just a stone throw away. Parking was what I was most worried about. There are very limited parking spots and we can understand why. We came early around check in time and manage to get a spot in the basement parking. On the second day we also came back early before check in time in order to secure us a spot. It may be a hassle if we could not have gotten a parking spot. There were very useful facilities in this place. They had a washer and dryer for us to use free of charge. There is also a sauna and fitness room. And an ice machine. Continental breakfast is included and we enjoyed that. I know there are some people that commented that breakfast was lacking but we did enjoy the pastries and egg frittata. There is also toast and cereals. I guess if the place would like to elevate the breakfast experience, it would be to just add scramble eggs and sausages and I doubt people will complain after that. We had a good stay at this hotel. We recommend this place!

Clean and comfortable. Very good location. Helpful, friendly staff. Good facilities.

You can park there, but it's limited and you can't reserve. The problem was that I got a parking space initially, but went out for a while and when I returned there was a reserved sign stuck to a cone in my parking space. When I enquired about this, I was told it was a special arrangement and when I asked if I could reserve a space for next time they said no. ((( this is not good and it, if they can't offer this to everyone, they shouldn't be offering it to anyone. I really like this hotel and if you haven't got a vehicle I would recommend, but It will not be my first choice again ! )))

This hotel is in a great location with restaurants and bars right outside. It is on what is now a pedestrian street. The lake is a 2 minute walk away with wonderful walks and lots to do. The room was very big and the bed was vary comfortable. Breakfast was excellent and the reception staff were very efficient and friendly. We chose not to park in the underground carpark but the hotel has some spaces available in a parking lot behind the hotel for free, and this was perfect for us. Our room had a balcony and before turning in we sat and people watched for a while. Wonderful altogether!
